RNR Real Estate Briefs – (Realty News Report) – LEAGUE CITY, Texas – Partners Capital, the investment platform of Partners Real Estate, acquired Lakeside Shopping Center, a 45,130-SF, two-building center at 2450 E. Main St. and 103 Davis Road in League City. The center is 94% occupied. Forestar, an affiliate of D.R. Horton, is developing a 90-home community on an adjacent 30-acre tract.

“The center’s recent renovation, coupled with its adjacency to Clear Creek High School, the South Shore Harbour community, and a new D.R. Horton residential development, ensures long-term tenant stability and built-in foot traffic, making this a compelling investment,” said Carson Grett, Vice President of Retail Acquisitions for Partners Capital.  Andrew Nguyen of LandPark Brokerage Services represented Partners Capital, while Harris Brooks of LandPark Brokerage Services represented the seller. SouthState Bank provided financing.

HOUSTON – Dhanani Private Equity Group acquired Washington Plaza, a mixed-use building at 4000 Washington Avenue. Jake Dutson and Michael Hill of STRIVE represented the seller, the original developer of Washington Plaza, and also procured the buyer. Built in 2008, the 44,950-SF retail and office property is 97% leased.

HOUSTON – Big V Property Group, in a joint venture with a fund managed by Principal Asset Management, acquired Fairfield Town Center, a 355,000-SF open air center at Highway 290 and the Grand Parkway in Cypress. The center is 99.5% occupied by tenants including Cinemark, Kohls, Ross, Marshalls, Home Goods, Burlington, Ross, Kohl’s, and more. Eric Zimmermann and Tony D’Ambrosio of Big V Property Group oversaw the transaction. The deal represents Big V Property Group’s second property in the Houston area following the acquisition of Deerbrook Marketplace in Humble in 2021.I

HOUSTON – Prudent Growth Partners, a private equity real estate firm based in Chapel Hill and Charlotte, N.C., has completed its $5.75 million acquisition of Barker Cypress Marketplace, a 47,364-SF retail center on the corner of FM 529 and Barker Cypress Road. The property is 94% occupied.

HUMBLE, Texas – Headwall Investments, a privately held commercial real estate investment and development firm based in San Antonio, acquired the Colonnade at Lake Houston, a 54,472-SF retail center at 18455 W. Lake Houston Parkway in Humble. The deal marked Headwall’s 21st acquisition in the unanchored neighborhood shopping center sector, bringing its assets under management to more than $250 million.

HOUSTON – Electro Technical Industries signed a long-term lease for 337,593 SF within Brennan Investment Group’s industrial campus at 6401 N. Eldridge Parkway. The lease spans Buildings C, D, E, F/I, H, K, L, and M, marking one of the largest single-tenant manufacturing property commitments in Houston’s Northwest submarket in 2025. Chris Caudill of Partners Real Estate represented the tenant. John Ferruzzo and Jack Ferruzzo of KBC Advisors along with Ryan Wasaff and Cole Bercher of Welcome Group served as co-brokers on the transaction.

RICHMOND, Texas – NewQuest will break ground on the final big expansion of the Grand at Aliana, a 650,000-SF retail center at the Grand Parkway and West Airport Boulevard in Richmond. Dick’s Sporting Goods will occupy 60,249 SF out of the new 87,502-SF building in Q4. Matt Reed of Shop Cos. and Greg Bracchi represented Dick’s in the lease. Havertys Furniture leased 27,253 SF for a store to open in Q3. Mark Reeder, Ed Heap, Jonathan Probst, and Ryan Johnson of SRS Real Estate represented Havertys. Josh Friedlander and David Myers of NewQuest represented the landlord.

KATY, Texas – S.A. Real Estate Group acquired a 12.38-acre tract of commercial land at Tamarron Parkway and Texas Heritage Parkway in Fort Bend County. Imtiaz Ali of Alison Commercial Group represented the buyer. Davis Adams of JLL represented the seller, D.R. Horton.

HOUSTON – Kenai Capital Advisors announced the auction sale of 9801 Westheimer Road, a 212,859-SF office tower on 5.36 acres in Westchase, to a private investor. Built in 1981 and renovated in 2015, 9801 Westheimer Road was 28% leased at closing. Tenants include State Farm, Resort Vacations, PTG, Avalon Suites, and Entrust Solutions Group.

IOWA COLONY, Texas – Tom Condon, Jr. of Colliers represented the buyer in the purchase of 5.18 acres at the southeast corner of State 288 and County Road 48 in Iowa Colony. The property is planned for a new 40,000-SF boat dealership for LMC Marine. Howard J. Sims of Workplace Solutions represented the seller.

