RNR Real Estate Briefs from Realty News Report – HOUSTON – Colliers reported that retail space was leased for Cooking Girl, a Sichuan-inspired restaurant located at 414 Travis Street in Downtown Houston, adjacent to Market Square. This will be Cooking Girl’s fourth location in the Houston and a fifth is planned. Kimberly Lenardson and Adriana Shaw of Colliers represented the landlord, One Market Square. It’s near Hines’ 47-story Texas Tower and Hines’ 46-story Brava apartment tower.
HOUSTON – JLL announced the renewal and expansion of the lease for Stephens Insurance at Nine Greenway Plaza in Houston. The firm, one of the largest privately owned insurance brokerages in the U.S., and its affiliated entities, Stephens Inc. and Stephens Investment Management Group, have expanded their office space to 35,454 SF, with plans to occupy a full floor-and-a-half. JLL’s Don King and Anya Marmuscak represented the tenant. Parkway Properties’ JP Hutcheson and Amanda Nebel represented the landlord.
HOUSTON – Oxford Partners represented GameOn, which leased 6,694 SF at 1450 W Sam Houston Parkway North. Oxford Partners’ Ryley Caton represented the tenant. The landlord, Fort Capital, was represented by Lesley Rice and Andy Parish of Partners Real Estate.
HOUSTON — Chase Tucker and Christian Villarreal with Finial Group executed the sale of an 8,000 SF building at 6631 Theall Road in the Cutten Grove Industrial Park in Northwest Houston. Wyatt Huff and Cary Latham with Partners Real Estate represented the buyer.
HOUSTON — Essential Dental has leased 1,559 SF of retail space in Bingle Crossing at U.S. Highway 290 and Bingle Road, from NewQuest Properties. Kevin Sims of NewQuest Properties represented the landlord. Alyx Haraway Penland of SHOP Cos. represented the tenant.
GALVESTON, Texas — Xfinity opened a 1,600 SF store in Galveston Place at 61st Street and Central City in Galveston. The landlord was represented by Ali Runkel of Kimco Realty and the tenant was represented by Bunny McLeod and Katherine Wildman of Wulfe & Co.
SANTA FE, Texas – Marcus & Millichap announced the sale of the Santa Fe Storage portfolio, a 97,090 SF collection of storage facilities with four locations in Santa Fe, according to Ford Noe of the firm’s Houston office. Dave Knobler and Charles “Chico” LeClaire had the exclusive listing on the portfolio, which includes 654 non-climate units, 24 outdoor parking spaces, two small office spaces, a billboard and an efficiency apartment.
HOUSTON — Benjamin Moore Paints has leased 1,633 SF at Golden Plaza Shopping Center, 5727 Westheimer. The tenant and landlord were represented by Katherine Wildman and Bunny McLeod of Wulfe & Co.
HOUSTON — Paramount Transportation Systems Inc. extended its 64,576 SF industrial lease at World Houston International, Bus Park #11, in Houston. Newmark’s Jay Magness, Joshua Brown and Kaitlyn Duffie represented the tenant. InSite Realty Partners, LP, represented the landlord, Eastgroup Properties, LP.
HOUSTON — Chase Tucker and Andrew Bischoff with Finial Group executed a 3,625 SF lease at 11421 Todd Street in Houston. The tenant is Brown Corrosion Services.

DALLAS – Transwestern Investment Group announced the sale of a mixed-use portfolio including four office buildings, retail, and medical office located in the CityLine development in Richardson. The assets are 97% occupied and were sold on behalf of undisclosed clients for which TIG provides asset management services. The assets comprise 2 million SF of office space, 120,000-SF of retail and a 42,000-SF medical office building. The portfolio is the focal point of the master-planned CityLine community, a 186-acre mixed-use development featuring eight apartment complexes, 30 restaurants and bars, a 148-key Aloft hotel, and 21 acres of green space. Newmark represented the seller .
FORT WORTH — Neveon USA, Inc. signed a new 50,000 SF office lease at 7617 Pebble Drive in Fort Worth. Newmark’s Frank Puskarich and Louis Pascuzzi represented the tenant. Holt Lunsford Commercial represented the landlord, Riverbend Business Park, LLC.
