360-unit Apartment Complex Headed to Katy

HOUSTON – (Realty News Report) – An apartment property with a European Farmhouse design will bring 360 residences to the Katy area in mid 2027.

Austin-based OHT Partners has broken ground on a three-story complex at 23615 Kingsland Boulevard. The 14.2-acre site is about a mile south of the Katy Freeway, just outside the Grand Parkway. The yet to be named complex represents OHT Partner’s 17th upscale apartment community in the Houston area.

Designed by Meeks + Partners, the project is about 28 miles west of downtown Houston near the Cinco Ranch master planned community. Plenty of retail is nearby, including a Costco, H-E-B grocery store, Katy Mills mall, and LaCenterra at Cinco Ranch, a 34-acre lifestyle center recently purchased by Brixmor Property Group. Area entertainment options include Alamo Drafthouse Cinema LaCenterra, Tiger Woods’ PopStroke, and Andretti Karting.

“The Katy area continues to experience tremendous apartment demand driven by top-tier schools, access to desirable retail, and proximity to growing employment,” said Jackson Simons, vice president of development for OHT Partners. “This project will meet that demand in one of the area’s best locations with leading unit finishes and amenities while maintaining competitive rental pricing.”

Zoned to Katy Independent School District, the 360-unit Katy complex will contain upscale finishes and amenities. Apartments will range from 702 SF to 1,256 SF with a mix of 246 one-bedroom units and 114 two-bedroom units. The units will feature quartz countertops, brass cabinet hardware, wood-like vinyl flooring, and built-in mud rooms.

Community amenities include a resort-style pool with private cabanas and pavilion, a coworking lounge, clubroom kitchen, fitness center, pickleball court, EV charging stations, a dog park, artificial turf game lawn, and package lockers. The property and feeds into Katy High School.

Class A apartments such as OHT Partners’ Katy project are driving demand across the Houston market with 18,440 units absorbed in the past 12 months through June, according to the Greater Houston Partnership/MRI Apartment Data. Class A rents averaged $1,760 in June, down $16 from June 2024.

Area-wide, Houston apartment construction has declined from recent highs with 9,321 units under construction in July, down from 18,775 in July 2024, according to GHP/MRI Apartment Data. Among recently completed projects High Street Residential has opened Rone Residences, a 12-story apartment tower at 2311 Westheimer near River Oaks.

Also in the Katy area, Sueba USA is developing its second apartment complex in the Katy Boardwalk District near Katy Mills. Boardwalk Square, which broke ground last year, will contain 353 units at 125 Prairie Parkway.

OHT Partners is a multifamily development, construction, and investment firm operating in the Austin, Dallas-Fort Worth, Houston and San Antonio markets. Sister company OHT Partners Construction will serve as the general contractor for the new Katy project, while ZRS Management will provide property management. Rents will be announced closer to the opening.

Elsewhere in Houston, OHT Partners is developing Lenox Timbergrove, a five-story complex planned for 293 units in the Lazybrook/Timbergrove area. The company serves as the general contractor for a 380-unit apartment development by Houston-based Pelican Builders at Pearland Town Center, a mixed-use development by CBL Properties.
