RNR Real Estate Briefs from Realty News Report   –  HOUSTON – Nathan Sommers Gibson Dillon, formerly Nathan Sommers Jacobs, leased 8,246 SF in the Four Oaks complex at 1400 Post Oak Blvd. The firm had been located in Williams Tower. Kevin Kusher and Andrew Zeplain of CBRE negotiated the lease on behalf of the firm. Recently renamed, the law firm was founded in 1970 by Marvin D. Nathan, former trial attorney in the Civil Rights Division of the U.S. Department of Justice. Bankruptcy law attorney, Ronald J. Sommers, joined in 1976. The firm’s new name reflects the commitment to the firm’s next generation, with George R. Gibson and Andrew H. Dillon being added.


SUGAR LAND, Texas – In an agreement facilitated by Sugar Land Economic Development and Tourism, Frazer, a provider of emergency vehicles, will move its headquarters from Houston to Sugar Land. The company leased 150,000-SF at 1410 Gillingham Lane and will create 286 new jobs with an average annual salary of $71,000. Laura A. Griffin is CEO of Frazer. The company is leasing space from CVH Capital Partners LLC.


HOUSTON – Skanska opened 1550 on the Green, a 28-story, 375,000-SF office building in downtown. The Norton Rose Fulbright law firm will relocate into the building in 2024. The remaining office space will be leased by Connie O’Murray and Tyler Garrett of JLL. Lindsey McKean of SHOP Companies will lease retail. Skanska broke ground in June 2021.


HOUSTON – John Hornbuckle of Cypressbrook Company represente ABM Insurance & Benefit Services, which leased 6,874 SF of office space at The Meadows at Interwood on Heathrow Forest Parkway. Valere Costello Brummet and Associates represented the landlord, 14950 Meadows, L.P.


HOUSTON – Oxford Partners represented Ayming USA, which leased 4,226 SF at 2603 Augusta Dr. Oxford Partners’ Vincent Vega & Perry Mazzone represented the tenant, Ayming USA. The landlord, American National Insurance Company, was represented by Terri Torregrossa of Avison Young.


TOMBALL, Texas – Andy Ayers of Cypressbrook Company represented Building Blocks Texas ABA, which leased 3,318 SF on Dowdell Road in Tomball.The andlord, The Offices on Dowdell, LLC, was represented by Mark Johnson of KW.


HOUSTON – M & R Finger Investments Ltd. has sold a 3,772-sf retail building on 0.51 acres at 13419 Woodforest Blvd. to 612 Live Oak LP. Marc Peeler of NewQuest Properties represented the seller. David Olsen of Essential CRE represented the buyer.


BRENHAM, Texas – George Montes of Cypressbrook Company represented Berry Companies which leased 12,000 SF of warehouse space on 5.5 acres of land on Hwy 290 in Brenham. Lindi Braddock of Coldwell Banker Properties Unlimited represented the landlord.


THE WOODLANDS – Greg Usher of Cypressbrook Company represented Mitchell Minerals I, Ltd., which renewed its leased at 2204 Timberloch Place. Cathy Young of the SVN J. Beard Company represented the landlord, Timberloch Inc.


HOUSTON – Oxford Partners represented Abbott & Associates in the lease renewal of 4,848 SF at 12600 Featherwood Dr. Oxford Partners’ Ryan Hartsell represented the tenant, Abbott & Associates. Th landlord, Mission Featherwood GP, LLC, was represented by Ryan Clark of The Mission Companies.


ROSENBERG, Texas – Gulf Coast Educators Federal Credit Union leased 1,610 sf of retail space in Brazos Town Center Phase I, located near Highway 59 in Rosenberg from NewQuest Properties. Nina Irwin of NewQuest Properties represented the landlord. Vincent Barletta of Prime Real Estate Services represented the credit union.


HOUSTON – Oxford Partners represented Pressify Inc in the lease of 3,185 SF located at 11381 Meadowglen. Oxford Partners’ Jacob Summers represented the tenant, Pressify Inc. The landlord, FLT Meadowglen-Frontier, was represented by John Kruse of Cushman & Wakefield.

