HOUSTON – (Realty News Report) – Central Park Post Oak, the office campus formerly known as Post Oak Central, will add a new-to-Houston restaurant as part of a transformation that will bring new retail and green spaces to Post Oak Boulevard.
Sparrow Italia, an Italian-inspired steakhouse by Noble 33, will occupy 6,700 SF as an anchor tenant in Central Park One, according to an announcement by Midway, 3Edgewood, and Parkway. The full-service restaurant, which is expected to start construction by year end, will be on the ground floor of 2000 Post Oak Blvd. and have two patios. Central Park Post Oak is two blocks north of the Galleria.

The Noble 33 restaurant group is behind Toca Madera, a Mexican steakhouse that entered Houston last year in the Lifestyle Pavilion at The Allen, and Mēdüzā Mediterrania.

The menu includes Italian and Mediterranean inspired premium steaks, wood-fired pizzas, house made pasta, and elevated cocktails and wine. Signature dishes include Wagyu Carpaccio, Truffle Cacio e Pepe, Mikey’s Spicy Rigatoni alla Vodka, Wagyu Bolognese, and Bone Marrow Cappelletti.
Sparrow Italia first opened in London’s Mayfair neighborhood in 2022. It expanded to the U.S. in Wynwood, a Miami neighborhood known for its walkability and public art, in 2024, and is also planning a location in New York City’s Chelsea neighborhood.
Sparrow Italia is the second new restaurant to be announced at the Central Park Post Oak mixed-use campus, joining The Henry, a restaurant under the Fox Restaurant Concepts umbrella. The all-day neighborhood restaurant will make its Houston debut in a 7,000-SF space on Post Oak Boulevard in fall 2026.
All told, the renovations at Post Oak Central will feature 150,000 SF of retail and restaurant space, including 60,000 SF of new construction, alongside 1.2 million SF of office space. Page, OJB, and Hoar Construction are working with Houston-based Midway, Phoenix-based 3Edgewood, and Orlando-based Parkway on the project. Openings will occur in phases by next fall.
Cushman & Wakefield is handling office leasing and Bond Retail Partners is working on the retail side. Recent activity includes a 125,000-SF lease by TDECU in Central Park One and a 20,000-SF lease by BBVA in Central Park Two.
