Houston-based developer Deiso Moss and Cleary Interests are collaborating with Marriott International  on Houston’s next Ritz-Carlton, which will be located at 2120 Post Oak Boulevard.

Designed by Pickard Chilton, in collaboration with Houston-based Ziegler Cooper Architects, the building “marries classical inspiration with modern elegance,” according to the developer’s announcement.  The Rottet Studio, Houston-based design firm that has created the interiors of a numerous hotels and condominium towers, has been retained for the Ritz-Carlton project.

Houston-based contractor Harvey Cleary will build the 600-foot-tall building.

The hotel is expected to have 154 hotel guest rooms and 114 residences will be in the condominium portion of the tower. The smallest residence will be 2,200 SF.

In The Woodlands, The Ritz-Carlton Residences, which is under construction, reported an initial sales thrust of $313 million, or $4.3 million per residences.

The Ritz-Carlton Residences is part of a co-branding trend to name condominiums with the names of upscale hotels, such as Walforf Astoria or St. Regis – or luxury auto brands such as condos called Aston Martin, Porsche of Bentley.

A Realtor has not been announced for the Ritz-Carlton on Post Oak, but a sales center is under construction.

The Ritz-Carlton is not the first proposal that Deiso Moss has announced for the Post Oak parcel.

in 2022, Deiso Moss development was planning to develop a mixed-use tower there.  Its plans called for a 2023 groundbreaking for a 552,000-SF building with 100,000 SF of office space, 350 apartment units and upscale retail. Ziegler Cooper, the architecture firm led by Scott Ziegler, was designing the building. Northwind Group had provided a $26.1 million first mortgage bridge loan, which was arranged by Surya Capital Partners. But that plan apparently been replaced by the vision for the Ritz-Carlton.

The Ritz-Carlton site is adjacent to Midway’s Central Park Post Oak development, which was formerly called Post Oak Central.
