RNR Real Estate Briefs – (Realty News Report) – HOUSTON – 55 Seventy, a membership only social club focused on food and wine, broke ground on a three-story, 30,000-SF clubhouse at 3015 Richmond Ave. Abel Design Group is overseeing architecture and Gin Design Group is handling interior design. The nearly one-acre Upper Kirby District site was chosen for its proximity to River Oaks, West University, Montrose, and Uptown. The Houston space will feature 800 wine lockers; a full-service restaurant with exclusive cellar suites; a demonstration kitchen for wine and food events; cellar suites overlooking a courtyard garden; various dining rooms capable of accommodating up to 100 for private dinners and special events; and a rooftop patio overlooking Levy Park. Founded by Tommy Shuey, 55 Seventy opened a its flagship social club in Dallas in 2022.

SHENANDOAH, Texas – A Plano, Texas-based family office acquired Metropark Square, a 173,000-SF retail center at I-45 and SH-242 in Shenandoah. The center is anchored by a 43,000-SF AMC Theatre and a 40,000-SF Dave & Buster’s. Jake Dutson and Jennifer Pierson of Strive represented the seller, Sam Moon Group, which developed Metropark Square and will continue to expand the project with additional apartments.

HOUSTON – Chicago-based Pearlmark, in partnership with Houston-based Vigavi Realty and Ley Wilson Development, closed on a JV to develop Wallisville Logistics Center, a 262,612-SF, two-building industrial park near Wallisville Road and Beltway 8 in northeast Houston. JLL arranged construction financing through Amegy Bank. JLL’s Trent Agnew arranged equity capital, while Richard Quarles will lease the project.

KATY, Texas – Timber Hill Group acquired a 50,532-SF industrial/IOS property on 44.6 acres at 29315 Highway Blvd., Katy. Hunter Stockard and Wyatt Huff of Partners Real Estate represented the seller, BioUrja.

MISSOURI CITY, Texas – Freddy’s Frozen Custard & Steakburgers has ground-leased a 1.17-acre pad site in Fort Bend Town Center Phase II, at Texas 6 and Fort Bend Parkway, Missouri City, from NewQuest. Andrew Alvis and Bob Conwell of NewQuest represented the landlord. Christian McClure and Lane Zieben of the Retail Connection represented the tenant.

TEXAS CITY, Texas – Interventional Pain Specialists renewed a 3,338 SF lease at 7111 Medical Center Drive, Texas City. Oxford Partners’ Ryan Hartsell represented the tenant. Christian Connell of Transwestern represented the landlord, National Healthcare Properties.

CONROE, Texas – Walk to Emmaus purchased the 25,000-SF building at 12194 Sleepy Hollow Road, Conroe. Matt Rogers and Nathan Buckhoff of Oxford Partners represented the buyer. Evan Ballew of Evan Ballew Group represented the seller.

HOUSTON – Trendsetter Engineering leased 64,670 SF in Building B at 6401 N. Eldridge Parkway. KBC Advisors’ John Ferruzzo and Jack Ferruzzo represented the landlord, Brennan Investment Group, along with Ryan Wasaff and Cole Bercher of the Welcome Group. Jim Autenreith and Sam Rayburn of KBC Advisors represented the tenant.

HOUSTON – ProEnergy leased 455,623 SF at Building G of 6401 N. Eldridge Parkway. John Ferruzzo and Jack Ferruzzo of KBC Advisors represented the landlord, Brennan Investment Group, along with Ryan Wasaff and Cole Bercher of the Welcome Group. Drew Coupe and Josh Morrow of Avison Young represented the tenant.

WILLIS, Texas – Edward Jewels & Watches leased 1,400 SF in Sam Houston Town Center, at I-45 and FM 1097, Willis, from NewQuest. Lara Lee LaMendola of NewQuest represented the landlord. Demi Turner of Evermark Commercial Group represented the tenant.

HOUSTON – Nan & Company Properties has opened a Cypress office at 11240 FM 1960 Road West, Suite 402, joining the residential real estate brokerage’s other offices in the Heights, Galleria, The Woodlands, and Galveston. The expansion is led by Jenny Correa of The Jenny Correa team and her team of two agents.

HOUSTON – JLL Capital Markets arranged acquisition financing on behalf of Apricus Realty Capital for an 80,295-SF industrial facility at 14333 Sommermeyer Street in northwest Houston. CW Metal Products will continue to occupy the building under a five-year leaseback. Jason Tangen and Barrett Gibson of Colliers represented the seller and Paul Dominique of Colliers represented the buyer.

STAFFORD, Texas – Mester Lighting Corp. expanded into 37,090 SF at 10643 West Airport Blvd. Garret Geaccone and Jon Farris with Stream Realty Partners represented the landlord, Ares Management Corp. David Buescher with JLL represented the tenant.

HOUSTON – Elite Houston Properties purchased 8 acres at 7560 Breen Road. Tyler Maner and Jack Rathe with Stream Realty Partners represented the seller, Clean Breen Holdings. Brandon Edmonds with Edmonds & Co. represented the buyer.

HOUSTON – Gantry, a commercial mortgage banking firm, has secured a $9.35 million, 10-year permanent loan to refinance existing debt for the Memorial Towers apartments on behalf of a private real estate investor. The recently renovated mid-century property at 5400 Memorial Drive has 112 units.

HOUSTON – LISC renewed a 2,323-SF lease at 602 Sawyer. Oxford Partners’ Ryan Hartsell represented the tenant. Blake Virgilio of Lee & Associates represented the landlord, Griffin Partners.

