RNR Real Estate Briefs – (Realty News Report) –HOUSTON – Pineridge Real Estate has acquired two business parks in Northwest Houston: Brookhollow West Service Center, at 10050–10060 W. Gulf Bank Road, and Northwest Technical Center, at 5201–5291 Langfield Road. Ben Condara and Jon Lindenberger of Colliers represented the seller. Colliers will continue to handle leasing for both properties, which are slated for interior and exterior renovations.

HOUSTON – Matador Lending, a Houston-based independent mortgage broker led by Apurva Sanghavi, and GoRascal Inc., one of the nation’s fastest-growing independent mortgage brokerages, announced a strategic merger that expands GoRascal’s presence in Texas while giving Matador’s nearly 50 originators access to a nationwide platform licensed in all 50 states. Matador Lending will continue to operate under its current name and aims to grow its Texas operation to $1 billion in annual production, up from a $200 million run rate today.

HOUSTON – Austin-based Freehill Co. acquired AMACS Process Tower Internals’ Houston headquarters and manufacturing site from Skywalker Property Partners. The 67,161-SF facility on 5.8 acres at 14211 Industry St., completed in 1968, is leased to AMACS Houston. Chris Aguilar represented Skywalker. Nick Spearman of Pinemont Real Estate represented the buyer.

MONTGOMERY, Texas – Prairie Maiden LLC, an affiliate of Play Pediatric Therapy, has acquired 213 Prairie St., a 4,800-SF commercial building in Montgomery. Newcor Principal David Alexander represented the buyer. The seller, the City of Montgomery, was represented by Rockey Butler of Berkshire Hathaway HomeServices Premier Properties. The building will be renovated to serve as an expanded home for Play Pediatric Therapy.

HOUSTON – G&S Fasteners leased 19,200 SF at 7818 Kempwood Drive. Oxford Partners’ Stephen Golding represented the tenant. The landlord, Ranger H-TX LP (subsidiary of DRA Advisors, LLC), was represented by Natalie Gilbert of Stream Realty.

HOUSTON – Moody Rambin announced the sale of Bennington Business Park, a 33,000-SF industrial business park at 301 Bennington Street in Houston’s Northside-Northline submarket. Stephen Ghedi and Lawton Anderson represented the seller, Crescere Capital. The property was acquired by Rivergate Capital Partners.

HOUSTON – Japan-American Society of Houston leased 1,027 SF at 3900 Essex Lane. Oxford Partners’ Perry Mazzone represented the tenant. The landlord, BRI 1834 ESSEX, LLC, was represented by Bill Insull and Blake Virgilio of Lee & Associates.

HOUSTON – SS Industrial Supplies purchased 2.77 acres of land on the southwest corner of Tristar Drive and Gulfstream Park. Oxford Partners’ Ian Holcomb and Matt Rogers represented the buyer while Jason Kieschnick of Zann Commercial represented the seller.

FRISCO – The Frisco Station Partnership, which is composed of The Rudman Partnership, Hillwood, and VanTrust Real Estate, announced the land sale of 23 acres to Toll Brothers for Frisco Station’s first luxury single-family residential community within the 242-acre mixed-use development in Frisco’s North Platinum Corridor. Development is anticipated to begin in Spring 2027 with sales starting in Fall 2028. Homes on 64-foot wide lots will range from 2,800 to 4,700 square feet. The new neighborhood will place residents near major employment centers with easy connections to dining, entertainment, recreation and open space. It will within walking distance of The Star, the Dallas Cowboys’ world headquarters.

DALLAS – QT Dog, LLC renewed its lease for 20,067 SF of manufacturing and distribution space at 4415–4435 Mint Way in Dallas’ Redbird submarket. Hanes Chatham Jr., Graham Dressel, and Jax Whittington of Partners Real Estate represented the tenant in the five-year renewal. WPI Mint, LLC owns the property. Founded in 1997, QT Dog manufactures and wholesales natural pet chews and treats alongside a line of stainless steel bowls, buckets and raised feeders that includes the patented Brake-Fast slow-feed dish. The company supplies pet retailers and distributors nationwide from its Dallas facility.

