RNR Real Estate Briefs – (Realty News Report) – HOUSTON – Lee & Associates announced the sale of a 9,662-SF industrial-flex building at 5900–5912 Allday Drive in Houston’s Southwest submarket. The property was acquired by 5900 Allday, LLC. Situated on 0.53 acres, the single-tenant, owner-user facility features a combination of general office space and warehouse space. Richard Glass and Conrad Chambers of Lee & Associates represented the seller, HMH Properties.
HOUSTON – Melton & Melton, one of the largest independent accounting firms in the Houston area, leased 31,013 SF at Westchase Park I, located at 3700 West Sam Houston Parkway. Matt Asvestas and Brian Strait of Stream Realty Partners represented the landlord, Canyon Creek Real Estate. Cody Little of JLL represented the tenant.

HOUSTON – Trammell Crow Residential, the multifamily development platform of Crow Holdings, in partnership with Haseko North America, announced the development of the 366-unit Allora Fallbrook apartments along Beltway 8 in northwest Houston. Construction on the four-story project is expected to begin in early 2026, with first units delivering in 2027.
SUGAR LAND, Texas – Ninja Kidz Action Park leased 35,400 SF in the former Big Lots building, located in the Williams Trace Shopping Center at 3410 S. Highway 6, Sugar Land. Gary Triplett with CMI Brokerage represented the landlord. David Nixon and Chris Burns of JLL represented the tenant. Opening is planned in Spring 2026.
MAGNOLIA, Texas – Texas Regional Bank opened a full-service banking center at 13295 FM 1488 in Magnolia and appointed Skip Colvin as Montgomery County Market President.
HOUSTON – SweatHouz, the fast-growing contrast therapy and recovery brand, is opening a 2,150-SF studio at Autry Park. Located at 3737 Cogdell St., Suite 160, the new SweatHouz expands Autry Park’s mix of dining, retail, and community-driven experiences. Designed for both individual and group recovery, SweatHouz features eight private contrast therapy suites, each equipped with an infrared sauna, cold plunge, vitamin C shower, and full entertainment system.
HOUSTON – Marcus & Millichap announced the sale of the 120-room Red Roof PLUS+ hotel at 15701 Park Ten Place in Houston. Skyler Cooper in Marcus & Millichap’s Dallas office listed the property on behalf of the seller, Park 10 Hospitality LLC, and procured the buyer, Shree Avdhoot Krupa of Texas, LLC (Ketan Rama). Chris Gomes, Allan Miller, and Rajan Patel of the Miller-Gomes Hotel Team also worked on the deal.
HOUSTON – Houston-based Sentinel Capital acquired Elm Creek, a 168-unit, garden-style apartment complex in Kingwood. The sale marks the final transaction in a four-property portfolio marketed by the Berkadia Houston Investment Sales team of Chris Curry, Jeffrey Skipworth, Chris Young, Joey Rippel, Kyle Whitney, and Jed Dalton. The seller was HGA, a multi-national real estate investment firm based in Hamburg, Germany, and San Diego, Calif.
STAFFORD, Texas – Cameron Tapley and Ryan Tapley of ICO Commercial represented Redi Carpet in their sale of a 95,500-SF single-tenant industrial building at 10101 Fountaingate in Stafford.
KATY, Texas – Goodwill Store & Donation Center leased 9,251 SF in the Shops at Katy Reserve, located at FM 1463 and Spring Green Boulevard, Katy, from NewQuest. Kevin Sims and Leni Sandoval of NewQuest represented the landlord. Geoff Bracken of Capital Retail Partners represented the tenant.
ROSENBERG, Texas – 7Spice leased 1,747 SF in Brazos Town Center, at Highway 59 and FM 762, Rosenberg, from NewQuest. Diandra Breen and Nina Kuhn-Irwin of NewQuest represented the landlord. Eddie Lange of Quenby Commercial represented the tenant.
TEXAS CITY, Texas – Eastham Capital announced the sale of the 200-unit Veranda Apartments and the 248-unit Stone Ridge Apartments in Texas City. The value-add properties were acquired in 2018 by Eastham Capital Fund V, LP, as a joint venture between Mosaic Residential and Eastham Capital. During the hold period, in-place rents at Veranda increased $336 (36%) and in-place rents at Stone Ridge increased $259 (34%) following improvements to the properties.
PINEHURST, Texas – Colliers announced the sale of land along Goodson Loop off FM 1774 in Pinehurst, Texas. The land was sold in two separate transactions, with Tom Condon Jr. and Bill Byrd of Colliers representing the seller in both deals and the buyer self-represented. The deals included 42.8-acre tract and 25-acre tract.
“The sale of these tracts underscores strong buyer interest in well-located land that supports future residential development opportunities,” said Tom Condon Jr.

