RNR Real Estate Briefs – (Realty News Report) –HOUSTON – Andy’s Cleaners & Alterations signed a long-term, 3,685-SF lease in the newly renovated Grogan’s Mill Shopping Center at 2100 Buckthorne Place in The Woodlands. Ryan Hutson of Hutson Realty Partners represented the tenant. Ryan Dierker and Rob Banzhaf of Newcor represented the landlord, Black Forest Ventures. The location represents Andy’s first in The Woodlands and third overall.

HOUSTON – Eastham Capital, a private equity real estate firm based in Boca Raton, Fla., announced the disposition of the 194-unit University Green Apartments at 1620 Bay Area Blvd. in Clear Lake.  The complex was acquired in 2018 by Eastham Capital Fund V, LP, as a joint venture between Mosaic Residential and Eastham Capital. At the time of sale, the complex was 97% occupied, with in-place rents having increased from $739 at the time of acquisition to $1,040.

CYPRESS, Texas – Exceed Oilfield Equipment leased 1,177 SF of office space in Cypress Village Station, at Highway 290 and Skinner Road, Cypress, from NewQuest. Nina Kuhn-Irwin of NewQuest represented the landlord.

BAYTOWN, Texas – Signature Health renewed a 11,432-SF lease at 1300 Rollingbrook Drive, Baytown. Vincent Vega of Oxford Partners represented the tenant. Courtney Buckout of Lee & Associates represented the landlord, Zions Bancorporation.

HOUSTON – Finial Group announced the off-market sale of three industrial buildings totaling 19,500 SF at 5727 Glenmont Drive. Jason Gibbons and Andrew Bischoff with Finial Group represented the seller.

HOUSTON – CWS Investments sold the 3,500-SF building at 10 Alabama Court. Oxford Partners’ Vincent Vega represented the seller. Jhakees Napolitano of Prin Group represented the buyer.

FORT WORTH, Texas – Hillwood, developer of the 27,000-acre AllianceTexas master-planned development, announced two new Class A speculative industrial buildings: Alliance Gateway 70, a 268,623-SF facility with a 36-foot clear height, and Alliance Gateway 71, a 501,235-SF facility with a 40-foot clear height. Both buildings will be located at the recently completed interchange of Independence Parkway and Henrietta Creek Road, adjacent to State Highway 170. The projects expand Hillwood’s total speculative industrial pipeline to 3.1 million SF under construction and an additional 2.6 million SF in predevelopment. Construction on both buildings began in March 2026, with completion expected in Q3 2026 for Alliance Gateway 70 and Q4 2026 for Alliance Gateway 71. The projects are designed by RGA Architects. Civil engineering services were provided by Westwood, and Hillwood Construction Services will serve as the general contractor. Alliance Gateway 70 is financed by Enterprise Bank, and Alliance Gateway 71 is financed by Comerica Bank.

SAN ANTONIO – Milam Real Estate Capital has selected Partners Real Estate as the exclusive leasing agent for Rosillo Creek Industrial Park, a master-planned industrial park expected to total 3 million square feet at 1017 Rosillo Creek Blvd in San Antonio. The 239-acre campus, which offers direct access to I-10 and Houston Street, will be purpose-built to serve the most demanding distribution, logistics, and manufacturing users. The park currently consists of an occupied 560,500-SF cross dock facility, with an additional 180 acres of developable land, which can accommodate up to 2.4 million SF of industrial space. John Colglazier, Jr., Kyle Kennan, and Roger Hill are handling the assignment.

ARLINGTON, Texas – SCM Real Estate Services has secured two new leases in downtown Arlington. Rescue Hill, a faith-based nonprofit organization focused on addiction recovery, counseling, and transitional support services, has leased 2,049 SF in Vandergriff Town Center to expand its outreach and administrative operations. RIF con, a construction firm, has leased 4,251 SF within the historic Vandergriff building. The firm completes both residential and commercial building projects.

ARLINGTON, Texas – Isotherm leased 6,000 SF in North Commercial Industrial Park, 1000 N. Commercial Blvd., Arlington, from AKRE Sunwest NCIP LLC. Todd Lambeth and Cade Navarro of Bradford Commercial Real Estate Services represented the landlord. Tristan Thompson of Matthews Real Estate represented the tenant.

PLANO, Texas – Selerix Insurance Services signed a 28,400-SF renewal and expansion, adding 15,913 SF of office space in One Legacy Circle, 7500 Dallas Parkway, Plano. Jared Laake of Bradford Commercial Real Estate Services represented the landlord, Land Legacy LP and Manas Legacy LP. Alan Wood of Site Selection Group represented the tenant.

GAITHERSBURG, Md. – WRS Inc., a real estate development firm based in Charleston, S.C., broke ground on the Lakeforest Redevelopment, a $1.2 billion project that will transform the 102-acre Lakeforest Mall site into a mixed-use “mini-city” in Gaithersburg, Md. Lakeforest Mall closed in 2023.

The redevelopment will replace 1.1 million SF of aging retail and parking lots with a community-oriented destination. The project will have 1,600 residential units, including 850 rental units and 750 for sale units including stacked duplexes, townhomes, and for sale condominiums designed to meet the growing housing demand in Montgomery County. National homebuilder NVR will build 600 new “for-sale” residential units. WRS and a partner will construct 600 rental apartment units. Potomac Housing Development will build 250 workforce housing rental apartment units.

The project will include over 470,000 SF of new retail and commercial space, with The Home Depot, Sprouts Farmers Market, and Landmark Theatres as initial tenants. There will be over 35 acres of green space, including a boardwalk, public gathering plazas, and improved pedestrian and bike networks connecting to surrounding neighborhoods.

LAS VEGAS – The Bascom Group acquired The Ellison, a 294-unit apartment complex at 9235 West Russell Road in the Summerlin/Spring Valley submarket of Las Vegas. The purchase price was $103 million, or $350,340 per unit. Newmark arranged the debt financing for the acquisition, while AXA Investment Managers US provided the acquisition loan. The Newmark represented the seller.

NORMAN, Okla. – Rainier Development Co. has executed a Master Development Agreement with the University of Oklahoma Foundation for the planned Rock Creek Entertainment District, a projected $1.1 billion, 269-acre destination in Norman, Okla. Rainier will lead planning, design, coordination, and development of the mixed-use District in collaboration with Cleveland County, the City of Norman, the University of Oklahoma, community stakeholders, and other development partners. The project is expected to include an 8,000-seat performance venue designed to host concerts, conventions, and community events, as well as University of Oklahoma men’s and women’s basketball games and women’s gymnastics meets. The broader District is intended to accommodate a mix of hospitality offerings, office space, retail, dining, residential living, and public gathering spaces.

SALT LAKE CITY – Cushman & Wakefield arranged a creative lease solution at 75 West Towne Ridge Parkway involving a 25,000-SF office space in Salt Lake City. The transaction included a lease termination for Ameritas, a direct lease agreement for AleraCare/Pure Healthcare with the landlord and an additional smaller lease for Ameritas within the same building. Cushman & Wakefield’s Dana Baird and Colliers’ Josh Smith arranged the transactions. AleraCare/Pure Healthcare was represented by a team including Newmark Mountain West and Medical Office Brokers.

TAMPA, Fla. – GTIS Partners acquired a 116-acre industrial site along Interstate 4 in the East Tampa industrial submarket for the development of 4Ward Logistics Center. JLL will handle leasing and marketing for the project, which totals 382,500 SF across two rear-load distribution buildings.
