The New Marcel District MXU Project in Sugar Land Adds More Tenants

The Marcel District in Sugar Land will have retail and office space.

SUGAR LAND, Texas – (Realty News Report) – CBRE and MARCEL announced several new tenants for the Marcel District, a 68,785-SF mixed-use development adjacent to Johnson Development’s Riverstone master-planned community in Sugar Land.

The Marcel District development includes 14,515 SF of Class A office space which was leased by Apex Executive Suites, a co-working space concept by MARCEL.

The Marcel District development is now 67 percent leased and CBRE’s Lacee Jacobs and Laura Harness are the exclusive leasing agents for the Marcel District.

The 7.3-acre Marcel District, 18702 University Boulevard, is expected to be completed by the end of the year with the new tenants opening early next year.

New leasing activity includes:

Sammy’s Sports Grill signed a long-term 5,050-SF lease. Sammy’s combines a unique sports viewing experience with quality dining.

Experience Infusion Center, a pharmacy specializing in home health and IV infusion therapy (24,335 SF) and Renzo Gracie Jiu-Jitsu, a local martial arts group opening their second location (2,050 SF).

MARCEL is a privately owned commercial real estate firm based in The Woodlands.

A few nice restaurants, no more fast foods. Hallmark store, a few top end stores would be wonderful. We have enough nail salons and cleaners. Small independent boutiques, residents of Riverstone or Sienna. Think outside the box.