DALLAS – JLL Capital Markets arranged a $596 million refinancing for the office towers and atrium building at The Crescent, a landmark mixed-use property totaling 1.3 million SF in Uptown Dallas. Trey Morsbach, Jim Curtin, and Christopher Pratt of JLL worked on behalf of Crescent Real Estate to secure the three-year, floating-rate CMBS loan through Goldman Sachs and J.P. Morgan. The Crescent is 90% leased to tenants including Jeffries, BankUnited, BMO Harris Bank, Wells Fargo, PNC Bank, Raymond James, UBS, and more. The property is located at 100, 200, 300 and 500 Crescent Court. Crescent Real Estate is a real estate operating company and investment advisor founded by John Goff.
AUSTIN – International law firm Weil, Gotshal & Manges has opened an Austin office at 600 Congress Ave. The new office is anchored by Jeff Homrig, Co-Head of the Firm’s IP, Technology & Science Litigation practice. Weil recently signed a 10-year lease renewal for 69,000 SF in The Crescent in Dallas.

LEWISVILLE, Texas – Avison Young has negotiated two offices leases totaling 80,103 SF at 1720 Lakepointe Drive in Lewisville, Texas. Michael Bowles of Avison Young represented the landlord, GL Corporate Pointe LP. Prime Controls, an industrial equipment supplier, leased 49,715 SF and was represented by Eric Crutchfield of Stream Realty. BayMark Health Services renewed its 30,388-SF headquarters lease and was represented by Jeff Eiting of Site Selection Group. The single-story, 80,103-SF building is part of Corporate Pointe, a two-building project that includes 401 E. Corporate Drive, an 82,914-SF building that is 90% occupied.
FORT WORTH – Sunair Products has acquired a 124,380-SF office/warehouse on 11 acres at 6550 Wuliger Way, North Richland Hills, from TLP 6550 Wuliger Way LLC. Luke Clardy of Bradford Commercial Real Estate Services represented the buyer. Will Carney and Brad Balke of KBC Advisors represented the seller.
DALLAS – The joint venture partnership of BDT & MSD Partners, Trammell Crow Co., owners of Highland Park Village, and The Retail Connection announced the topping out of its Knox Street mixed-use development in Dallas. Spanning more than one million square feet, the project will deliver 150,000 SF of office space, 100,000 SF of retail, a 27-story, 186-unit apartment tower, a half-acre park with a direct connection to the Katy Trail, and The Knox Hotel and Residences, a 140-room hotel and 47 ultra-luxury condominiums operated by Auberge Collection. One of the first buildings to deliver this summer will be The Lora apartment tower with units ranging from 800 SF to over 3,500 SF. Residences in the hotel building, which will be completed in late 2026, range from 2,500 SF to over 15,000 SF. The nine-story office building, 3333 Knox, is also scheduled for delivery in late 2026 and has been 100% preleased to tenants including ISN Software Corp., Paul Hastings LLP, and BDT & MSD.
DALLAS – Real Capital Solutions has selected Cushman & Wakefield to lease, manage, and perform the renovation of Walnut Glen Tower in Dallas. The company acquired the 18-story, 464,289-SF building at 8144 Walnut Hill Lane for $26.1 million in December. Cushman & Wakefield’s Chris Taylor, Rodney Helm, and Mary Frances Burnette will lead the leasing effort. Additionally, Cushman & Wakefield’s Project & Development Services team, led locally by Wes Combs, will work on the renovation.
SAN ANTONIO – Miami-based Atlantic Pacific Companies, via its affiliate Blue Atlantic Partners, announced the acquisition of the 314-unit Reserve at Canyon Creek apartments in San Antonio. The purchased expands Atlantic Pacific’s portfolio to more than 100 properties, totaling over 22,000 units. Located approximately 20 minutes northwest of downtown San Antonio, Reserve at Canyon Creek offers a mix of one, two, and three-bedroom floorplans ranging from 676 to 1,657 SF.
FARMERS BRANCH, Texas – Hexatronic Data Center US leased 9,864 SF of flex space in Valley View Commerce Center, 1861 Valley View Lane, Farmers Branch, from Kennington Valley View LLC. Brian Pafford of Bradford Commercial Real Estate Services represented the landlord.

