HOUSTON – (Realty News Report) – Three new tenants – Renewa, Terra Energy Partners and Houston Business Journal – have leased office space in the Central Park Post Oak development just north of The Galleria.
The Central Park Post Oak is a redevelopment of the 50-year-old Post Oak Central, designed by architect Philip Johnson for the Gerald D. Hines Interests development firm.
182,000 SF Leased
The transformative redevelopment has registered success. Central Park Post Oak has added over 182,000 SF of new tenants since April 2024.
The redevelopment will enlarge the 17-acre project to include 150,000 SF of restaurant and retail space, which can appeal to residents in nearby high-rises including the adjacent 44-story Ritz-Carlton hotel and condominium tower, which is under development.
Cushman & Wakefield announced that it represented the ownership joint venture of Phoenix-based 3Edgewood, Midway and Parkway in securing three tenants in the Central Park Two building.
“The marketplace is responding very favorably to the combination of strengths being brought to bear in the transformation of an office park into the Central Park Post Oak mixed-use experience,” said Eric Siegrist, Cushman & Wakefield Executive Managing Director. “The reimagined Central Park Post Oak offers stout sponsorship by 3Edgewood, a uniquely curated and activated ecosystem of the variety Brad Freels and Midway are known for, plus the superior location of the real estate itself.”
Renewa leased 13,051 SF, represented by Brandi Sikes of SVN | J. Beard Real Estate – Greater Houston.
Terra Energy Partners, represented by Anthony Squillante and Taylor Anderson of Avison Young, leased 7,652 SF.
The Houston Business Journal, represented by Ronnie Deyo of JLL, leased 4,326 SF in the 451,954-SF Central Park Two building, located at 1980 Post Oak Blvd.
Cushman & Wakefield Executive Directors Amanda Nebel and JP Hutcheson represented the ownership.
‘“Our vision is to create a dynamic, walkable urban destination.”
“We are reimagining Central Park Post Oak to complement and enhance the newly revitalized Post Oak Boulevard,” Clayton Freels, Executive Vice President of Midway said earlier this year. “Our vision is to create a dynamic, walkable urban destination that honors the Boulevard’s rich history while meeting the evolving needs of Houston’s Uptown District. We are crafting a lifestyle for those who work, shop, and dine here.”
Houston-based Midway has developed a number of notable mixed-use developments including CityCentre, East River, Buffalo Heights, and Kirby Grove.
The Central Park Post Oak, which broke ground in April, is targeted for completion in fall of 2026. Page, OJB, and Hoar Construction are working with Midway on the redevelopment.
Previously announced lease signings with TDECU and BBVA for nearly 144,000 SF in 2024 and the project’s inaugural restaurant leases with The Henry and Sparrow Italia for a combined 13,700 SF in 2025.
