HOUSTON – (Realty News Report) – Hines has acquired 1,532 acres on the southeast side of Houston where it will develop a new master planned community with 2,730 single-family homes, retail and commercial development and a public school in the Clear Creek Independent School District.
“This is one of the last large-scale development opportunities in Clear Creek ISD, and we’re excited to deliver a high-quality community in a submarket with strong demographics, excellent schools, and access to major employment centers,” said Rob Witte, Senior Managing Director and Head of Residential Land Development and Self-Storage, Americas, Hines.
Hines, one of the largest real estate companies in the world has its global headquarters in Houston, which led the nation in single-family building permits in 2024.
Located in League City, the new Hines community will offer a diverse mix of 50’, 60’, and 70’ lots with projected home prices ranging from $400,000 to $800,000. Amenities will include a resort-style pool, clubhouse, and over 400 acres of parks and trails.
Known as the Lloyd tract, the property is three miles from Interstate 45 with frontage on the future Grand Parkway, also known as State Highway 99.
Builders in the community will be Highland Homes, Newmark Homes, Westin Homes, David Weekley Homes, and Chesmar Homes. Financing for the deal was provided by Rocky Lai and Associates.
The first lots are expected to deliver in late 2027, with home construction beginning in early 2028.
Hines said the new League City development with be within a 30-mile radius to more than 355,000 jobs in workplaces in Downtown Houston, the Texas Medical Center, and NASA. The property is north of FM 517.
The southeast side of the Houston area has attracted a spate of residential development. Near the Hines site Hillwood Communities is developing Legacy, a 700-acre community planned for 1,630 homes near League City Parkway and Legacy Drive. The Legacy homes are priced from the $400,000s to more than $1 million.
Although Hines is best known in Houston for its downtown skyscrapers and developing The Galleria, Hines has a deep history with residential land development. In 1976 Hines began developing the 9,700-acre First Colony, which has more than 60,000 residents today.
On the west side of Houston, Hines acquired 3,000 acres earlier this year for a master planned community will have more than 7,000 homes at build-out. That new master planned community is west of the Grand Parkway and south of the Westpark Tollway, near the town of Fulshear.
