RNR Real Estate Briefs – (Realty News Report) –SUGAR LAND – Primoris Services Corp., a Fortune 500 provider of critical infrastructure services, has signed a 25,352-SF office lease in Sugar Land Town Square. Primoris will occupy the 8th floor of 2150 Town Square Place beginning in 2027. Primoris was self-represented in lease negotiations, while Bubba Harkins, Jenny Sealy, and Joel Douthit of CBRE represented the landlord. In 2025, the City of Sugar Land approved a $12.5 million reinvestment in Sugar Land Town Square. Town Square One (2150 Town Square Place) will receive a refreshed lobby and entry experience, including new signage and updated finishes. Town Square Two (2277 Plaza Drive) will undergo a more extensive transformation, including a new lobby, upgraded elevator interiors and signage, as well as a centralized suite of hospitality-inspired amenities. The Work Club at Charlie’s, a tenant lounge and conference center designed for working, meeting and gathering, is at the center of the new amenities. Rebees manages the property.

HOUSTON – L’arco Builders signed a 20,000-SF lease at Glenroyal Warehouse Park on Glenmont Street in southwest Houston. The landlord was represented by Gary Triplett of CMI Brokerage.

HOUSTON – Jusgo Supermarket renewed their 25,357-SF lease at 9280 Bellaire Blvd. The landlord was represented by Gary Triplett of CMI Brokerage.

HOUSTON – Nexalin Technology signed a 4,527-SF lease renewal and expansion at 1776 Yorktown. Perry Mazzone of Oxford Partners represented the tenant. Mike Martin of Avison Young represented the landlord, Nutex HQ LLC.

HOUSTON – Stream Realty Partners has secured a full-building prelease at Summit Grove Business Park, a two-building, 215,891-SF industrial development at 21737 and 21811 Holzwarth Road in Spring. Building Two, totaling 90,961 SF, was leased by a manufacturer of precision-machined parts, seals, and equipment for the oil and gas industry. Garrett Thomas and David Munson of Cushman & Wakefield represented the tenant. Tyler Maner, Abe Richardson, and Grant Wisenbaker of Stream represented ownership. EE Reed served as the general contractor, Ware Malcomb as the project architect, and Halff as the civil engineer.

Texas

HUTTO, Texas – AI Prefab Solutions, a Texas-based critical-infrastructure manufacturer, leased a new 196,523-SF facility in Innovation Business Park in Hutto for its headquarters and primary manufacturing site. Stan Nowak and Andrew Alizzi of Partners Real Estate represented the tenant. AI Prefab designs, builds, integrates, and factory-tests prefabricated modular power solutions that bring hyperscale data centers and semiconductor facilities online faster, safer, and more reliably. The company plans to add 200 to 300 full-time employees by 2028.

AUSTIN – Transwestern Investments, in a joint venture with Balcones Real Estate Group, has started construction on Kyle Commerce Center, a 328,256-SF Class A shallow bay industrial development on 28 acres at 278 Republic Drive in Kyle, Texas. The four-building project will include 30 move-in ready spec suites ranging from 4,500 to 20,800 square feet.

DALLAS – JLL Capital Markets secured a refinancing for Standard at Royal Lane, a newly constructed 300-unit, mixed-income apartment community at 2727 Royal Lane in Dallas, on behalf of LDG Development. JLL’s Kyle Spencer, Dan Kearns, Christian Johnston, and Aidan Flanagan arranged the loan from TPG Real Estate Credit.

FORT WORTH – Hillwood announced that Joby Aviation has signed a lease for 45,000 SF at Alliance Air Trade Center in Haslet, part of Perot Field Fort Worth Alliance Airport. Located within Hillwood’s 27,000-acre AllianceTexas development, the leased space marks the first significant North Texas presence by an electric vertical takeoff and landing (eVTOL) aircraft manufacturer. Joby is a leading developer of eVTOL aircraft designed for commercial passenger transportation.

DALLAS – Carrington, Coleman, Sloman & Blumenthal signed a 50,802-SF lease at Dallas Arts Tower, a 55-story office building at 2200 Ross Ave. in downtown Dallas. The law firm relocated from Bank of America Plaza and will occupy floors 18 and 19. CBRE’s Phil Puckett and Harlan Davis represented the tenant. JJ Leonard of Partners Real Estate and Matt Wieser of Stream Realty represented the landlord, Fortis Property Group. Cory Shivar and Rachel Brennan with Turner & Townsend worked with Carrington Coleman on its workplace strategy, design, and relocation process.

