HOUSTON – MAG Capital Partners has acquired a Houston facility to serve as the U.S. headquarters for Nessco Group Holdings Ltd., which custom designs telecommunications and security solutions for the global energy industry. The property at 1187-1189 Brittmoore Road totals 37,000 SF across two buildings. Thompson Green with CBRE represented the seller, a private investment group. MAG Capital Partners purchased Nessco in 2024 from global satellite communications firm Viasat.
BROOKSHIRE, Texas – PepsiCo signed a 1,051,549-SF lease at 31270 Kingsland Blvd. in Brookshire. The I-10 West Trade Center is a development of Hunt Southwest.
KATY, Texas – Echo Health/White Label Pharmacy leased 16,200 SF at 21203 Clay Road. Abraham Richardson, Boone Smith, and Garret Geaccone with Stream Realty Partners represented the landlord, Harbor Capital.
PASADENA, Texas – TakeOff Adventure Park Pasadena leased 60,000 SF in Fairmont Parkway Shopping Center, 5950 Fairmont Parkway, Pasadena, from WMC Fund LLC. David Meyers and Alyx Penland of NewQuest represented the landlord. Cesar Miranda of KW Commercial Signature Realty represented the tenant.
HOUSTON – Transwestern Real Estate Services announced new retail leases at The Shops at Arrive River Oaks, a mixed-use development at 2800 Kirby Dr. Australian-based Cullen Jewelry, a brand specializing in lab-grown diamond engagement rings, leased 2,716 SF for its first U.S. showroom. Kale Functional Medicine leased 3,262 SF. Bussia, a new restaurant from the owners of Pane e Vino in Katy, leased 3,590 SF. Jhakees Napolitano of PrinGroup Commercial represented Bussia. Transwestern’s Crystal Allen, Paula Musa and Evelyn Ward represented the landlord, FPA Multifamily and Trinity Property Consultants. Other recently added tenants include Rosa Clará, a lbridal brand from Spain, and TOGA, a yakitori restaurant from the KIRA group.
HOUSTON – JS Wholesale leased 34,282 SF at 4860 S. Sam Houston Parkway West. Will Mason and Wilson Kelsey with Stream Realty Partners represented the tenant. Joseph Smith and Savannah Smith with CBRE represented the landlord, the Levey Group.
MONTGOMERY, Texas – Fresh Monkee leased 1,373 SF of retail space in Pine Market Plaza, 791 Fish Creek Thoroughfare, Montgomery, from Pointsmith Properties-Pine Market Plaza LP. Kevin Sims and Nick Ramsey of NewQuest represented the landlord. Chris Reul of Palo Duro Commercial Partners represented the tenant.
THE WOODLANDS, Texas – Ethylene Strategies International leased 2,250 SF at 1776 Woodstead Court, The Woodlands. Kimberly DeVos of Cypressbrook Co. represented the landlord, Milner Property Holdings. Steven Seltzer with S.E. Covington & Co. represented the tenant.
MONT BELVIEU, Texas – Waffle House acquired 0.89 acres on the northeast corner of Edgewood Avenue and Briarwood Bend in Mont Belvieu from the City of Mont Belvieu for the development of a freestanding restaurant. Greg Shaw with Shaw Commercial Properties represented the seller.
HOUSTON – Quick Quack ground-leased a 0.69-acre retail tract at 1421 NASA Road 1, Houston, from McDonald’s Corp. Rebecca Le of NewQuest represented the tenant.
BAYTOWN – Triten Real Estate Partners has awarded Stream Realty Partners the leasing assignment for Thompson Distribution Center, a newly delivered, 130,775-SF industrial facility at 1403 Thompson Park Drive in Baytown. Boone Smith and Tommy Erwin are marketing the property for lease or sale.
KATY, Texas – Commercial Realty Co., a Houston-based real estate brokerage, development and management company, has leased 3,334 SF to Thirteen LBD for an event center at 25551 Kingsland Blvd. Fred Ash represented the landlord.
STAFFORD, Texas – Y&G Ventures leased 42,140 SF of warehouse space at 12708 Jebbia Lane in Stafford. Imtiaz Ali of Alison Commercial Group-KW Commercial represented the lessor, Texas Textiles Manufacturing. The space will be used for printing and signage operations.
HOUSTON – Johnson Brothers of Texas leased 11,250 SF at 3340 Greens Road, Suite 200. Oxford Partners’ Ryan Hartsell represented the tenant. Jack Rathe, Natalie Gilbert of Stream Realty and Kyle Whieldon of Prologis represented the landlord, Prologis.
HOUSTON – Lento Medical Innovation renewed a lease for 5,400 SF at 15110 Northwest Freeway. Oxford Partners’ Paul Viers and D.J. Hale represented the tenant. The landlord, Adler Real Estate Partners, was represented by Meg Zschappel of Stream Realty Partners.
HOUSTON – Consolidated Electrical Distributors leased 2,003 SF at 738 Highway 6 South. Oxford Partners’ Paul Viers and D.J. Hale represented the tenant. The landlord, M6 Houston, LP, was represented by Brad Segreto of Aspire Commercial.
HOUSTON – Huckin Financial Group renewed a 1,505-SF lease at 4265 San Felipe. Oxford Partners’ Ryan Hartsell represented the tenant. Brad Fricks of Stream Realty represented the landlord, DML Capital.