Texas RNR Real Estate Briefs from Realty News Report

 FORT WORTH – Stonelake Capital Partners acquired 4400 Diplomacy Road, a 119,995-SF distribution building that is 100 percent leased to Litex Industries and is located in CentrePort Business Park, part of the Great Southwest industrial submarket. CentrePort is a 1,300-acre master-planned business park near D-FW Airport. Cushman & Wakefield’s Jim Carpenter, Jud Clements, Robby Rieke and Madeleine Supplee represented the seller. The Stonelake Capital Partners team of Coleman Brown, Michael Massad, Will Thomas and Keontae Burns led the acquisition side.


PLEASANTON, Texas – Partners Real Estate arranged a 18,000-SF. lease with Avensis Energy at 206 Oil Road in Pleasanton. Partners’ Carlos Marquez and Brian Heines represented the landlord, Four Seasons Business Park II LTD. in the transaction. The tenant was represented by Sonit Seth with The Seth Brothers Team.


AUSTIN – AOG Living has broken ground on The Evergreen at Whisper Valley – the first multifamily development within the 2,067-acre, master-planned community of Whisper Valley in East Austin, developed by Taurus Investment Holdings. Developed by AOG Living and designed by The Sage Group, the 348-unit, community will open in 2025. The Evergreen at Whisper Valley is located at 16601 East Braker Lane, just off SH-130 and FM 973, in Whisper Valley.


DALLAS – A local group leased a 1,333-SF historic house at 2414 North Henderson Avenue near Belmont Avenue for the location of Lawnie’s, an “old-school” ice house. Matthew Rosenfeld and Kevin Butkus with Weitzman handled negotiations. The home, build in 1924, will feature beer, basic cocktails and other options.


DALLAS – Stream Realty Partners announced the completion of a multi-million dollar capital improvement project at 2515 McKinney, an 18-story Uptown Dallas office tower owned by institutional investors advised by J.P. Morgan Global Alternatives. The architect was Entos Design and general contractor was Michael Walker Construction. Dan Minkoff is Executive Director at J.P. Morgan.


ALLEN, Texas – Partners Real Estate arranged the sale of a 11,828-SF medical office property on Suncreek Drive. Partners’ Ryan McCullough and Bennett Greenbaum represented the seller, 107 Suncreek, LLC.


CEDAR HILL, Texas—Miss A, the first and only one-dollar shop for beauty items, leased 4,851 SF in Hillside Village, an open-air regional retail destination on W. FM 1382. Gretchen Miller, Emilie G. Paulson and Bryn Carden with Weitzman handled negotiations for Hillside Village on behalf of PREP Property Group. The retailer was represented by New Territory Partners, LLC.


SAN ANTONIO – Partners Real Estate arranged the sale of 5 acres of land located along FM 2252, near Marcbach Lane. Partners’ Carlos Marquez and Gustavo Torres represented the seller, Escamilla Rosa Children’s Trust in the transaction. The buyer was represented by Samantha Flores with Accelerated Commercial Real Estate.

 McLEAN, Va. – Transwestern Real Estate Services announced its Northern Virginia office has moved from Tysons Tower to Westpark Corporate Center at 8444 Westpark Drive in McLean. The new Transwestern Virginia office is strategically situated within the dynamic and highly amenitized office park, adjacent to The Boro Tysons mixed-use development.


NASHVILLE – Southwest Value Partners and StreetLights Residential, development partners of two multi-family residential towers under construction at Nashville Yards will begin leasing this summer. Named The Everett and The Emory, the 34- and 35-story towers will open in November and will together offer more than 650 units in Nashville Yards in downtown Nashville.


LOS ANGELES –  JLL Capital Markets secured acquisition financing for Cobalt Apartments, a 135-unit asset with 14,754 SF of retail in Culver City, Calif. JLL represented the buyer, Helio Group, in securing a $40 million loan from a regional bank. The property sits on an 0.89-acre parcel along Washington Blvd, across the street from Sony Pictures Studios near interstate 10.


CHARLOTTE, NC – Lee & Associates opened a new satellite office in Charlotte, N. C. The office will specialize in industrial and office landlord and tenant representation, with plans to strategically recruit teams to grow their capabilities in land, retail, multifamily, and investment sales. The Lee & Associates Charlotte team will be led by Greg Pieratt as President.