AUSTIN – Knightvest Capital, a vertically integrated multifamily investment firm, announced the acquisition of the Silicon Hills portfolio, three communities totaling 1,027 units in Round Rock, Texas within the Austin MSA. The portfolio includes Enclave at La Frontera, a 411-unit community built in 2004; Lakeside at La Frontera, a 366-unit community built in 2001; and Legends Lake Creek, a 250-unit community built in 2001.

NORTHLAKE, Texas – A JV of Clarion Partners and Falcon Commercial Development has broken ground on Phase III at Northlake 35 Logistics Park. Known as Building 7, the 1.2 million-SF distribution building is going up on 67 acres at the northwest corner of Harmonson Road. Todd Hubbard, Rick Medinis, and Joe McLiney for NAI Robert Lynn are leasing Building 7, which will have 40-foot clear heights, 220 dock-high doors, four ramped doors, and a 190-foot truck court. Separately, Building 5 (125,407-SF) and Building 6 (291,644-SF) in Phase II have broken ground. Phase I buildings total 2.2 million square feet and are 100% leased. Nathan Lawrence, Krista Raymond, Whit Maddox, and Will Carney of KBC Advisors are handling leasing for Buildings 5 and 6.

NEW BRAUNFELS, Texas – Dallas-based CanTex Capital has acquired an 18,535-SF industrial building at 7570 Interstate 35. The property sits on six acres and includes industrial outdoor storage. The property is leased to SRS Distribution and will be home to their Rock Materials division. Patrick Cromwell of Savills represented the buyer.

SAN ANTONIO – NAI Robert Lynn represented M Padel and Socceroof in a pair of industrial leases totaling 150,000 square feet at 6558 E. Campus Drive and 6422 E. Campus Drive in Northeast San Antonio. The two former distribution buildings, spanning 50,000 square feet and 100,000 square feet, will be converted into a combined sports and recreation destination offering tennis, padel, and indoor soccer. NAI Robert Lynn’s Giancarlo “GC” Carriero, Tommy Tran, and Carey Chan represented the tenants in the transaction. The project marks a significant expansion for both brands with their first location in Texas.

LEWISVILLE, Texas – Boot Barn, an American retailer that specializes in Western wear, cowboy boots, workwear, home decor and other outdoor recreation merchandise, leased 15,477 SF in Vista Ridge Village, a retail center at 2325 S. Stemmons Freeway (IH-35E) at Round Grove Road (FM 3040). David Zoller with Weitzman handled negotiations for the landlord. Weber Retail Realty represented Boot Barn.

AUSTIN – Golf Lounge 18, an indoor virtual golf facility, has leased 12,000 SF in Shops at Tech Ridge, a retail center at IH-35 South and Parmer Lane. Nick Naumann and James Van Trease with Weitzman handled negotiations as tenant representative for Golf Lounge in cooperation with master broker Tyler Lyman with True Commercial Real Estate. The Retail Connection represented the shopping center.

HELOTES, Texas – Helotes Retail Partners, Ltd., a limited partnership managed by Weitzman, has acquired Helotes Plaza, a 51,933-SF neighborhood retail center at 12901-12952 Bandera Road in the San Antonio market. David Nicolson with Weitzman negotiated the acquisition in cooperation with the acquisition team of Stephen R. Schmidt, Weitzman’s Chief Investment Officer. SRS Capital Markets represented the seller. Weitzman will lease the center under the direction of Vice President Will McDonough. Tenants at the fully leased center include Dollar Tree, Advance Auto Parts, Dairy Queen, Harbor Health, Subway, Kumon, Momentum Physical Therapy, and others.

YORK, Pa. – CBL Properties and its 50% joint venture partner announced the sale of York Town Center, a dominant open-air retail center in York, Pa., for $50.65 million. The transaction was completed at an 8.5% capitalization rate.

SARASOTA, Fla. – Broad Creek Capital announced the acquisition of The Crossing at Palm Aire, a 315-unit multifamily community in Sarasota, Fla. BCC acquired the property alongside co-sponsor Hillridge Capital, with Abod Capital Solutions investing as a co-limited partner in the joint venture.
