Raymond Levy is the Co-Founder and Managing Principal for Unilev Capital.
HOUSTON – Colliers announced the sale of Clear Lake Apartments, a 244-unit community at 300 Cyberonics in Clear Lake. The seller, WWC, XLI, was represented by Chip Nash, Bob Heard, and Jaleel Adatia. Clear Lake Apartment Homes, built in 1979, is only minutes away from NASA, Spaceport, Clear Lake Medical Center, and University of Houston-Clear Lake and Baybrook Mall.
HOUSTON — 35 South Capital bought the 84-unit Village Place Apartments in the Hedwig Village neighborhood of Houston – one of six Memorial Villages on the city’s west side. Newmark was credited with assisting in the purchase. The project has 13 buildings on a 3.5-acre site near Interstate 10. John Morton is the CEO of 35 South Capital.
HOUSTON – Concept Neighborhood – the Houston-based real estate investment, development and management company behind the authentic walkable neighborhood The Plant in Second Ward – executed a 22,000 SF lease at 3100 Canal St. with Crux Climbing Center, an Austin-based climbing and fitness gym. Jeff Kaplan is a principal of Concept Neighborhood.
ROSENBERG, Texas — QSR Real Estate Holdings, LLC, acquired one acre in Brazos Town Center Phase II at Interstate 69/US Highway 59 and FM 762 in Rosenberg, from NewQuest Properties, which was represented by Bob Conwell and Austen Baldridge. David Meyers of NewQuest Properties represented the buyer.
HOUSTON – Transwestern Real Estate Services announced Celebree School has signed a 9,095 SF lease with a 6,000 SF outdoor area in Tamarron Retail Center on FM 1464 Road in Katy. Transwestern’s Crystal Allen and Loch Cook represented the franchise owners, Tejani Group. The school will accommodate 180 students between the ages of six weeks and 12 years.
PASADENA, Texas – Katie Keys of Junction Commercial Real Estate represented a buyer in the purchase of a 10,000-SF industrial building on 2 acres at 250 North Witter Street, near Red Bluff Road in Pasadena. Along with the purchase, Keys negotiated a long-term leaseback with the seller, represented by Ed Franz of CBRE.
ROSENBERG, Texas — Onyx Nail Bar leased 4,733 SF in Brazos Town Center Phase I from NewQuest Properties, which was represented by Nina Irwin. Tan Le of B&W Realty Group represented the tenant.
RICHMOND, Texas — Romails Studio leased 1,750 SF of retail space in the Grand at Aliana at W. Grand Parkway S/TX 99 and W. Airport from NewQuest Properties, which was represented by Josh Friedlander and David Meyers. Almas Tejani of Walzel Properties represented the tenant.

GRAND PRAIRIE, Texas — Constellation Real Estate Partners, an investor and developer of logistics properties, in partnership with Northwestern Mutual, has acquired 10 acres of land at 901 E. Avenue K in Grand Prairie for development of Constellation Commerce 360, a two-building, 200,493 SF state-of-the-art industrial project. Completion is scheduled for the first quarter of 2025. Constellation Commerce 360 was designed by Pross Design Group.
EL PASO, Texas — Mark McClure, managing director of GenX Capital Partners, a commercial real estate developer and debt/equity originator with operations in Portland, Maine and Miami, has entered into a co-development agreement for Azul El Paso. This project, totaling 104,000 SF and encompassing 130 apartment units along with 12,000 SF of retail space, represents a collaborative effort with Prestige Development Group of Austin. The $40 million project is the first of three Azul developments planned for the next 36 to 48 months by the two firms.
GARLAND, Texas — Jeff McVaney of Partners Real Estate arranged an 8,054 SF industrial lease with Events by Faiza at 201 Gold St. in Garland. The landlord was represented by William LeMasters with Mercer Company.
SAN ANTONIO – The Multifamily Group (TMG), a Dallas-based commercial real estate brokerage firm, announced the sale of the 72-unit Lorenzo Apartment’s sale in San Antonio. Jon Krebbs represented the seller and Christopher Siemasko procured the buyer.
RICHARDSON, Texas — PNC Bank has renewed a lease on 25,437 SF of flex space in Campbell Courtyard on E. Campbell Road. Brian Pafford and Jared Laake of Bradford Commercial Real Estate Services represented the landlord, Kennington Campbell, LLC. Jay Ceitlin of SHOP Concepts represented the tenant.
PHARR, Texas — Partners Real Estate arranged the sale of 2.3 acres of land on East Ferguson Avenue in Pharr. Partners’ Carlos Marquez and Gustavo Torres represented the buyer, Texas Cooperative Inspection Program.
DALLAS — Partners Real Estate arranged a 5,200 SF industrial lease with Mozee, Inc. at 134 Howell St. Partners’ Hanes Chatham Jr. and Graham Dressel represented the landlord, Bryan Howell Prop, LLC. The tenant was represented by Tanja McAlevey with Younger Partners.
AUSTIN – Newmark facilitated the sale of Water Oak, a 292-unit multifamily asset located 10 miles from downtown Austin. The property, situated at 12234 Heatherly Drive, traded from Austin-based JCI Residential to Chicago-based Sherman Residential. Newmark Vice Chairman Patton Jones and Managing Director Andrew Dickson represented the seller.
FLOWER MOUND, Texas – Specialized Products Company, a Dallas-based tool kit and test equipment supplier, signed a 41,202-SF industrial lease at Prologis Flower Mound 5. Newmark’s Reggie Beavan, Chris Mason and Jack Brewer represented the tenant, bringing the 140,500-SF warehouse to 100% occupancy.
SAN ANTONIO – Transwestern Real Estate Services announced four leases, totaling 35,877 SF, were executed at Sunset at Treeline, a medical office building in Alamo Heights at 430 West Sunset. Transwestern’s Chad Gunter represented the landlord, Casey Development in the following transactions: FCC MSO leased 12,646 SF; Sports Medicine Associates of San Antonio leased 11,036 SF; .Katherine Cornforth, MD, OBGYN leased 6,135 SF and Northeast OB/GYN leased 6,060 SF.
MANSFIELD, Texas – SPI Advisory and its partners bought Main Street Lofts, a 266-unit apartment community built in 2022 in Mansfield in the Dallas-Fort Worth area. This transaction is SPI’s 5th apartment acquisition in 2023. In addition, SPI owns nearly 7,300 units in DFW, Kyle, Buda, San Antonio and Braunfels. CUMMING, Ga. — Affiliates of Harbor Group International announced the acquisition of The Statesman, a newly built, 336-unit multifamily community in the northeast Atlanta suburb of Cumming. Nearing the completion of lease-up, the property is about 90 percent occupied. Walker and Dunlop’s Chris Goldsmith facilitated the transaction from the investment sales side and Craig West from the capital markets team.
GREENVILLE, S.C. – JLL continues to grow its industrial presence in South Carolina with Managing Director Perry Major and Senior Vice President Chad Stepp leading the firm’s Greenville office. JLL has facilitated more than 3.4M SF of transactions and 4.5M SF of new leasing assignments year-to-date.
Beaverton, Ore. – BKM Capital Partners acquired the 217 Distribution Center, a five-building, multi-tenant industrial park in Metro Portland. An institutional investor sold the 451,062-SF asset on SW 11th Street. Brett Turner is Senior Managing Director of Acquisitions and Dispositions at BKM, which is based in Newport Beach, Calif.
