RNR Real Estate Briefs – (Realty News Report) – HOUSTON – Knightvest Capital expanded its Houston portfolio with the acquisition of Arlo Buffalo Heights, a 318-unit apartment complex at 225 S. Heights Blvd. near Washington Ave. Built in 2014, the community will undergo a comprehensive renovation program including interior unit upgrades and amenity enhancements. The complex has been renamed as the Whitmore.
HOUSTON – Rocky Lai & Associates leased 3,841 SF of office space at 2900 Weslayan. Bob Cromwell and Kevin Nolan of Moody Rambin represented the landlord. Christian Canion of JLL represented the tenant.
HOUSTON – Army Sadeghi and Brandon Duliakas, the duo behind cocktail bar Melrose, plan to open 1111, a restaurant and cocktail bar in a revitalized Radom Capital development at 1111 Westheimer in Montrose in December. They are working with Michelin-starred Chef Emmanuel Chavez as well as award-winning cocktail consultants on elevated cuisine and inventive cocktails in a high-style setting.
HOUSTON – Cetco Energy Services Co. leased 7,213 SF of office space at 16350 Park Ten Place. Joel Dalak and Kurt Kistler of Moody Rambin represented the landlord.
HOUSTON – Saber Power renewed and expanded to 57,214 SF at 13100 Space Center Blvd in Houston. Partners Real Estate’s Charlie Neuhaus and Harrison Schuhmacher represented the tenant.
HOUSTON – Houston Classical Charter School broke ground on a two-story, 30,000-SF middle school building at 6403 Addicks Clodine Road. Founded by Deyvis R. Salazar in 2019, the school provides tuition-free education for young scholars in Houston and will serve 500 fifth through eighth-grade students. Completion is planned by July 2026. Butler Cohen Design + Build is the architect.
HOUSTON – JLL Capital Markets arranged the sale of a 375-home single-family rental portfolio across Texas, Georgia, and North Carolina. JLL’s Matthew Putterman, Jim Humphries, Daniele Colbertaldo, Casey Sherman, and Rhett Robins represented the seller, Bridge Tower Partners. The homes, with an average vintage of 2018, are in Dallas, Houston, Fort Worth, San Antonio, Charlotte, and Atlanta.
HOUSTON – Greystone, a national commercial real estate finance company, provided $46,972,000 in Freddie Mac financing to refinance a two-property multifamily portfolio totaling 674 units in Houston.

SAN ANTONIO – Escalera Capital has partnered with Onset Hospitality to curate and operate the La Villita Assembly Hall to become the first food hall on the San Antonio River Walk. Onset’s Jay Coldren, former CEO of Time Out Market, Global Brand Leader for Edition Hotels, and former Managing Director of Dean & Deluca, will lead the project. JLL helped secure the new operator and is handling leasing on behalf of the landlord. The food hall will house a collection of chef-driven vendors, multiple bars, and cultural programming.
LEANDER, Texas – Tri Pointe Homes, a homebuilder serving the Texas market for 50 years under the brand name Trendmaker Homes, has acquired two parcels of land for new communities in Leander, north of Austin. Ridgeview Reserve will offer 42 homes and Noven will have 108 homes, both on 70-foot lots. Both are expected to open in summer 2026.
McQUEENEY, Texas – A Texas-based buyer acquired McQueeney Boat & RV Storage, an 85-unit facility totaling 35,800 SF in McQueeney. Bill Bellomy, Michael Johnson, Logan Foster, and Hugh Horne of Versal represented the seller, DFD Interests LLC of Tyler.
DALLAS – Polygon, the Dallas-based co-warehousing company providing flexible warehouse space to entrepreneurs, opened a 55,000-SF building at 4900 Calvert St., Dallas. Polygon’s specializes in flexible warehouse spaces ranging from 150 to 2,500 SF.