GRAND PRAIRIE, Texas – Thematic Capital Group, an industrial real estate investment firm based in Florida, and Dray Investments, a Houston-based investment and development real estate firm, announced the acquisition of a small-bay industrial portfolio of 16 buildings, totaling 256,000 SF. NAI Robert Lynn’s Jeffry Jackson, alongside Northmarq’s David Annett and Joe Habighorst, represented the buyers in the transaction. The buildings are at 2100 S. Great SW Pkwy, 2601 Aero Drive, and 605 E Palace Pkwy. in Grand Prairie.
AUSTIN – Industry SOMA, a 23-unit affordable townhome community at 1903 Keilbar Lane in Austin’s South Menchaca Neighborhood, sold its first few homes. Developed by Industry ATX and designed by Mark Odom Studio, the community offers homes starting at $270,000. The units range from 1,042 to 1,208 SF. Citadel Development Group provided construction services.
CEDAR PARK, Texas – San Antonio-based Headwall Investments acquired Cypress Creek Village, a neighborhood shopping center at Cypress Creek Road and South Lakeline Boulevard in Cedar Park near Austin.
HURST, Texas – Prudent Growth Partners, a private equity real estate firm based in Chapel Hill and Charlotte, N.C., purchased the 47,364-SF Melbourne Plaza retail center in Hurst for $7.85 million.
FORT WORTH – Embraer started construction on a Maintenance, Repair and Overhaul (MRO) facility for commercial jets at Perot Field Alliance Airport in Fort Worth. Scheduled to open by 2027, the $70 million project is expected to create 250 new skilled aviation jobs in Texas. Embraer began operations at Alliance Airport in June at an existing hangar.
LUBBOCK, Texas – JLL Capital Markets arranged the sale of Advantage Storage Lubbock, a seven-building, 540-unit self-storage facility at 314 N. Utica in Lubbock. JLL represented the seller, Cross Heritage Storage, in the sale to Michael Postar’s Affordable Storage.
DALLAS – JLL represented borrower NorthPark Management Co., owned and controlled by the Nasher/Haemisegger family, in obtaining a $1.2 billion refinancing package for NorthPark Center in Dallas. The 1.9 million-SF shopping center at Northwest Highway and US-75 is celebrating its 60th anniversary this year. Anchors include Neiman Marcus, Nordstrom, Macy’s, Dillard’s, and Eataly. The new financing was led by Wells Fargo, with Morgan Stanley and Goldman Sachs.

ALGONQUIN, Ill. – Red Mountain Group announced the sale of Algonquin Commons, a 548,000-SF shopping center along Randall Road in Algonquin, Ill. to Nuveen Real Estate for $100 million. Bill Bauman, Keely Polczynski, Kyle Miller, and Conor Lalor of Newmark represented the seller. Tenants include Trader Joe’s, The Fresh Market, Nordstrom Rack, Bob’s Furniture, Ulta Beauty, Old Navy, Dick’s Sporting Goods, and Barnes & Noble.
DENVER – JLL Capital Markets secured $99.3 million in refinancing for 25 North, a nine-building, 936,775-SF industrial complex in Thornton, Colo. near Denver. JLL worked on behalf of Sagard Real Estate to secure the loan.
BELGRADE, Mont. – Hanley Investment Group Real Estate Advisors brokered the sale of a new 52,327-SF Amazon Last Mile Distribution Center at 104 Brewers Blvd. Hanley’s Eric Wohl and CJ Kiehler, in association with Venture West Development represented the seller and project developer. Samer Khalil of Newmark represented the buyer, a private 1031 exchange investor from New York.
RALEIGH, N.C. – Asensus Surgical signed a 63,000-SF lease at The Stitch, a life sciences and technology property at 1001 Airport Blvd. in Morrisville, N.C. Located in the Research Triangle, the property is owned by Related Fund Management and managed by its life science affiliate Related Beall. Eric Forshee, John MacDonell, and Ashley Ingram of JLL represented the landlord. Ryan Lawrence and Joe Judge of JLL represented the tenant.

HOCKLEY, Texas – The Grand Prairie, a 1,730-acre master-planned community in Hockley developed by Ember, has added Shea Homes as a builder. Shea Homes will build on 60-foot lots and anticipates its model to be complete in Spring 2026. The homes will start at about $440,000 and include four- and five-bedroom floor plans ranging from 2,438 to 4,117 SF.
DENTON, Texas – Johnson Development has entered a partnership with The Cole Ranch Co. and Denton Range LLC for development of Cole Ranch, a 3,100-acre master-planned community west of Interstate 35W in Denton. Planned for 4,365 homes, the Denton County community is expected to open for home sales in 2027. Cole Ranch was purchased by Miner Thomas “MT” Cole in the 1930s and was used primarily for cattle, crops and other livestock. Denton Range, a real estate investment firm managed by Silvestri Investments, is an investor in the project. Johnson Development is also developing Viridian in Arlington and Trinity Falls in McKinney in the D-FW area.
SUGAR LAND – The City of Sugar Land has expanded its existing Commercial Revitalization Grant under a new, more inclusive title, the Retail Refresh Grant. Previously limited to commercial center property owners, the grant is now also available for individual retailers to modernize spaces and create vibrant destinations for residents and visitors. The expanded program will prioritize experiential retail, innovative market-driven concepts, and infill development that activates underused sites and enhances Sugar Land’s retail landscape. Projects underway include a $360,000 play area and seating enhancement project at First Colony Mall and a proposed $35,000 patio extension at Q’s Deli. Sugar Land 4B Corp., which approved the initiative in 2024, is partially funding the projects.
