RNR Real Estate Briefs – (Realty News Report) – HOUSTON – Parkhill, a multidisciplinary architecture and engineering firm, has leased 5,800 SF for a Houston office in the BLVD Place mixed-use development at Post Oak Boulevard and San Felipe in Uptown. Eric Anderson and Katy Gragg of Transwestern negotiated the lease on behalf of the landlord, Whitestone REIT. Stayton Wright and Nathan Donahue of Transwestern represented Parkhill. Whitestone has upgraded the dining and retail lineup at the Whole Foods-anchored center where options include Cactus Club Café, North Italia, True Food Kitchen, Ninfa’s, Rooftop Cinema Club, and more. Whitestone has executed a lease with a national sports operator to open a rooftop location at the property later this year.
HOUSTON – Transwestern Investments and its partner Virtus Real Estate Capital announce the sale of Greenhouse Medical Plaza, a 116,869-SF, Class A medical outpatient building at 2051 S. Greenhouse Road in West Houston. The asset was acquired in 2018 and repositioned from an office building to a medical office building with an ambulatory surgery center, a covered patient drop-off, and a tenant and patient lounge.

“This transaction reflects the successful execution of an innovative investment strategy and the strength of the underlying West Houston market,” said Blake Williams, Chief Operating Officer, Healthcare Advisory Services at Transwestern.
Transwestern’s Justin Brasell and Chris Boyd will continue providing leasing services for the building.
HOUSTON – Newmark has arranged the financing for The Kippford at Kemah Crossing, a 360-unit multifamily property at 2201 Evergreen Memorial Parkway in Kemah. David Schwarz of Newmark secured the bridge loan from Greystar on behalf of borrower Allen Harrison Company & Carlyle. Constructed in 2023, the garden-style community features one-, two-, and three-bedroom apartments. U.S. multifamily debt originations accelerated 37% year-over-year, gaining momentum in the first half of 2025 and maintaining strength throughout the year, according to Newmark Research.

HOUSTON – Mesa West Capital has provided Knightvest Capital with $81 million in first mortgage debt to refinance Domain Memorial, a 313-unit townhome rental community at 14800 Memorial Drive in Houston. Knightvest acquired the property from the developer in 2022. Built in 2016, the community has one-, two-, and three-bedroom two-story townhomes with an average size of 1,300 SF, housed in 29 residential buildings on a 12.7-acre site. Knightvest will use a portion of the proceeds from the five-year, floating-rate loan to complete the interior renovations that have resulted in increased occupancy and rents. The property is 95.2% occupied.
HOCKLEY, Texas – Century Communities is now selling homes starting in the high $200,000s in the Maple Woods community at 421 Alder Chase Drive in Hockley. D.R. Horton also builds homes in the community.
PASADENA, Texas – Paton Engineers and Constructors signed a long-term lease for a 24,150-SF warehouse at 218 N Preston Ave. in Pasadena. Jason Gibbons and Tyler Holt of Finial Group represented the landlord.
HUMBLE, Texas – Batters & Brunch leased 3,983 SF of restaurant space at 15936 Woodland Hills Dr., Humble. George Montes of Cypressbrook Co. represented the tenant. Matt McKinnerney and Lane Pleason of Read King represented the landlord, RK Groves LLC.
HOUSTON – PowerBridge LLC leased office space at Two Hughes Landing in The Woodlands. PowerBridge specializes in the development, construction, and management of gigawatt-scale data center campuses, along with the associated power infrastructure and network connectivity, across North America. John Hornbuckle of Cypressbrook Co. represented the tenant.
HOUSTON – Elematec USA Corp. leased 1,704 SF at 10497 Town & Country Way. Oxford Partners’ Paul Viers & D.J. Hale represented the tenant. Blake Virgilio of Lee & Associates represented the landlord, FPFII Town & Country.

SAN ANTONIO – Houston-based Fifth Corner has again teamed up with San Antonio-based Headwall Investments on a property in San Antonio’s Alamo Heights neighborhood.

The companies, through a joint venture, acquired Stewart Center, a 53,000-SF office and retail property at 5108 Broadway Street. The deal follows the partners’ acquisition of Sunset Ridge, a 1950s shopping center at the corner of North New Braunfels Avenue and Brees Boulevard nearby. Upgrades to the center are planned.
Shop Companies will lead the leasing efforts. The transaction was sourced by Jess Dickie, Vice President at Fifth Corner.

NEW BRAUNFELS, Texas – Houston-based NewQuest announced a 100,000-SF expansion is underway at New Braunfels Town Center at Creekside, a 400-acre regional development along Interstate 35 between Austin and San Antonio. NewQuest has leased 97% of Creekside’s more than 1 million square feet at the center. The new construction, located at FM 306 and Sophie Lane, includes a 9,872-SF multi-tenant building that is fully preleased to Chipotle, CAVA, Potbelly, Blo Dry Bar, and Menchie’s Frozen Yogurt. EoS Fitness plans to develop a 40,000-SF fitness facility. Chick-fil-A, Portillo’s, and Chase Bank are also adding buildings. Topgolf, Texas Roadhouse, and Sprouts Farmers Market have recently opened.
GRAND PRAIRIE, Texas – Granite Construction leased 3,000 SF in Corporate 360 Business Center, 2100 S. Great Southwest Parkway, Grand Prairie, from GP3 2100 S. Great SW Parkway LLC. Chris Kennedy of Bradford Commercial Real Estate Services represented the landlord.

LEWISVILLE, Texas – Cameron Brothers, a San Diego-based, family-owned real estate firm, acquired Aura Avant, a newly delivered, 300-unit trophy Class A multifamily community in Lewisville. The property, located along State Highway 121, has since been rebranded as The Winslow as part of the Cameron Collection. Brian O’Boyle Jr., Brian Murphy, and Richard Furr of Newmark represented the seller, Trinsic Residential Group. Completed in 2024, Aura Avant was 92% occupied at the time of sale. U.S. transaction volume for multifamily assets reached $165.5 billion in 2025, up 9.4% year-over-year, as capital continues to target high-growth markets across the Sunbelt, according to Newmark Research.
IRVING – Hunter Advisors announced the sale of the Aloft Hotel Las Colinas, a Marriott-branded, select-service hotel in Las Colinas. The transaction was led by Kami Burnette and Mason McDavid.

IRVING, Texas – Bradford Commercial Real Estate Services has negotiated the off-market sale of the 260,796-SF MacArthur Ridge II, the future home of police and fire department services for the City of Irving. The city’s purchase of the six-story office building on 7.5 acres at 909 Hidden Ridge in Irving has been in the works since last fall. Richmond Collinsworth and Jared Laake of Bradford represented the seller, Grupo Haddad.

NASHVILLE – Cousins Properties has executed a long-term, 116,000-SF lease with Oracle at its Neuhoff mixed-use development in Nashville. Oracle is expected to occupy the space in the second half of 2026. The Neuhoff office will connect by pedestrian bridge with Oracle’s new headquarters campus, which is currently under construction.