HOUSTON – Book Off leased 6,700 SF in Ashford Village, 1801 S. Dairy Ashford Road, from Whitestone REIT. Arashi Murata of NewQuest represented the tenant. Shawn Ackerman of Henry S. Miller Cos. represented the landlord.

HOUSTON – Biscuit Belly leased 2,673 SF of retail space in The Terrace on White Oak, located at the intersection of White Oak Drive and Harvard Street, from NewQuest. Lara Lee LaMendola of NewQuest represented the landlord. Hannah Schiro and Wade Greene of Colliers represented the tenant.

HOUSTON – Andrew Bischoff and Tyler Holt of Finial Group represented the buyer of the 51,892-SF industrial/warehouse complex at 12539 Perry Road in northwest Houston.

CYPRESS, Texas – Versal brokered the sale of two Lone Star Storage Center properties, located in Bryan and Cypress, Texas. The properties were part of a larger, family-owned portfolio with locations across Texas. Bill Bellomy, Michael Johnson, Logan Foster, and Hugh Horne of Versal represented the seller, Lone Star Storage Center, and procured the buyer, North Carolina-based Morningstar Properties.

HOUSTON – Greystone has provided a $36,595,000 Freddie Mac loan to refinance the 476-unit Stratford House apartments at 4010 Linkwood Drive. Gill Dolan, Managing Director at Greystone, originated the loan. The loan carries a fixed 5-year term and features full-term interest-only payments. It replaces a floating-rate bank loan and enables continued property renovations.

HOUSTON – TPG Angelo Gordon purchased The Lodge at Spring Shadows, a 432-unit multifamily community at 10221 Centrepark Drive in Houston, from MetroNational, according to Multi-Housing News and Yardi Matrix.

HOUSTON – Apteek Pharmacy renewed a 2,156-SF lease at 2900 Weslayan. Vincent Vega of Oxford Partners represented the tenant. Kevin Nolan of Moody Rambin represented the landlord, HOTX 2900 WESL, LP.

BASTROP, Texas – Austin-based Texas Original, a provider of medical cannabis in Texas, expanded to its new 75,000-SF headquarters at 176 FM 969 in Bastrop. The facility includes a hybrid greenhouse for plant cultivation, manufacturing labs for extraction, processing and refining, testing labs, packaging, dispensing, distribution and delivery logistics.

PLANO, Texas – Airspan Networks Holdings, a global provider of wireless network solutions, opened its new 25,000-SF corporate headquarters in Plano. The office will employ up to 150 people in R&D, Engineering, Customer Support, Sales and corporate functions.

SAN ANTONIO – Koontz Corp. announced its first land sale at its 188-acre Frontera Logistics Supersite in South San Antonio. BFS Real Estate LLC, an affiliate of Builders FirstSource, acquired 25.64 acres on Somerset Road at Frontera Parkway, near Interstate 35, as the site of a new manufacturing facility. Partners Real Estate represented Koontz Corp. Llano Realty Partners represented Builders FirstSource, a national supplier of structural building products. Frontera is a 188-acre industrial site designed for large-scale users in manufacturing, distribution and supply chain logistics. Koontz acquired the land in 2023 from 27 owners, assembling 11 parcels forming the largest infill site within Loop 410 in San Antonio.

BEAUMONT, Texas – AlbaneseCormier, a Beaumont, Texas-based owner and operator of open-air shopping centers, acquired a four-property portfolio totaling 714,054 SF across Alabama, Wisconsin, and Michigan. Assets in the portfolio include: McGowin Park (374,881 SF) in Mobile, Ala.; Bison Hollow Shopping Center (134,798 SF) in Traverse City, Mich.; and Oak Brook Square (152,073 SF) in Flint, Mich.; and a PetSmart & Dick’s Anchored Shopping Center (52,302 SF) in Oshkosh, Wis. Ben Wineman of Mid America Real Estate represented the seller, RCG Ventures.

BASTROP, Texas – Sprouts Farmers Market plans to open a store at 655 Highway 71 in Bastrop in March. The store will bring 82 jobs to Bastrop.

DALLAS – LBA Logistics acquired Core45 Building 1, a 616,068-SF, newly constructed industrial facility at 1401 E. Pleasant Run in south Dallas. Trent Agnew, Tom Weber, Pauli Kerr, and Carson Stogner of JLL Capital Markets represented the seller, an affiliate of Grandview Partners. The property is 48% leased to Owens Corning.

