RNR Real Estate Briefs – (Realty News Report) – HOUSTON – The Perch, a rooftop restaurant and bar overlooking Main Street, will debut in early 2026 as part of an expansion of the JW Marriott Houston Downtown in the historic Battelstein’s Building. Rafael Gonzalez will serve as Executive Chef. The Perch will be open for lunch, happy hour, and dinner.
MAGNOLIA, Texas – Smith Douglas Homes purchased a 60-acre tract at FM 1488 and Mill Creek Road in Magnolia. Diana Gaines of SVN | J. Beard Real Estate represented the seller, Red Hill Ventures, in the transaction. The property will be the site of Pinemoor, the first self-development project in the Houston market for Smith Douglas Homes. The new single-family community will feature 216 residential lots and include a central park The first phase of lots is expected to be delivered in July 2026, with home sales starting in the fourth quarter. Future plans for the remaining 35 acres held by Red Hill Ventures include a mixed-use development and multifamily..
BROOKSHIRE, Texas – Mars Shipping Service leased 101,678 SF at 4006 Westport Drive. Abraham Richardson with Stream and Alex Zhang with TopSky Commercial represented the tenant. Cape Bell, Billy Gold, Joseph Smith, and Savannah Smith with CBRE represented the landlord.
HOUSTON – Whitestone REIT acquired Ashford Village, an 81,407-SF grocery-anchored retail center at 1801 S. Dairy Ashford Road in west Houston. John Indelli, Ryan West, Dawson Hastings, and Max Myers of JLL Capital Markets represented the sellers, Spencer Hough, Tommy Le (3 Real Estate Group) and George Giannukos. Built in 1979 and renovated in 2014, the center is anchored by Seiwa Market, a specialty Japanese grocery retailer, and includes tenants such as Dollar Tree, Book Off, Goldfish Swim School, Giggles and Fun, and Salon Village.
HOUSTON – Madison Realty Capital has originated a construction loan to Transwestern Development for the development of The Birdsall, Auberge Collection, a 34-story mixed-use tower with 44 residential units above a 105-room hotel near River Oaks. The Birdsall, Auberge Collection site represents one of seven parcels within The RO, Transwestern’s 17-acre master-planned development on Buffalo Speedway at West Alabama. The project will include multifamily, hospitality, office, and retail spaces in a walkable environment. Matt Kafka and Mark Fisher of JLL arranged the loan on behalf of Transwestern.
HOUSTON – La Vaquita leased 20,000 SF at 3156 Produce Row. Tyler Maner, Abraham Richardson, and Will Mason of Stream represented the landlord, Cire Equity. Kyle Jett and Kristian Nielsen of Newmark represented the tenant.
HOUSTON – Johnson Brothers leased 11,250 SF at 3340 Greens Road. Natalie Gilbert and Jack Rathe of Stream represented the landlord, Prologis. Ryan Hartsell of Oxford Partners represented the tenant.
HOUSTON – H&H Asset Holdings purchased a 15,000 SF industrial building on 8.5 acres at 1360 Hugh Road. John Hornbuckle of Cypressbrook Co. represented the seller, Antex Roofing. Joe Brockman of Cushman & Wakefield represented the buyer.
FULSHEAR, Texas – Strive announced the sale of Cross Creek Plaza in Fulshear. Located at the corner of FM 1463 and Fulshear Bend Drive, the 16,963-SF retail center was built in 2024 and is 100% leased. Jake Dutson of Strive represented the seller, a Houston-based developer. The buyer, a California-based 1031 exchange investor, was represented by John Kourafas of the Visintainer Group.
TOMBALL, Texas – Einstein Bros. Bagels leased 2,100 SF at Tomball Town Center, located at 14090 FM 2920 Road in Tomball. The new addition enhances the retail lineup within the 141,500-SF Kroger-anchored shopping center, which is 96% occupied. Jeff Tinsley of SVN | J. Beard Real Estate, represented the private landlord in the transaction, while Lunden McGill with Baker Katz represented the tenant.
