HOUSTON – (Realty News Report) – Several new retailers are coming to The Shops at Arrive River Oaks, a seven-story mixed-use development at 2800 Kirby Drive in Upper Kirby.
The new leases, totaling nearly 9,600 SF across the jewelry, medical, and restaurant categories, boost occupancy to 94% leased, according to Transwestern. Located at the southwest corner of Kirby Drive and Westheimer, The Shops at Arrive River Oaks contains 194,000 SF of retail space beneath 397 apartment units. The development is just south of Houston’s affluent River Oaks neighborhood.
Australian-based Cullen Jewelry, a direct-to-consumer brand specializing in lab-grown diamond engagement rings, leased 2,716 SF for its first U.S. showroom.
Kale Functional Medicine, a wellness-focused medical practice, leased 3,262 SF. The practice will relocate from 230 Westcott Street to occupy a second-generation medical suite.
Bussia, a new restaurant from the owners of Pane e Vino in Katy, leased 3,590 SF. Jhakees Napolitano of PrinGroup Commercial represented Bussia is the lease negotiations. Bussia will occupy space at the corner of West Avenue and Kipling previously occupied by a furniture retailer.
Other recently added tenants include Rosa Clará, a luxury bridal brand from Spain, and TOGA, a yakitori restaurant from the KIRA group, according to Transwestern.
Transwestern’s Crystal Allen, Paula Musa and Evelyn Ward represented the landlord, FPA Multifamily and Trinity Property Consultants, in lease negotiations. The center’s tenant mix includes fine dining, designer furniture, med-spas, and luxury shopping in a location near Greenway Plaza, the Galleria, and the Texas Medical Center.
“The Shops at Arrive River Oaks continues to attract a diverse mix of tenants, from international luxury brands to innovative medical and culinary concepts,” said Crystal Allen, Senior Vice President at Transwestern. “Our team is focused on curating a balanced tenant mix that enhances the overall experience for residents and visitors, and these leases reflect that strategy.”
Previously known as West Ave, The Shops at Arrive River Oaks was acquired in 2018 by FPA Multifamily and Trinity Property Consultants, which rebranded the project. It was developed by Gables Residential in 2007 and includes Tootsie’s boutique, milk + honey spa, Pondicheri restaurant, and Eddie V’s Prime Seafood as tenants.
The Shops at Arrive River Oaks is located in a district that has been adding increasingly dense developments designed for shopping, dining, working, and living in a walkable setting. It is down the street from The Arrive Upper Kirby, a mixed-use property developed in 2015 as Kirby Collection and acquired/rebranded by FPA Multifamily in 2021.
Nearby, Rone Residences, a 12-story apartment tower with ground-floor retail, opened this past summer at 2311 Westheimer on the former site of the Antique Pavilion, a one-story building that was torn down to make way for the project. A mixed-use development by Southern Land Company is proposed on Kirby Drive across the street from The Shops at Arrive River Oaks.
Based in San Francisco, FPA Multifamily is a real estate investment firm founded by Gregory A. Fowler. Its Trinity Property Consultants affiliate is based in Irvine, Calif.
