HOUSTON – (Realty News Report) – Stotan Industrial, a national real estate development firm based in Chicago, has acquired 20 acres near George Bush Intercontinental Airport where it will build its first industrial project in Houston.
The new development, called Stotan Crossings 45, will break ground in the third quarter of 2026.
The 345,286-SF industrial facility will be located at 711 Rankin Road, just east of Interstate 45.
The spec project will be designed to accommodate logistics, distribution, and manufacturing users, Stotan said in a news release.
“We are proud to bring Stotan Crossings 45 to the Houston market and believe the project is well positioned to take advantage of strong demand for bulk industrial product with immediate access to I-45 and Beltway 8. Houston’s strong demand fundamentals, population growth, and manufacturing tailwinds reinforce our long-term conviction in the market, and we look forward to growing Stotan’s presence there,” said Bobby Patterson, Senior Vice President and Texas Market Officer at Stotan Industrial.
CBRE’s Greg Holmes, Jason Dillee, and Savannah Smith will oversee leasing for the project.
Houston has strong industrial leasing, said CBRE in its second quarter report. Some 9 million SF of industrial space was leased in the second quarter, following strong leasing early in the year.
The citywide industrial rate is a low 6.7% even though the pace of new construction is brisk.
Houston has 97 projects totaling 18 million SF under construction or in the current development pipeline, CBRE reported.
Stotan’s new Rankin Road development will have a cross-dock facility featuring 68 dock positions, 47 trailer parking spaces, and 217 automobile parking spaces.
Arco Design Build will serve as the project’s general contractor.
Stotan Industrial entered the Texas market in 2024 with new projects in San Antonio and Laredo.
