HOUSTON – (Realty News Report) – Winthrop Realty Group has acquired Class B properties in Houston. The purchases reinforce the firm’s conviction in Houston’s office and industrial markets serving small- and mid-sized tenants, with a particular focus on repositioning well-located Class B assets.
Winthrop acquired:
3100 South Gessner: Six-story, Class B office building (136,628 SF) on a 4.28-acre site between Richmond Avenue and Westheimer Road. Seller represented by Todd Casper, CBRE Capital Markets.
1800 St. James Place: Six-story, Class B office building (96,393 SF) on 3.13 acres in the Galleria area. Seller represented by David M. Cummings III, Dorado Development Company.
Corporate Park Northwest: Thirteen-building flex property (174,919 SF) near US 290 and W. Tidwell Road, positioned for small flex and office users.
“These acquisitions underscore our confidence in Houston’s growth story and the resilience of the market that supports small businesses,” said Andrew Armour, Principal at Winthrop. “By upgrading these properties, we are creating enduring value for both tenants and investors.”
Class-B office and industrial markets are commercial real estate sectors the firm views as ripe for recovery and long-term value creation.
“Small- and mid-sized tenants increasingly prioritize turnkey solutions,” said Blake Warren, Vice President at Winthrop. “By delivering spec suites and fast make-ready timelines, we ensure our properties meet immediate tenant needs and remain competitive well into the future.”
Investor activity in the Houston office market has increased sharply over the last year.
