RNR Real Estate Briefs – (Realty News Report) – PEARLAND, Texas – Welcome Group, a Houston-based commercial real estate developer, announced the completion of its 88,670-SF industrial facility at 3200 South Sam Houston Parkway East in Pearland. The building, situated on 4.8 acres, is home to its first tenant, Speedcast, which has leased 26,000 SF. Two suites remain available for lease, totaling up to 62,742 SF, with options starting at 20,420 SF. Construction financing was provided by Frost Bank, led by Nicole Barrios Herrera, and construction was completed by KDW. Ryan Wasaff, Brad Berry, and Cole Berche handle leasing.
HOUSTON – Partners Capital, the investment arm of Partners Real Estate, acquired the 162-room Homewood Suites by Hilton – Houston Galleria. The extended stay hotel, located at 2950 Sage Road, was built in 2006. It is the third hotel property acquired by Partners Capital’s Hospitality Fund I since its inception in 2023. The fund acquired the 107-room Hilton Garden Inn San Marcos last year and the 181-room Courtyard by Marriott Atlanta Buckhead in 2025. Partners Capital will launch a multi-million-dollar renovation of the hotel following the World Cup next year.
HOUSTON – Adkisson Group purchased 196,940 SF at 4204-4208 Fidelity Street. Jon Farris with Stream Realty Partners represented the seller. Travis Land with Partners represented the buyer.
HOUSTON – Colliers announced the sale of a 17,340-SF automotive dealership property on 3.6 acres at 10015 N. Loop E. Freeway in Houston. Ben Condara, Barrett Gibson, and David McMahon of Colliers represented the seller.
HOUSTON – A national credit tenant has executed a long-term pre‑lease for 189,000 SF of the 244,500-SF building at 8020 Northcourt Road in northwest Houston. Robert McGee, Taylor Schmidt, and Austin Bartula of Colliers represented the landlord, Provident Industrial.
RICHMOND, Texas – Read King Commercial Real Estate announced the grand opening of Sprouts Farmers Market at its Waterview Town Center development along the Grand Parkway at Harlem Road in Richmond.
HOUSTON – SSF Imported Auto Parts leased 20,870 SF at 1460 North Post Oak Road. Boone Smith and Jack Rathe with Stream Realty Partners represented the landlord, Prologis. Judd Harrison with KBC Advisors represented the tenant.
HOUSTON – Axis Partners purchased 27,500 SF at 608 West Richey Road. Jon Farris with Stream Realty Partners represented the seller, Superior Energy Services. Andrew Laycock with Partners represented the buyer.
SPRING, Texas – Nathan Buckhoff and Matt Rogers Oxford Partners represented Texas Properties LTD in the sale of the 18,000-SF building at 1271 Rayford Bend Road, Spring. Kevin Caywood of Stream represented the buyer.
HOUSTON – HASA, Inc. leased 7,050 SF of warehouse space at 15911 Morales Road in Houston. Jim Cooper of Cypressbrook Co. represented the tenant. The landlord, COFE Properties, was represented by David Bays.
HOUSTON – Eunice Choung purchased a 1.78-acre retail tract at 24020 Clay Road in Katy. Kevin Sims and Nick Ramsay of NewQuest represented the seller, Telephone Investments Inc. Glenn Dickerson of NewQuest represented the buyer.
HOUSTON – Kimberly DeVos of Cypressbrook Co. represented the landlord, Milner Property Holdings, and the tenant, L&P Associates, in the leasing of 1,876 SF of office space at 1776 Woodstead Court in The Woodlands.
HOUSTON – FlexStation has ground-leased a 0.5-acre retail tract at 2227 FM 1960 W., Houston, from G5 Cypress Village LLC. Kevin Sims and Nick Ramsay of NewQuest represented the tenant.
HOUSTON – Moonshot Industries leased 12,000 SF at 5719 Green Ash Drive. Oxford Partners’ Tana Frnka and Stephen Hazen represented the tenant. The landlord, Tino Bekard, was represented by Tanner KinCannon and Richard Glass of Lee & Associates.

