HOUSTON – (Realty News Report) – A longtime family farm in Montgomery County will be developed into Homeplace, a master planned community bearing the same name as the Randall family homestead.
The property, located about 50 miles north of downtown Houston and 15 miles west of Conroe, is southeast of State Highway 105 and FM 149 in Montgomery. The initial development, totaling 446 acres in three phases, is being developed off FM 2854, adjacent to Lake Creek High School and Creekside Elementary. The land is on the southern portion of a larger 2,000-acre property owned by the Randall family.
“We’ve seen exponential growth along Highway 105 over the last five years, and this has shaped our desire for wanting to share this picturesque land with families who can raise their children here,” Will Randall said. “We spent many years here fishing, hunting, and working outdoors. Now is the time to allow others to enjoy the property’s country charms.”
Montgomery is a growing town in western Montgomery County. The population has quadrupled over the last decade to nearly 2,860 in 2024, according to the U.S. Census Bureau. Greater Houston is one of the nation’s top markets for homebuilding and has the most top selling master planned communities in the nation. New developments in Montgomery include Two Step Farm and Briarley.
The Randall family has engaged Chad Rochester of Rochester Development to develop the land following a slow, thoughtful approach.
“Homeplace provides an extraordinary setting for a community built to last,” Rochester said. “Guided by its rolling hills, wooded areas and natural waterways, we’re creating a distinctive community that preserves the land’s legacy and offers families a place to thrive for generations.”
Homeplace will offer biking and hiking trails that connect homes with amenities. Two on-site schools are already open. The elementary school opened last year, joining the high school, which opened in 2018. They are among 11 schools in Montgomery ISD. A new H-E-B is planned at State Highway 105 and FM 2854.
Groundbreaking is anticipated in early 2026 with initial lots ready for builders in early 2027. Pricing and builders were not announced.
“We want to be thorough and create a development that is attractive and cultivates a sense of community,” Randall said. “We hope to create something for which we are proud and that reflects our generational attachment to the land.”
