HOUSTON – (Realty News Report) – Four Westlake, a vacant 20-story office building once occupied by BP as part of its west Houston campus, is ready for new tenants after wrapping up a $15 million lobby renovation.
The 564,291-SF tower at 200 Westlake Park Blvd. has undergone a modernization to deliver a hospitality-inspired experience to tenants, according to JLL. The building, which is managed and leased by JLL, offers one of the largest contiguous blocks of available office space in the Energy Corridor.
IA Interior Architects designed the modernized first floor amenities, while Gallant Builders handled construction.
The design features collaborative seating areas in the lobby, a library-style tenant lounge and coffee bar, and a new food hall. The “town hall” conferencing center can accommodate 200 people.
The fully renovated fitness center has showers and locker rooms, which could come in handy after walking or biking along the nearby trails at Terry Hershey Park.
The Energy Corridor and west Houston have outperformed some other office submarkets as companies locate near where employees live in environments with easy access to shopping, entertainment, and dining. The office vacancy rate in the Katy Freeway/Energy Corridor submarket was 14.1% in the second quarter compared to 20.9% for the Houston area overall, according to Transwestern.
Four Westlake, which was built in 1992, is owned by an affiliate of Pacific Life, according to county records. The building is about 17 miles west of downtown Houston, south of the Katy Freeway and east of Highway 6.

DBR Engineering Consultants has signed on as the first tenant following the renovations. The company will relocate its headquarters to the entire second floor of Four Westlake early next year. The company leased approximately 47,000 square feet, representing a more than 50% increase in size compared to its Westchase office.
After that lease, Four Westlake has more than 445,000 square feet still available for lease on floors three through 20, according to JLL.
BP put the entire building up for sublease in 2016 to consolidate to another building on its west Houston campus. It has been vacant since the subleases ended in 2023.
Nearby, another empty office building, Three Westlake Park, was recently converted to high-rise apartments called The Watt at 550 Westlake Park Blvd.
Also in west Houston, MetroNational has tapped JLL to market its recently acquired 990 Town and Country Blvd. office building for lease. The 451,000-SF tower was vacated by Marathon Oil, which occupied the new building for a couple of years before being acquired by ConocoPhillips.