DALLAS – JLL has been engaged to handle leasing at The Link at Uptown, a 292,000-SF lifestyle office property at the corner of Olive Street and Harry Hines Boulevard in Dallas. Blake Shipley, Trevor Franke, and Gini Rounsaville will handle office leasing onsite on behalf of Cousins Properties, which acquired the 93.6%-leased building last month.
TAYLOR, Texas – JLL Capital Markets has arranged $32.175 million in acquisition financing for a newly constructed 183,340-SF rail-served industrial facility in Taylor, Texas. Melissa Rose, Jack Britton, Nicole Barba, and Preston Bacon of JLL worked on behalf of the borrower, a managed account of Manulife Investment Management, in securing the three-year, fixed-rate loan through BMO. Delivered in 2025, the facility is 100% leased to Tesla for 10 years. It is near Samsung‘s upcoming $17 billion semiconductor campus, scheduled to open in 2026.
EULESS, Texas – Fort Worth-based Corinth Land Co. acquired the South Airport Circle Business Park, a 19,000-SF multitenant industrial flex property at 1131 South Airport Circle in Euless, Texas. The property is fully leased. Tim Whitlock at Pinnacle Bank provided financing.
STRAWN, Texas – Big Bear Partners, LP has broken ground on Big Bear Travel Center at the southeast corner of I-20 and Highway 16 in Strawn, Texas. The travel center represents the first phase of Big Bear Crossing, an 80-acre, mixed-use opportunity zone project near the Palo Pinto Mountains State Park. The travel center will include a 12,000-SF fueling station for cars and trucks, EV charging, a restaurant, and retail store. Completion is planned in early 2026. Mike B. Kennedy and Sullivan Johnston of Avison Young are marketing the remaining parcels within Big Bear Crossing for hotel, RV, restaurant, retail, and light industrial buyers or build-to-suit users on behalf of Big Bear Partners, LP. The development is midway between Fort Worth and Abilene.
AUSTIN – Washington-based Weidner Apartment Homes acquired The Alden at Cedar Park, a 349-unit apartment mid-rise in the Cedar Park suburb northwest of Austin. Patton Jones and Andrew Dickson of Newmark represented the undisclosed seller. Mitch Clarfield and Alec Newman of Newmark’s Multifamily Capital Markets Debt & Structured Finance Group secured debt financing from Fannie Mae. Constructed in 2020, The Alden at Cedar Park 95% leased.
EL PASO – Mag Mile Capital arranged $15.9 million in financing on behalf of Dallas-based Nexgen Management for the acquisition of the Hampton Inn El Paso, located at 6635 Gateway Blvd. W. in El Paso. The financing package consisted of a $13.9 million senior CMBS loan and a $2 million mezzanine loan, representing over 80% loan-to-purchase price leverage.
FARMERS BRANCH, Texas – Technical Maintenance Inc. leased 9,714 SF of flex space in Westwood Business Park, 1801 Royal Lane, Farmers Branch, from PRE Westwood LLC. Jason Finch, senior vice president of Bradford Commercial Real Estate Services, represented the landlord. Brandon Bower of JLL represented the tenant.

WASHINGTON – JLL’s Capital Markets group arranged a $352.7 million financing package for Fundrise National Industrial Portfolio, a collection of 12 industrial buildings totaling 3.18 million SF in key logistics corridors in the Mid-Atlantic and Sunbelt. JLL represented the borrower, affiliate funds of Fundrise, to secure a loan from Goldman Sachs and TPG Real Estate Credit.
ATLANTA – DC BLOX, a provider of connected data center and fiber network solutions across the Southeastern United States, has closed $1.15 billion in green loan financing for the construction of a data center campus in Douglas County, Ga., designed to meet the demands of cloud and AI workloads. The funds will finance a 120 MW data center and include campus expansion for an additional 80 MW. This financing follows a $265 million green loan secured from industry lenders, and growth equity committed by Post Road Group in Q4 2024.
STONE MOUNTAIN, Ga. – Trendco, a U.S.-based manufacturer of military, tactical, and ballistic protective equipment, leased a 24,000-SF industrial facility at 1510 Stone Ridge Drive in Stone Mountain, Ga. Kevin Coleman and Jason Gibbons of Finial Group represented the landlord, Finial’s Single Tenant Industrial Aggregation Fund.
TAMPA, Fla. – SRS Real Estate Partners has completed the off-market, $7.25 million sale of a fully occupied, 10,802-SF retail center at 730 4th Street N in St. Petersburg, Built in 2009, tenants UPS, Chipotle and Verizon.
LOS ANGELES – JLL Capital Markets completed the sale of 790 East Colorado Blvd., a 146,000-SF office building in Pasadena, Calif. JLL represented the seller, Swift Real Estate Partners. The deal was led by Swift’s Investment Manager Jeremy Wustman, while the buyer, Arash Danialifar of GD Realty, was represented by Omid Broukhim from Barak Investors Group.

The 35-story, 780,000 SF Bank of America Tower is located on a block bounded by Capitol, Travis, Milam, and Rusk streets in Downtown Houston. Vertical construction did not begin until 2017, after a delay that was attributed to a free fall in oil prices which fell from over $100 a barrel in 2014 to below $26 a barrel in 2016. The building opened in 2019.
