HOUSTON – (Realty News Report) – WeWork has leased space in Hines’ 609 Main at Texas building for its second coworking location in downtown Houston.
WeWork leased 56,000 SF at 609 Main at Texas — a 48-story, 1.1 million-SF office tower completed by Hines in 2017. WeWork will occupy the building’s 25th and 26th floors.
Hines was represented by Michael Anderson and Damon Thames with Colvill Office Properties while WeWork was represented by Mark O’Donnell with Savills Commercial Real Estate.
“Houston is a thriving business hub and innovative city,” said Nathan Lenahan, General Manager, WeWork. “We are excited to expand our footprint with a second location downtown and continue to strengthen the WeWork network with the opening of 609 Main Street.”
This will be the company’s second location in downtown Houston adding to WeWork’s location at The Jones Building (709 Main Street). WeWork 609 Main Street will be WeWork’s fourth location in the Houston metro area including WeWork Galleria Office Tower I and 1725 Hughes Landing in The Woodlands.
WeWork members will receive 24/7 building access, micro-roasted coffee, community events and business services. In addition to WeWork’s signature offerings and amenities, WeWork members will also have access to 609 Main at Texas’ lobby café and 7,000-square-foot high-performance fitness center.
Hines Senior Managing Director Philip Croker said, “The modern office is evolving and providing a coworking component is essential to a building’s long-term viability. Adding a tenant of WeWork’s caliber further reinforces the strength of 609 Main and will deliver an outstanding amenity for the building and its future occupants.”
WeWork 609 Main Street will provide workspace solutions for businesses of all sizes ranging from a small business to a high-growth start-up to a Fortune 500 company. In fact, more than one-third of the Fortune 500 are WeWork members (globally), and enterprise members make up nearly 40% of WeWork’s global membership.
The tower was designed by the internationally recognized architectural firm Pickard Chilton.
Hines is a Houston-based real estate investment firm with a presence in 214 cities in 24 countries. Hines has approximately $120.6 billion of assets under management.
Hines recently announced the formation of its own coworking and management brand – Hines Squared. One of the first Hines Square facilities will be in the 717 Texas building, about two blocks from the new WeWork location.
Hines is also constructing the Texas Tower, a 1 million-SF tower in the 800 block of Texas Avenue on the site of the former Houston Chronicle building. The new building, which has its first three stories of structure erected, according to Hines executive John Mooz, is a block from the new WeWork facility.