AUSTIN — Newmark arranged the sale and financing of South Congress Commons, a 68-unit, value-add multifamily asset located minutes from downtown Austin. The asset was acquired by an affiliate of Narrow Road Group, an Austin-based investor, operator and developer. Newmark’s Chase Easley was retained by seller Firm Capital to market the asset. Anthony Tarter of Newmark’s Debt, Equity & Structured Finance group helped arrange the financing on behalf of the buyer.
CARROLLTON, Texas — Network Wireless Solutions, LLC, renewed a 129,611 SF full-building lease at 2040 McKenzie Drive in Carrollton. Joe Santaularia of Bradford Commercial Real Estate Services represented the tenant. Sara Ozanne and Mac Hall of Stream Realty Partners DFW, LP, represented the landlord, BREIT Industrial Canyon TX1M15, LLC.
FARMERS BRANCH, Texas — Fay Servicing, LLC signed a new 47,951 SF office lease at Browning Place I in Farmers Branch. Newmark’s Duane Henley represented the landlord, TCI Park West I, Inc. Cresa Dallas represented the tenant.
ROCKWALL, Texas – JLL Capital Markets arranged financing for Rockwall Distribution Center, a newly constructed, 301,000 SF industrial building in Rockwall. JLL represented the borrower, Westcore, to secure the loan from a private investment manager. The JLL Capital Markets Debt Advisory team was led by Aldon Cole, John Rose, Will Mogk and Brad Vansant.
FORT WORTH— Weitzman and The Kroger Co. has broken ground on Bonds Ranch Marketplace, a community retail center located at the northeast corner of US-287 and Bonds Ranch Road in Northwest Fort Worth. The center, planned for completion in the fourth quarter of 2024, will be anchored by a 128,000-SF Kroger Marketplace, the tenth for Kroger in Fort Worth.

COLORADO SPRINGS, Colo. – Houston-based Hines, the global real estate investment, development, and property manager, together with MBK Rental Living announced plans for Retreat at Mountainside, a 284-unit apartment community in the Briargate neighborhood of Colorado Springs., Retreat at Mountainside will boast permanent, unobstructed mountain views. Floorplans will include one-bedroom, two-bedroom and three-bedroom offerings ranging from 628 to 1,429 SF. “The site for Retreat at Mountainside is particularly appealing due to its location in a high-growth area, offering sweeping mountain views and excellent access to other parts of town,” said Chris Crawford, senior managing director and city head of the Denver office of Hines.
MISSION VIEJO, Calif.– Cushman & Wakefield brokered the sale of a 100,295 SF industrial business park in Mission Viejo in Orange County. Mission Viejo Business Center consists of six multi-tenant industrial distribution/warehouse buildings on 7.65 acres. The property is 99 percent leased to 43 tenants and was acquired by MIG Real Estate. Jeff Chiate, Bryce Aberg, Jeffrey Cole, Rick Ellison, Mike Adey and Zach Harman of Cushman & Wakefield’s National Industrial Advisory Group in Southern California represented the seller.
ALBUQUERQUE, N.M.– Versal announced the sale of American Self Storage in Albuquerque’s Uptown neighborhood. The property has 535 units totaling 61,537 SF. Bill Bellomy, Michael Johnson, Logan Foster and Hugh Horne of Versal represented a private investor in an off-market transaction. Versal is an Austin- and Los Angeles-based commercial real estate firm with a team exclusively focused on the self-storage industry.
DALLAS – Dallas-based Rosewood Property Company recently acquired three self-storage facilities in various Southwest cities, including Vista, California, Tempe, Arizona and Las Vegas. These acquisitions bring the company’s total to 82 self-storage facilities across the nation. The Vista property, located at 1317 N. Melrose Dr., is a 120,000-SF facility, while the Tempe property is a 62,000-SF facility located at 1964 E. University Dr, down the street from the Arizona State University campus. Extra Space Storage will serve as the properties’ management company.