DALLAS – JLL Capital Markets arranged a $130 million refinancing for the Vireo BTR Portfolio, a collection of three build-to-rent properties in the Dallas, Austin, and Tampa areas. KeyBank National Association’s – Institutional Real Estate Group provided the refinancing. The portfolio consists of Vireo Medical District, a 210-unit property at 2300 S. McDonald St. in McKinney, Texas; Vireo Twelve Oaks, a 217-unit property at 201 Morningstar Blvd. in Georgetown, Texas; and Vireo Wesley Chapel, a 181-unit project at 1219 Violetear Dr. in Wesley Chapel, Fla.

NEW BRAUNFELS, Texas – Menchie’s Frozen Yogurt leased 1,540 SF in Creekside Town Center, located at Interstate 35 and FM 306 in New Braunfels, from NewQuest. Kevin Sims and Nick Ramsey of NewQuest represented the landlord. Kate Silvas of Verde Commercial Real Estate represented the tenant.

GRAND PRAIRIE, Texas – Kitchen Guard of DFW leased 3,250 SF of industrial space at 1000 Post & Paddock Road, Grand Prairie, from PHP CRP 1000 P&P LLC. Michael W. Spain of Bradford Commercial Real Estate Services represented the landlord. Brandon Scott of State Real Estate Co. represented the tenant.

DENTON, Texas – Mexico-based Vazma Capital acquired a 73,014-SF facility at 2801 N. Interstate 35 in Denton to expand its auto parts distribution channel in Texas. Developed in 1979, the property was formerly occupied by Ben E. Keith Co., the seller. Andrew Clark of Bradford Commercial Real Estate Services represented the buyer. David Walters and Brice Wells of CBRE represented the seller.

AUSTIN – Hunter Hotel Advisors announced the sale of the 136-room Aloft Hotel Plano and the 136-room Aloft Hotel Frisco to Touchstone Hospitality Fund. The properties were sold by entities controlled by Corebridge, LLC in a transaction led by Kami Burnette and Mason McDavid at Hunter Hotel Advisors.

WEATHERFORD, Okla. –The Weatherford Industrial Trust, in partnership with the City of Weatherford, announced the sale of 10.72 acres in the Weatherford Industrial Trust North Park to Amazon for the development of a new 30,000-SF last-mile delivery station. The project is expected to bring 100 new jobs to Weatherford. The deal marks the first sale within the Weatherford Industrial Trust North Park. Construction is expected to begin early in 2026.

NEW YORK – Slate Asset Management, a global investor and manager focused on essential real estate and infrastructure, and private markets investment management firm Hamilton Lane, have acquired a majority equity stake in Cold-Link Logistics. The acquisition was completed with the support of co-investment partners, led by GFH Partners. Based in Hollywood, Fla. and founded in 2016 by Michael and Nick Mandich, Cold-Link owns and operates nine cold storage facilities spanning nearly 78 million cubic feet of ambient, refrigerated, and frozen capacity.

FREDERICK, Md. – Matan Cos. announced that its 44-acre life science and industrial campus fronting I-270 in Gaithersburg, Md., consisting of two 198,000-SF buildings at 700 and 750 Progress Way, is now 100% leased. Montgomery County Public Schools recently leased 161,500 SF at 700 Progress Way. Other tenants at the campus are AstraZeneca (198,000 SF) and Daikin Comfort Technologies Distribution (36,145 SF).

PALM BEACH GARDENS, Fla. – RIPCO Real Estate has been selected as the exclusive leasing agent for Legacy Place, the 420,000-SF open-air lifestyle destination at PGA Boulevard and Alternate A1A in Palm Beach Gardens, Fla. Marty Arrivo and Aracibo Quintana will spearhead leasing and merchandising strategy for the center, which is home to Best Buy, Barnes & Noble, Total Wine & More, Ethan Allen, The Capital Grille, EōS Fitness, and more. Eddie V’s Prime Seafood plans to open an 11,000-SF restaurant in 2026.

TAMPA, Fla. – Banyan Street Capital and its ownership partner, funds managed by Oaktree Capital Management, announced that Bank of America has renewed its lease at Bank of America Plaza in Tampa. Total leasing in the 42-story building now tops over 130,000 square feet for 2025. CBRE’s Barry Hanerfeld, Philip J. Weber, and Molly Molloy Catlett represented the landlord. JLL’s Bryan Rodriguez, Brad Knop, and Javier Osuna represented B of A.