HOUSTON – Finial Group handled the sale of a 2,250-SF professional office condo at 10107 Louetta Road near SH 249 to a primary care practice. Christian Villarreal and Tyler Holt represented the seller.

DALLAS – Ramrock Real Estate, in partnership with Lincoln Property Co., HKS, and Willow Bridge Property Management, broke ground on 8300 Douglas, a transformative mixed-use development in Preston Center in Dallas. Located between the Preston Hollow and Park Cities neighborhoods, the project will deliver approximately 300,000 SF of Class AA office space and 280,000 SF of residential space in 2028. It will offer a 12-story office building, a 17-story residential tower with 147 units, a 35,000-SF rooftop park, and 24,000 SF of ground-floor retail and restaurant space. Designed by HKS Architects with interior design collaboration from Michael Hsu Office of Architecture, SJL Design Group, and OJB Landscape Architecture, 8300 Douglas embodies a hospitality-inspired approach to workplace and residential design.

LOCKHART, Texas – Sensei Farms, the sustainable farming company backed by Sensei Ag Holdings, acquired 1205 Reed Drive, a 283,000-SF industrial building on 25 acres in Lockhart. The property includes a 5.38-acre greenhouse, a 48,900-SF high-tech warehouse that serves as the nucleus of the site, and nine acres of excess land for future development. Ralph Coppola, Will Hall, and Bridger Gunderson of Stream Realty Partners represented the seller, Evergen Equity of Austin. Backed by Oracle Co-Founder Larry Ellison, Sensei Farms is a leader in sustainable agriculture with operations in Hawaii, California, and Canada.

RICHARDSON, Texas – Fielding Law, a personal injury law firm, will relocate to a 16,000-SF office in Tower at Lakeside at 2221 Lakeside Drive in Richardson. NAI Robert Lynn’s Kent Smith and Stephen Cooper represented the tenant.

PFLUGERVILLE, Texas – Hopdoddy Burger Bar leased 3,375 SF in Stone Hill Town Center in Pflugerville. Josh Friedlander of NewQuest represented the landlord in-house. Austin McWilliams of JLL represented the tenant.

PFLUGERVILLE, Texas – Cava leased 2,625 SF in Stone Hill Town Center in Pflugerville from NewQuest. Josh Friedlander represented the landlord. Sean Murphy of CLD Realty represented the tenant.

HURST, Texas – Vellix Adventure signed a 20,000-SF lease at Mayfair Village in Hurst. Michael Williams of JLL represented the tenant. Ashley Selers at Phillips Edison & Co. represented the landlord.

CELINA, Texas – Weitzman announced construction is under way on Celina Summit Crossing, a 12,562-SF neighborhood retail project with additional pad sites at Glendenning Parkway and Preston Road in Celina. Murphy USA has signed on for one of the pad sites. Weitzman’s Ryan Bertrand is managing the development.

DALLAS – Gray & Co Realtors renewed 3,158 SF of office space in Highland Park West, 4300 MacArthur Ave., Dallas. Jared Laake and Richmond Collinsworth of Bradford Commercial Real Estate Services represented the landlord, 4300 MacArthur Partners LP. Jeremy Gray of Grayco represented the tenant.

TERRELL, Texas – VanTrust Real Estate will develop two speculative industrial buildings as Phase 1 of its Terrell Logistics Center along Highway 80 at Spur 557 in Terrell, Texas. JLL will market Building 1, a 202,972-SF rear-load facility, and Building 2, a 505,946-SF cross-dock facility. Phase 2 proposes a 1,095,120-SF cross-dock facility.

FULLERTON, Calif. – The Dinerstein Cos. will enter California with the development of Atlas Fullerton, a 329-unit, five-story apartment property in Orange County. Slated for completion in 2027, the property at 229 E. Orangethorpe Ave. in Fullerton will have 5,995 SF of retail space and a 617-space parking garage.

TULSA, Okla. – Dallas-based Rainier Development Co., in partnership with the Muscogee (Creek) Nation, announced plans for Riverline, a $400 million, 37-acre mixed-use destination in south Tulsa. Groundbreaking is anticipated in 2026, with Phase I completion expected by early 2028. Plans call for 650 apartment units and 200,000 SF of retail, dining and entertainment in a pedestrian-friendly district.

SHREVEPORT, La. – SRS Real Estate Partners completed the $10.4 million sale of a 72,525-SF single-tenant retail property occupied by Academy Sports + Outdoors at 210 E. Bert Kouns Industrial Loop in Shreveport, La. The buyer was a publicly traded REIT and the seller was a private investor.

DUNCAN, S.C. – JLL announced that a leading global manufacturer has signed a long-term lease for 477,360 SF in Crossroads Logistics Park at 171 International Park Drive in Duncan, S.C. JLL represented the tenant, while NAI Commercial represented the owner, Brennan Investment Group.

ATLANTA – Finial Group is pleased to announced a long-term lease at 4410 Wendell Drive SW in Atlanta. Finial Group represented the landlord in the transaction with IndigoBlue Development, LLC for the full 28,995 SF of single-tenant industrial space.

SAN FRANCISCO – Lincoln Property Co., in a joint venture partnership with New York Life Real Estate Investors, acquired two Class A office buildings in San Francisco: 353 Sacramento Street (284,751 SF) and 600 Townsend Street (209,801 SF).
