Denver Firm to Develop Industrial Project

HOUSTON – Quannah Partners has acquired a site at Holmes Road and Alternate Highway 90 for the development of SouthMain 90 Park in southwest Houston.

The Denver-based company announced the acquisition of a 7.84-acre infill site with access to Loop 610, Beltway 8, Highway 288, the Texas Medical Center, and other major employment and logistics hubs. The Holmes Road site will be developed with a 130,000-SF industrial facility with 32-foot clear heights, ESFR sprinklers, a 135-foot truck court, and 24 dock-high doors.

James Kadlick, Harrison Kane, and Chris Hutcheson of Colliers marketed the property on behalf of the seller.

SouthMain 90 Park will be designed to accommodate a broad range of users.

The project is expected to break ground later this year and wrap up in 2027. SouthMain 90 Park is designed to serve both owner-users and institutional tenants.

Another firm, Stotan Industrial, recently acquired 20 acres near George Bush Intercontinental Airport where it will build its first industrial project in Houston. The development, called Stotan Crossings 45, will break ground in the third quarter of 2026.

In north Houston, Quannah Partners developed the 152,000-SF Rankin 59 Logistics Park. Past Houston projects include the 183,301-SF 290 Crossroads Commerce Center and Cypress Preserve Logistics Center, totaling 557,300 SF across four buildings.