AUSTIN – Avison Young has been retained by Starwood Land, an affiliate of Starwood Capital Group, as the exclusive broker for the disposition of development parcels totaling 266 acres within two large scale master planned communities in the Dallas and Austin submarkets. Mike B. Kennedy and Sullivan Johnston are marketing 51 acres of multifamily, duplex, and commercial development parcels in Waxahachie’s Myrtle Creek community south of Dallas. East of Austin in Del Valle, 216 acres are for sale in the Revelry community, formerly known as Mirador. Starwood acquired both projects from Hines in early 2025 as part of the $800 million portfolio acquisition.
BEAUMONT – A Houston-based buyer acquired TitleMax Strip, a 4,000-SF building on College Street in Beaumont. Jackson Brewer of Strive represented the buyer.

LAS VEGAS – Google Fiber leased space on the first floor of Meridian, Summerlin’s newest Class A office campus at 1 Meridian Vista Drive. GFiber will take occupancy in Spring 2026. Meridian is a three-story 147,602-SF building near Downtown Summerlin. Charles Van Geel of Cushman & Wakefield represented the landlord, Howard Hughes.
NORWALK, Conn. – V2 Capital Management acquired the 129-room EVEN Hotel Norwalk in Norwalk, Conn. from 6R Capital Group. Spencer Davidson of Hunter Hotel Advisors brokered the sale.
BETHESDA, Md. – Walker & Dunlop arranged $156.6 million to finance five multifamily community acquisitions by Boston Capital Real Estate Partners in 2025. The transactions represent 1,351 units across four properties in the Southeast and one in Texas. Fannie Mae provided the capital.
LONGMONT, Colo. – Assurance Hospitality and Affiliates acquired three Marriott hotels in Longmont: the 78-key Courtyard Boulder Longmont, 90-key SpringHill Suites Boulder Longmont, and 84-key Residence Inn Boulder Longmont, along with The Meeting Place, an 1,860-SF meeting and event space. Hunter Hotel Advisors brokered the sale on behalf of an institutional seller and arranged financing.
GLENDALE, Ariz. – NextWave Investors, led by Managing Partner David Sloan, purchased the Ascension at Manistee Ranch, a 71-unit build-to-rent townhome community in Glendale, Ariz. for $23.45 million. David Fogler and Steven Nicoluzakis of Cushman & Wakefield represented the seller, Kinella Capital (TK Stratton, Principal).
GARDEN GROVE, Calif. – CBRE brokered the sale of two apartment properties in Garden Grove, Calif. Meadow Grove, a 33-unit community at 13882 Clinton Street, sold for $12.91 million. Built in 1985 by the original developer, CBRE’s Dan Blackwell and Jack O’Connor represented the heirs of the original owner-builder and identified the Orange County-based buyer. The second property, at 12841–12879 Nutwood Street, includes 15 units and sold for $4.45 million. CBRE’s Blackwell, O’Connor and Amanda Fielder represented the Orange County-based seller and the California-based all-cash 1031 exchange buyer.
SAN MATEO, Calif. – Harvest Properties, in partnership with Stockbridge, has acquired the 379,615-SF Clearview Business Park at 3000–3155 Clearview Way in San Mateo, Calif. The partners plan to re-entitle the 22-acre property as a for-sale residential community, which will include affordable housing. The redevelopment plan includes up to 225 townhomes and single-family homes. The property includes six office buildings and is partially leased to GoPro through 2026.
OCALA, Fla. – Transwestern Development Co., in partnership with QuadReal Property Group, has leased Building One at Trailhead Logistics Park in Ocala, Fla., to a third-party logistics provider serving a global e-commerce company. The 943,426-SF, full-building deal is one of the largest industrial leases in the Central Florida market this year. Transwestern acquired the land in 2021 and delivered Building One in 2023. The next phase of the project on 220 adjacent acres will add three buildings totaling 3.2 million SF. Transwestern was represented by Jared Bonshire, David Perez, Taylor Zambito, and Ryan Hubbard of Cushman & Wakefield and Bartow McDonald of SVN.
GRAND RAPIDS, Mich. – Texas de Brazil, the renowned Brazilian-American steakhouse, has opened a location at Woodland Mall in Grand Rapids, Mich.