HOUSTON – LS-Cargo Logistics USA Corp leased 5,179 SF at 2 CityNorth, Suite 1625, 16945 Northchase. D.J. Hale of Oxford Partners represented the tenant. The landlord, CityNorth Owner LLC, was represented by Robert Willard of Lincoln Property Co.
HOUSTON – Ryan Dierker and Axel Hevener of Newcor arranged a 1,973-SF office sublease at 480 Wildwood Forest Drive in The Woodlands.

DALLAS –Rock’em Western Wear, a retailer of handcrafted boots, apparel, and accessories, has leased 20,000 SF in Preston Valley Shopping Center, located at 5850 LBJ Freeway at Preston Road, for its first Dallas-Fort Worth location. Emilie Paulson and Ben Terry with Weitzman handled negotiations as project leasing representatives for Preston Valley. Michael Zatopek and Chris Zatopek with Resource Commercial Real Estate represented the retailer. Founded in Houston and led by Raul Gomez and Juany Yasmin, Rock’em grew from a small social media venture into a thriving western fashion brand with deep roots in Mexican craftsmanship. Products are handcrafted in León, Mexico, a city known for its leatherwork and bootmaking tradition.
FRISCO, Texas – Whitestone REIT acquired the 90,391-SF World Cup Plaza at northeast corner of Main Street and Dallas North Tollway in Frisco. Tenants include Blue Goose Cantina, The Green Gator, The NOW Massage, Hikari Sushi & Grill, and more.
PLANO, Texas – Technical Manufacturing & Sales DBA Solutions Technology has renewed 7,000 SF of flex space in Park Forest Business Center, 11601 Plano Road, Plano. Jason Finch, formerly with Bradford Commercial Real Estate Services, represented the landlord, Tyler Family Real Estate Investments.
PLANO, Texas – Strive announced the sale of the 7,682-SF Lightbridge Academy on Preston Meadow Drive and Legacy Drive in Plano. Jackson Brewer of Strive represented the seller, a Houston based developer. Hudson Lambert and Harrison Beethe of Strive represented the buyer, a local Dallas 1031 buyer.
FRISCO, Texas – Layne’s Chicken Fingers, a chain founded in College Station in 1994, announced a 44-unit franchise agreement with real estate and restaurant developer Eli Cohen to expand across West Texas, San Antonio, and the Coastal Bend. As part of the agreement, multiple new Layne’s locations will open in Lubbock next year. Recently, Layne’s executed a 12-unit deal with an experienced Wendy’s operator to develop the Rio Grande Valley, an eight-unit deal with a former water bottling entrepreneur to develop in The Big Country area in Texas, and a four-unit agreement with a hospitality professional to grow the brand in South Fort Worth.

LOS ANGELES – American South Capital Partners, a joint venture between Los Angeles-based SDS Capital Group and Shreveport, La.-based Vintage Realty Co., has completed the first closing of its newest affordable housing investment vehicle, American South Real Estate Fund III, securing $60 million in initial capital commitments toward its $500 million target. ASREF III builds on the momentum of its predecessor, ASREF II, which closed in February 2024 with $174 million in equity commitments. ASCP provides equity financing to owners and developers of affordable and workforce housing projects across 10 Southern states.
BETHESDA, Md. – Elme Communities completed the sale of 19 multifamily communities to an affiliate of Cortland Partners for $1.6 billion. The portfolio sale marks the first step effecting the company’s plan of sale and liquidation. The multifamily real estate investment trust owns and operates apartment homes in the Washington, D.C. metro and the Atlanta metro.
MEMPHIS – Hunter Hotel Advisors announced the sale of the 600-room Sheraton Memphis Downtown. The property was sold by an institutional seller to the City of Memphis in a transaction led by Spencer Davidson and Tim Osbornes at Hunter Hotel Advisors. The Sheraton is the largest hotel in Memphis and serves as the city’s primary headquarters hotel for convention and group business. The hotel has 18,131 SF of meeting space, an indoor pool, fitness center, and direct access via enclosed skywalk to the 300,000-SF Renasant Convention Center, which recently underwent a $200 million modernization. The city will partner with Carlisle Development Group to renovate the hotel.
