RNR Real Estate Briefs – (Realty News Report) – HOUSTON – Tanglewood Property Group has selected JLL to handle leasing for 1 million-SF office portfolio in the Galleria-Uptown district. JLL Executive Vice Presidents Chrissy Wilson and Paul Frazier will market and lease 5599 San Felipe (21 stories, 473,645-SF), 5444 Westheimer (21 stories, 392,226 SF), and 2801 Post Oak (129,032 SF) on behalf of Tanglewood. Westlake Corp. will relocate its headquarters from 2801 Post Oak to 5444 Westheimer in Q3 2026. Upgrades to 2801 Post Oak are planned.
SUGAR LAND – Third Space Boulders leased 7,736 SF at 2220 Eldridge, Suite 800, Sugar Land. Oxford Partners’ Nathan Buckhoff represented the tenant. Michelle Pilgrim of Milestone Co. represented the landlord, Milestone Co.
HOUSTON – JLL and Vigavi announced a full-building headquarters lease at WestPoint 45, a newly developed Class A industrial facility at 410 West Road in North Houston. The 728,080-SF cross-dock building was developed in partnership by Vigavi and Principal Asset Management and leased to Panelmatic Electrical Solutions for a 10-year term. Richard Quarles, Mark Nicholas, Joseph Berwick, and Eliza Klein of JLL represented ownership in the transaction. Wes Williams with Colliers represented Panelmatic.
“Built to power the Utility, Renewable, Data Center, and Industrial markets, the investment in West Road marks a new era of capacity and capability for Panelmatic. When complete, it will serve over 1,000 employees and continue delivering what our customers count on most: Power and Control,” said John Hayter, Chief Revenue Officer at Panelmatic.
SUGAR LAND – Hey-o Froyo leased 1,350 SF at 19900 Southwest Freeway. Oxford Partners’ Natali Czarneski represented the tenant. The landlord, Riverpark Station LLC, was represented by Josh O’Toole and Jonathan Holton of Phillip Edison & Co.
CLUTE, Texas – Thorpe Plant Services subleased 13,980 SF at 726 Highland Park Drive in Clute. Zachary Young with Stream Realty Partners represented the sublandlord, Taurus Industrial Group. Grant Hortenstine and Susan Haysom with CBRE represented the subtenant.
HOUSTON – Studio Pulse leased 2,515 SF at 600 N. Shepherd Drive. Oxford Partners’ Natali Czarneski represented the tenant. The landlord, Triten Real Estate Partners, was represented by Barton Kelly of Radom Capital.
HOUSTON – Wolf Capital Partners purchased 51,916 SF at 5091, 5094, and 5115 Steadmont Drive. Heath Donica, Ryan Boozer, and Jack Rathe with Stream Realty Partners represented the seller, Facility Solutions Group.
HOUSTON – Yzer leased 28,844 SF at 7170 W. 43rd Street. Jeremy Lumbreras and Garret Geaccone with Stream Realty Partners represented the landlord, Prologis. Nathan Smith with Austin Tenant Advisors represented the tenant.
HOUSTON – CenterSquare announced the acquisition of 4-building, 244,946-SF portfolio located in The Woodlands and Spring submarkets of Houston. The portfolio is 88% occupied.
HOUSTON – Colliers announced the lease of a 12,192-SF dock-high warehouse at 1401 Boyles Street. Christopher S. Klein and Judy Garza Beebe of Colliers represented the landlord in securing the tenant.
HOUSTON – Entrada Partners acquired Chisholm Trail Business Center, a two-building, 86,904-SF shallow-bay industrial property in North Houston. Cushman & Wakefield’s Jim Carpenter, Jud Clements, Robby Rieke, Emily Brandt, David Munson, and Trevor Berry represented the seller. The property at 18207 and 18209 Chisholm Trail will be rebranded as Gateway 45 Logistics Center.
THE WOODLANDS, Texas – SVN | J. Beard Real Estate arranged four office leases totaling 11,000 square feet at Town Center Plaza, at 9400 Grogan’s Mill Road in The Woodlands. Advisor Linda Crumley of SVN | J. Beard Real Estate represented the landlord, Interstate Terra Development, in each transaction.

