RNR Real Estate Briefs – (Realty News Report) –HOUSTON – Chloé, the luxury French fashion house founded by Gaby Aghion in 1952, will open its first Houston boutique in River Oaks District in Fall 2026. The boutique at 4444 Westheimer will present the latest collections by Creative Director Chemena Kamali across ready-to-wear, leather goods, shoes, accessories, and eyewear. With over 300,000 SF of upscale retail, River Oaks District is owned by Tilman Fertitta. Set on 18 acres, the District is home to Hermes, Dior, Cartier, Van Cleef & Arpels, Harry Winston, Dolce & Gabbana, Carolina Herrera, and more.
HOUSTON – Willis Johnson Wealth will build out a 19,000-SF office at 990 Town and Country Blvd., according to a filing with the Texas Department of Licensing and Regulation. Completion is planned in February 2027. The building is owned by MetroNational.

HOUSTON – Transwestern announced two leases totaling 54,248 square feet at 811 Main, a 974,884-SF office tower in downtown Houston. Two Sigma signed a 27,485-SF direct lease, transitioning from its previous position as a subtenant in the building. Global law firm Latham & Watkins expanded by 26,763 SF to a total of 103,336 SF. Eric Anderson and John Heard represented ownership, BG Holdco, LLC, in the negotiations. Jon Lee and Claire Douthit of CBRE represented Two Sigma. Scott Gamber and Craig Reicher of CBRE represented Latham & Watkins. The building is 93% occupied.
KATY – NewQuest announced new leases at Texas Heritage Marketplace, a $400 million mixed-use development at Texas Heritage Parkway and the Katy Freeway: Mattress Firm (3,850 SF), James Avery (2,450 SF), and The Kebab Shop (2,100 SF). Bob Conwell and David Meyers of NewQuest represented the developer. Scott Gardner of Main Street Commercial Partners represented Mattress Firm. Russell Janicek of Rally CRE represented The Kebab Shop. James Avery was self-represented.
HOUSTON – 12ten Capital acquired Harper’s Mill, a 180-unit apartment complex built in 1984 in northwest Houston. Berkadia’s Kyle Whitney, Chris Curry, Jeffrey Skipworth, Chris Young and Joey Rippel represented the seller, Interurban Cos. Berkadia secured the financing through Santander.
STAFFORD, Texas – Sail Holdings acquired a 63,750-SF industrial flex property at 13000 Murphy Road in Stafford. Austin Dabbs of Lee & Associates represented Rycore Capital LP and Mason Alsbrooks of Lee & Associates represented Sail Holdings. Situated on 3.4 acres, the building features tilt-wall construction and 20-foot clear heights.
HOUSTON – Cooking Girl is renovating a 2,597-SF space at Grogan’s Mill Village Center, 7 Switchbud Place, The Woodlands, according to a filing with the Texas Department of Licensing and Regulation. The Sichuan restaurant has 10 other locations across the Houston area.
BAYTOWN – Birria House leased 2,181 SF in Chambers Town Center in Baytown. The restaurant will backfill a spot previously occupied by Dickey’s Barbecue Pit. Leni Sandoval of NewQuest represented the landlord. Campbell Anderson and Jacob Frenza of DuWest Realty represented the tenant.
HOUSTON – Vincent Vega and Matt Rogers of Oxford Partners represented Pfeiffer Wire Rope & Lifting Technology in the sale of the 10,000-SF building at 2023 Humble Westfield Road. Javier Montemayor of Compass Real Estate represented the buyer.
HOUSTON – Houston Foot & Ankle leased 4,502 SF at 2900 Weslayan. Oxford Partners’ Ryan Hartsell represented the tenant. Kevin Nolan of Moody Rambin represented landlord Highland Resources.
Texas
PLANO – Shorenstein Properties acquired The Tennyson, a fully-leased, two-building, Class A office campus totaling 273,574 SF in Plano’s Legacy Business Park. Newmark’s Chris Murphy, Robert Hill, Gary Carr, and Austin Sheahan represented the seller, Spear Street Capital. Ramsey Daya and Andrew Porteous of Newmark arranged acquisition financing.
DALLAS – Equiton, a private real estate investment and asset management firm, opened a Dallas office. Located in downtown’s Trammell Crow Center, the office will serve as the headquarters for Equiton’s U.S. real estate investment operations.
IRVING – Pye-Barker Fire & Safety leased 13,776 SF in Skyway Corporate Center, 3109 Skyway Circle N., Irving. Brian Pafford of Bradford Commercial Real Estate Services represented the landlord, Kennington Skyway Circle LLC. John Paul Floyd of CBRE represented the tenant.

DALLAS – BDT & MSD Partners and Trammell Crow Co., together with their partners The Summers Group, Gillon Property Group, and The Retail Connection, unveiled a first look at The Lora, a 27-story apartment tower adjacent to the Katy Trail in the Knox Street mixed-use development. The project contains units from one to four bedrooms ranging from 800 SF to more than 3,500 SF. Leasing begins this summer. Woods Bagot and Chad Dorsey Design designed the building and interiors. Most units have private terraces with views of Downtown Dallas and Highland Park.
IRVING – JLL Capital Markets arranged a $40.9 million acquisition financing for Allura Las Colinas, a 288-unit multifamily property at 6445 Love Drive in Irving. JLL represented the borrower, Brixton Capital, in securing the non-recourse, fixed-rate loan through a life insurance company.

PLANO – Beal Bank provided over $200 million to fund the acquisition of The Towers at Williams Square in Irving’s Las Colinas development. The property was acquired by joint venture between Vanderbilt Office Properties, Hillwood, and TriPost Capital Partners.
DALLAS – Prudent Growth Partners, a private equity real estate firm based in Chapel Hill, N.C., acquired Scenic Square, a 28,850-SF neighborhood retail center in Rowlett, Texas, for $7.4 million. The property is 100% occupied.
DALLAS – PACE Loan Group closed an $11.6 million C-PACE (Commercial Property Assessed Clean Energy) financing for Vesgro Data Center being developed by Infrascale Systems, a Dallas-Ft. Worth data center developer. The loan will be used to convert a vacant 113,406-SF industrial-flex property at 6001 Campus Circle Drive West in Irving into a 3.0 MW colocation data center, delivering approximately 45,000 SF of raised-floor data hall space. Lone Star PACE, a program administrator for C-PACE programs in Texas, facilitated the closing.

MESA, Ariz. – Chicago-based RX Health & Science Trust acquired Stapley Medical Center, a two-building, 181,710-SF medical office campus at 1840 and 1910 S. Stapley Drive in Mesa, Ariz. Cushman & Wakefield arranged the $48 million sale. The seller was a joint venture between Harbert Management Corp. and Cypress Office Properties.
CHARLOTTE, N.C. – Chicago-based Sherman Residential acquired Lemmond Farm, a 386-unit apartment community at Interstate 485 and Route 2 just east of downtown Charlotte, N.C. Completed in 2020, the property transformed a multigenerational family farm.
