66-Story Project Underway in Downtown Austin

AUSTIN – (Realty News Report) – Construction work has begun on Austin’s tallest tower, a 66-story downtown building with office, residential and retail space.

A partnership of Kairoi Residential of San Antonio and Dallas-based  Lincoln Property Co. is developing the tower, called 6 X Guadalupe.

According to Shonda Novak of the Austin American Statesman, the building will have 589,661-SF of office space, 349 apartment units and 14,455 SF of retail space.

Gensler designed the building, which will have typical floor plates of 30,150 SF to 31,115 SF on the office level floors.

An Extended Stay America hotel, is being demolished to make way for the building, located at the corner of West Sixth and Guadalupe streets. The site is about four blocks west of Congress Avenue, just north of the Colorado River, which is also known as Lady Bird Lake.

The tower will be 845 feet in height, surpassing the 645-foot Independent, a new 58-story condo tower on West Avenue, Novak reported.

In its promotional materials, the building is classified as a “Class AAA” property. In terms of sustainability and energy efficiency, the developers anticipating securing a LEED Gold rating.

Kairoi Residential was formerly known as Lynd Development.