IRVING, Texas – Wells Fargo announced the grand opening of its 850,000-SF campus in Las Colinas that will bring together 4,500 employees in a modern, collaborative environment. KDC Real Estate Development & Investments partnered with the bank to develop the $570 million campus, which was designed by Corgan and built by Austin Commercial. San Francisco-based Wells Fargo has 460 branches, 1,500 ATMs, and 17,000 employees in Texas.
MCKINNEY, Texas – VanTrust Real Estate will start Phase 1 of 121 Commerce Park, its first industrial development in McKinney, Texas in Q2 2026. The project will deliver two Class A speculative industrial buildings totaling more than 511,000 SF on 42 acres site at the northwest corner of Tina Drive and SH-121. Building A will total 241,561 SF and Building B will encompass 269,641 SF. Completion is anticipated by the Q2 2027. Phase 2 will include an additional 250,000 SF. JLL’s Kurt Griffin, Nathan Orbin, Dalton Knipe, and Weston King will market the project. The project team includes Evans General Contractors, GSR Andrade Architects, and Kimley-Horn.
AUSTIN – Newmark arranged the sale and acquisition financing of two multifamily properties: Echo, a seven-story, 274-unit podium community near downtown Austin, and Brady, an 18-story, 299-unit high-rise in Uptown Dallas. The properties were acquired by Karlin Real Estate.
AUSTIN – MDH Partners announced a 101,000-SF lease, securing its first tenant at 71 Logistics Center in Austin. Ace Schlameus and Travis Secor of JLL represented MDH in the deal, while Brett Arabie of Cushman & Wakefield represented the undisclosed tenant. 71 Logistics Center is a 216,000-SF, Class-A speculative industrial building at the intersection of State Highway 71 and Norwood Lane in Austin. MDH Partners purchased the land to build the facility in July 2023 and completed construction in July 2024.
ARLINGTON – Meta TCG, a growing company in the trading card industry, signed an 8,644-SF flex/industrial lease at 4360 Beltway Place within the Westway Business Center in Arlington, Texas. Langston Sutcliffe of Partners Real Estate represented the tenant. Cheyenne Mungaray and Brett Carlton with Stream Realty Partners represented the landlord, Birtcher Anderson & Davis.
FORT WORTH – Partners Capital, the investment platform of Partners Real Estate, announced the completion of a significant renovation of the historic Westcliff Shopping Center in Fort Worth. The project, which began in December 2024, revitalized a 22,000-SF portion of the retail center’s façade, restoring its original character while introducing modern updates. Partners Capital acquired the 134,750-SF grocery-anchored shopping center in late 2023 as the first property for its Opportunity Fund V.

SLIDELL, La. – CBL Properties completed the sale of its interest in Fremaux Town Center, a 640,000-SF open-air center in Slidell, La., to its joint venture partner, Stirling. CBL received net cash proceeds of $30.77 million and eliminated $35 million of property-specific debt.
NASHVILLE – Houston-based Lovett Industrial broke ground on Hermitage Logistics Hub, a 213,840-SF industrial building in Hermitage, Tenn. Stream Realty Partners is handling marketing and leasing.
CHARLESTON, S.C. – JLL has been selected to handle leasing at 916 Commerce Circle, an 80,000-SF, rail-served industrial property in Hanahan. The property was recently acquired by Port Commercial and Cedar Square, both Charlotte-based real estate investment firms.
CHARLOTTE, N.C. – Big V Property Group, which owns, operates, and develops premier retail properties across the U.S., along with partner Equity Street Capital, launched the Big V Core Property Fund, a $1.2 billion open-ended retail real estate fund created by consolidating seven institutional-quality retail assets into a single investment vehicle. The company also secured a $765 million financing facility to support the new fund’s current operations and continued expansion. The properties consist of RIM – San Antonio, The Avenue Murfreesboro in Tennessee, Southpark Meadows in Austin, Glynn Isles in Brunswick, Ga., Alamo Ranch in San Antonio, Westside Center in Huntsville, Ala., and Glade Parks in Euless, Texas.

KATY – Memorial Hermann Health System announced a $282.5 million expansion of Memorial Hermann Katy Hospital. Construction is scheduled to begin in late 2026. The centerpiece of the latest expansion will be an eight-story patient tower with additional inpatient beds, advanced imaging services and a rooftop helipad for Memorial Hermann Life Flight. Additional plans include the expansion of the pediatric emergency center, surgical services, women’s and children’s services, the laboratory, the pharmacy and multiple support services, including the kitchen and cafeteria.
AUSTIN – Starwood Land announced the debut of Revelry, a 1,400-acre mixed-use master-planned community on the edge of Austin in Travis County. Starwood acquired the land for Revelry, formerly named Mirador, from Hines in early 2025. Located near the Tesla Gigafactory, Revelry will feature 2,300 single-family homes with 216 acres of mixed-use residential and commercial spaces marketed by Avison Young. The first phase of lots at Revelry is nearing completion, with DRB Homes and D.R. Horton Homes set to begin sales in 2026. Phase II, off Wolfe Lane just north of Pearce, will offer homes by David Weekley Homes, Toll Brothers, Perry Homes, and others in 2027.