COLLEGE STATION, Texas – Landmark Properties and Stockbridge announced the acquisition of The Junction Cottages & Townhomes at 2415 Junction Boys Rd. in College Station. Built in 2016, the 22-acre community near Texas A&M University has 186 residences and includes 801 beds, each with a private bath. With units averaging more than 1,700 SF, cottages and townhomes are designed to give residents the feel of a home. The transaction was arranged by CBRE.
BOERNE, Texas – Steadfast Companies acquired Oxbow Hill Country, a 172-unit apartment community at 825 Johns Road in Boerne, Texas. Robert Wooten, Robert Arzola, and Ryan McBride of JLL Capital Markets represented the seller, Brixton Capital.
ODESSA, Texas – A joint venture of AVAD Capital and Etude Capital acquired Lone Star Storage Center in Odessa, Texas. The property was part of a larger, family-owned portfolio with locations across Texas. The property features 389 non-climate and 189 climate-controlled units totaling 70,210 SF. Bill Bellomy, Michael Johnson, Logan Foster, and Hugh Horne of Versal represented seller, Texas Lone Star Storage Centers LTD, and also procured the Texas based buyer.
PLANO, Texas – Stream Realty Partners handled leases totaling 74,812 SF at R&D at Legacy, a seven-building, 374,275-SF business park in Plano, increasing occupancy at the complex by 19.8%. Chase Lopez, James Mantzuranis, and Sam Bass of Stream represented the landlord, BH Properties. Doug Carignan and Landon Brune of CBRE represented Riken Vitamin Co. in a 12,653-SF lease at 6700 Pinecrest Drive. Josh Walpole of Walpole Realty Group represented Airspan Networks in a 12,363-SF expansion at 6652 Pinecrest Drive. Dave Peterson of NAI Robert Lynn represented US Youth Soccer in a 10,952-SF lease at 6700 Pinecrest Drive. Tor Erickson and Roy Reis of Telos Real Estate represented Vector Power in a 16,012-SF expansion at 5212 Tennyson. Frank Puskarich and Mac Henderson of Newmark represented Ojos Locos Sports Cantina in a 15,004-SF lease at 6400 Pinecrest. The buildings were recently repositioned into modern office/warehouses to accommodate the region’s growing demand for shallow bay industrial users.
FORT WORTH – Hillwood announced the construction of Alliance Westport 12, a 1.2 million-SF industrial building within the newly established Alliance Logistics District at AllianceTexas. Located at Mobility Way and Distribution Drive, Alliance Westport 12 will feature a 40-foot clear height, 640-foot building depth with 70-foot loading bays. Completion is expected in Q1 2027. Hillwood is currently building four speculative industrial buildings totaling more than 3.4 million square feet at its 27,000-acre AllianceTexas master-planned, mixed-use development.

LYNWOOD, Wash. – Cushman & Wakefield arranged the $77.49 million sale of Allegro Lynnwood, a newly constructed 240-unit multifamily community at 16525-16605 Ash Way in Lynnwood, Wash. Byron Rosen, Tim McKay, Dan Chhan, Matt Kemper, Jacob Odegard, Dylan Roeter, David Karson, and Chris Moyer represented both the seller, Integral NW, and procured the buyer, The Housing Authority of Snohomish County.
WEST COLUMBIA, S.C. – Southern Glazer’s Wine & Spirits announced the opening of its 412,500-SF distribution facility in Lexington County, S.C. Located at 4358 12th St. Extension in West Columbia, the warehouse and office campus further strengthens the company’s supply chain network in South Carolina.
BATON ROUGE, La. – Northshore Development, based in Orlando, Florida, acquired he 291-room Hilton Baton Rouge Capitol Center hotel for $40.5 million. Marcus & Millichap represented the buyer.
MIAMI – Transwestern brokered the acquisition and sale-leaseback of a 15-property industrial portfolio across Florida. Transwestern’s Walter Byrd and Andrew Watson represented the buyer, The Easton Group, in negotiations. The 29.3-acre, 125,017-SF portfolio is fully leased to Rentokil, the parent company of Terminix.

KATY, Texas – Grange, an 1,130-acre community by Johnson Development in Katy, is offering homes on smaller lots at a lower starting price. J. Patrick Homes has started home pre-sales and opened a new model home in Grange, introducing a new collection of floor plans designed for 40-foot homesites. The homes range from 1,300 to 2,500 SF and are base priced from the $370,000s. Highland Homes will also offer homes for 40-foot lots this summer. Grange is planned for 2,400 homes. Homes on 45-, 50-, 55-, and 60-foot lots start in the low $400,000s.
HOUSTON – Mr Gatti’s Pizza, the fast-growing pizza and family entertainment brand, announced plans to expand in the Houston region. The company is growing its Family Entertainment Centers across the franchise network. Locations range from 12,500 SF to 25,000 SF.
HOUSTON – Sparkle Grooming Co., a wellness-focused dog grooming franchise, announced a 28-unit Regional Development Agreement in the Houston market. The territory will be led by existing multi-unit partners David Futrell and Jeff Etter, who will oversee franchise expansion in Houston while continuing to build their business in Dallas.
