RNR Real Estate Briefs – (Realty News Report) –HOUSTON – Russell and Sons Holding Co. acquired 2216 Pech Road, a 24,825-SF property on 2.0 acres in northwest Houston. Richard Glass, and Conrad Chambers of Lee & Associates represented the seller, All-Tex Erection Systems. The property consists of two industrial buildings and features 400-amp, three-phase power, a 5-ton bridge crane with a 16-foot hook height, ten grade-level loading doors, and a fully stabilized yard.

HOUSTON – DLP Real Estate Capital, a private real estate investment firm based in St. Augustine, Fla., arranged a $118 million refinancing of the DLP Houston Portfolio through LoanCore Capital. The financing covers the 297-unit Elan Memorial and the 308-unit City Park in the Heights. The new floating-rate, interest-only loan has a 36-month initial term with two 12-month extension options.

THE WOODLANDS – LGI Homes, a national home builder based in The Woodlands, will list its common stock on Nasdaq Texas, a new dual listing venue headquartered in Dallas focused on firms with a Texas connection. LGI Homes will maintain its primary listing on the Nasdaq Global Select Market and will be dually listed on Nasdaq Texas under the same “LGIH” ticker symbol.

HOUSTON – De Lara Law Firm leased 1,500 SF at 2400 Augusta Drive. Oxford Partners’ Paul Viers represented the tenant. Matt Dunn of Spear-It Building Services represented the landlord, 2400 Whitt, LLC.

HOUSTON – San Diego-based Fairfield Residential has completed 1010 Waugh, a 14-story, 340-unit apartment tower in the Montrose neighborhood. The site formerly housed Houston Area Women’s Center, which opened a new campus last year.

HOUSTON – The Weston Group renewed a lease for 5,173 SF at 10101 Southwest Freeway. Oxford Partners’ Paul Viers represented the tenant. The landlord, IK 10101, LLC, was represented by Matt Easterling of LandPark.

TOMBALL – The Great Greek Mediterranean Grill has leased 2,100 SF in the Grand at 249, at TX 249 and the Grand Parkway, Tomball, from NewQuest. Andrew Alvis and Nina Kuhn-Irwin of NewQuest represented the landlord. Jaspreet Kamboj and Solange Bryan of Franchise Real Estate represented the tenant.

TOMBALL – Sephora USA leased 4,950 SF in the Grand at 249 in Tomball from NewQuest. Andrew Alvis of NewQuest represented the landlord. Sage Klement Cuenod and David Wise of Streetwise Retail represented the tenant.

HOUSTON – Calloway, Stinson and Co. renewed and expanded to 3,023 SF at 8554 Katy Freeway. Oxford Partners’ Ryan Hartsell represented the tenant. The landlord, Ten-Voss Ltd, was represented by Angela Hernandez of Freeway Properties.

HOUSTON – Oxford Partners represented 2226 Interests LLC in the sale of the 1,040-SF building at 2226 Richmond Ave. Oxford Partners’ Vincent Vega represented the seller while Lorena Cousin of Surge Realty represented the buyer.

PASADENA – Taco Realty LLC has sold a 2,422-SF retail building on 0.69 acres at 4061 Spencer Highway, Pasadena, to Hawaiian Bros Island Grill. Andrew Alvis and Diandra Breen of NewQuest represented the seller. Eric Broussard of Resolut RE represented the buyer.

McALLEN, Texas – Partners Capital, the investment platform of Partners Real Estate, announced the acquisition of Colonnade of McAllen, a fully occupied 41,041-SF neighborhood retail center at 6500 N. 10th St, in McAllen. The transaction marks Partners Capital’s second acquisition through Opportunity Fund VI and the first retail property acquired through the vehicle.

DALLAS – Visual Comfort & Co., a home lighting solutions company, has opened its second Dallas showroom. The 4,400-SF showroom is in the heart of Dallas’ Knox neighborhood.

ANNA, Texas – Big V Property Group, The Seitz Group, Principal Asset Management, and Citizens Bank celebrated the start of construction on Rosamond Town Center in Anna, Texas, at a June 30 ceremony. Rosamond Town Center is a complementary development to Rosamond Crossing. Both will be part of a 750,000-SF complex in Collin County developed by Big V Property Group, The Seitz Group, and Principal.

NEW BRAUNFELS, Texas – Chase Bank has ground-leased a 0.75-acre pad site in Creekside Town Center, at Interstate 35 and FM 306, New Braunfels, from NewQuest. Kevin Sims and Nick Ramsey of NewQuest represented the landlord. Webb Sellers of SRS Real Estate Partners represented the tenant.

CARROLLTON, Texas – Molly Tea leased 1,600 sf SF in Carrollton Town Center. NewQuest’s Heather Nguyen of represented the landlord, while Rebecca Le represented the tenant.

WASHINGTON, D.C. – Cogent Fiber, a subsidiary of Cogent Communications Holdings, has closed the sale of 10 data center facilities for $225 million in cash to a newly formed entity sponsored by I Squared Capital. The facilities are in Phoenix, Anaheim, Burbank, and Stockton, Calif., Atlanta, Chicago, Elkridge, Md., Kansas City, Nashville, and Houston.

SAVANNAH, Ga. – Certares Real Estate Management and Clearview Hotel Capital announced the acquisition of the Hyatt Regency Savannah, a 351-room full-service hotel in Savannah, Ga.