MCKINNEY, Texas – VanTrust Real Estate broke ground on Phase 1 of 121 Commerce Park, the company’s first industrial park in McKinney. Phase 1 will include more than 512,000 SF across two speculative buildings: Building A, 242,393 SF, and Building B, totaling 270,479 SF. Completion is planned in Q2 2027. The project is on 42 acres at the northwest corner of Tina Drive and SH-121 near McKinney National Airport. Phase two consists of 250,000 SF of build-to-suit industrial space at the northeast corner of Tina Drive and SH-121. Kurt Griffin and Nathan Orbin of JLL will market the project. The team includes Evans General Contractors, GSR Andrade Architects and Kimley-Horn.

SAN ANTONIO – Alera Group, a national insurance and financial services firm, signed a 13,668-SF lease at Concord Plaza, a Class A mixed-use development at 155 Concord Place in San Antonio. Alera Group will consolidate select local operations on the 10th floor of the building following its 2024 acquisition of Spire Risk Management. Steve Thomas and Alyse Sellers of Stream Realty Partners represented Milam Real Estate. Bryan Sethney of Cushman & Wakefield represented the tenant.

GRANBURY, Texas – Strive, a commercial real estate investment sales firm with offices in Dallas and Houston, announced the sale of Fountain Oaks Shopping Center, a 16,599-SF property at 3301 East US Highway 377 in Granbury, Texas. Strive represented the seller.

GEORGETOWN, Texas – Highland Homes is expanding its land development activity in the Austin area, purchasing land in two Georgetown communities where it will oversee the development of more than 600 lots. Highland Homes is partnering with Hillwood to develop Melina, a Georgetown community near County Road 110 and University Boulevard. Highland has purchased 100 acres in Melina that will accommodate about 400 homes. Highland will oversee development of the lots, which range from 45 to 60 feet wide. The builder has also purchased 80 acres for 214 homes in East View Farms, near State Highway 130 and Highway 29, where it will offer homes on 47-foot and 62-foot-wide lots. Highland Homes has partnered with Scott Felder Homes in East View Farms.

ATLANTA – JLL Capital Markets arranged $30.49 million in joint venture equity and $39.95 million in construction financing for Black Creek Commerce Center, a three-building, 688,000-SF industrial development in Black Creek, Ga. Xebec is developing the project near the Port of Savannah. Seacoast Bank provided the construction loan.

FRANKLIN, Tenn. – CBL Properties and Greystar broke ground on a mixed-use development at CoolSprings Galleria in Franklin, Tenn. The project will bring 361 residences and 15,000 SF of new retail and restaurants to the CoolSprings Galleria campus. CBL sold a 5.35-acre parcel of underutilized parking to Greystar to make way for this development.

KANSAS CITY, Mo. – Morgan Stanley Investment Management, through investment funds managed by Morgan Stanley Real Estate Investing, announced the acquisition of a 1.5 million-SF distribution facility in Kansas City, Mo., for $158.5 million. The property was acquired from Hunt Midwest, which developed it in 2025 as a build-to-suit for Ace Hardware as the first phase at the 3,300-acre KCI 29 Logistics Park. The facility is subject to a long-term net lease with Ace Hardware. The property was acquired through an off-market transaction brokered by Mark Long and John Hassler of Newmark Zimmer.

TULSA – A North Texas buyer acquired Harvard Ave Shoppes, a 113,160-SF center in Tulsa. Hudson Lambert of Summit RE represented the Tulsa-based seller. Andrew Williams of Summit RE represented the buyer.

HOUSTON – Finial Group announced the completion of a nine-month nationwide expansion on behalf of Zedcor Holdings (USA) in which Finial Group assisted Zedcor in opening 11 new facilities – totaling 72,913 square feet – across eight states. Christian Villarreal and Jack Gaffney with Finial Group advised Zedcor throughout each transaction. The expansion included single-tenant industrial facilities in Jacksonville and Tampa, Fla.; Raleigh, N.C.; Nashville; Pittsburgh; Columbus, Ohio; San Antonio and Odessa, Texas; Albuquerque, N.M.; and Los Angeles and Sacramento, Calif. Zedcor is a technology-enabled security and surveillance company specializing in mobile and remote monitoring solutions for construction sites, industrial facilities, and commercial properties.

MONTGOMERY, Ala. – Prudent Growth Partners, a private equity real estate investment firm based in Chapel Hill, N.C, has completed its $3.7 million acquisition of Somerset Shoppes, a 27,250-SF neighborhood retail center in Montgomery, Ala.
