RNR Real Estate Briefs – (Realty News Report) – KATY, Texas – HOUSTON – Phillips Edison & Co. announced the sale of Firethorne Plaza, a 29,986 SF shopping center in the Katy area during the first quarter. The company acquired Creekside Park Village, a 74,641 SF center anchored by H-E-B in The Woodlands.

SWI Valve International acquired the 33,280-SF Heritage West Building 1 at 1045 Heritage West Drive in Katy. Tyler Maner and Will Mason of Stream Realty Partners sourced the standalone facility opportunity within the three-building Heritage West business park and secured it under contract prior to construction. The seller, a partnership between Urban Companies and InSite Realty Partners, was represented by John Stavinoha and Steve Hazel.

BAYTOWN – Eastern Union led the capitalization for Raintree Apartments, a 248-unit apartment complex at 3300 Rollingbrook Drive in Baytown, securing a $5.5-million capital partner alongside Virginia Beach-based Cohen Investment Group. Jonah Pinchot originated and executed the capitalization.

HOUSTON – Houston-based Hilltop Residential, a multifamily investment manager, announced the final close of Hilltop Growth Fund VI with $288 million in total commitments. Hilltop expects Fund VI to acquire approximately $1.5 billion to $2.0 billion in gross asset value. Investors include endowments and foundations, financial institutions, insurance companies, national RIA platforms, and family offices. The fund has acquired nine assets to date.

HOUSTON – EastGroup Properties began construction on Grand West Crossing 3 & 4 at 3631 W. Grand Parkway North in Katy. The buildings, totaling 128,000 SF, have a projected cost of $18.9 million, according to the company’s first-quarter earnings report.

HOUSTON – Arpovo Health leased 11,057 SF at 13805 West Road. Oxford Partners’ Nathan Buckhoff represented the tenant. Jack Rathe and Bandon Preece of Stream Realty represented the landlord, Westland EPA, LLC.

HOUSTON – Mohr Capital acquired 22.3 acres at 117 Oates Road at the intersection of I-610, I-10, and US 90 near the Port of Houston for an industrial development named Oates 610. The 371,388-SF cross-dock facility will have a 36-foot clear height, 80 dock doors, and 91 trailer storage stalls to accommodate regional and national distributors. Kimley Horn will provide civil engineering services, and Ware Malcomb will serve as project architect. Site grading is expected to begin in May 2026, with project delivery targeted for Q2 2027.

HOUSTON – General Index leased 3,049 SF at 4400 Post Oak Parkway. Oxford Partners’ Perry Mazzone represented the tenant. Evelyn Ward of Transwestern represented the landlord.

PEARLAND – Cosmic Holdings sold the 7,472 SF building at 7311 Fite Road, Pearland. Oxford Partners’ DJ Hale represented the seller while Faron Daigle of Faron Daigle Realty represented the buyer.

TOMBALL, Texas – Carrabba’s Italian Grill has ground-leased a 1.46-acre retail pad site in The Grand at 249, located at the intersection of TX 249 and the Grand Parkway, Tomball, from NewQuest. Andrew Alvis of NewQuest represented the landlord. Brett Strake of NewQuest represented the tenant.

TOMBALL, Texas – Quick Quack Car Wash has ground-leased a 1.16-acre retail pad site in The Grand at 249. Andrew Alvis of NewQuest represented the landlord. Holly Nguyen and Rebecca Le of NewQuest represented the tenant.

HOUSTON – Ocean Flow International leased 1,938 SF at 11777 Katy Freeway. Oxford Partners’ Paul Viers represented the tenant. Brayden Czajkoski of Colliers represented the landlord, Next Office Atrium, LLC.

HOUSTON – Miniso leased 6,213 SF in West on West at 12220 Westheimer from NewQuest. Heather Nguyen of NewQuest represented the landlord. Daniel Poku and Dawn Greiner of SRS Real Estate represented the tenant.

AUSTIN – Stonelake Capital Partners announced a 25,000-SF lease with Texas Capital at 415 Colorado, a 47-story mixed-use tower in downtown Austin. Will Jenkins and Kenneth Aboussie represented Stonelake. Craig Wilson and Randy Cooper of Stream represented the tenant.

DALLAS – PowerSchool, a provider of cloud-based K-12 education technology software, leased 75,000 SF at APEX at Legacy, bringing the 220,000-SF property at the Dallas North Tollway and Sam Rayburn Tollway to 97% leased. Blake Shipley, Gini Rounsaville, and Michael Williams of JLL represented APEX at Legacy. CBRE’s Stephen Salomon, Will Haynes, and Jad Charif acted as tenant representation.

PFLUGERVILLE, Texas – Taroko Sports leased 11,740 SF in a new multitenant building going up in Stone Hill Town Center, at TX 130 and TX 45, Pflugerville, from NewQuest. Josh Friedlander of NewQuest represented the landlord. Heather Nguyen and Rebecca Le of NewQuest represented the tenant.

DALLAS – First Industrial Realty Trust started the development of First Arlington Commerce Center III in the Dallas area. The 84,000-SF project represents a $13 million investment.

DALLAS – CanTex Capital, a Dallas-based real estate investment firm specializing in infill industrial assets, has acquired four industrial outside storage properties totaling 47,465 SF across nine acres in the Brookhollow submarket. Chase Miller of NAI Robert Lynn represented CanTex.

HUTTO, Texas – Munch Munch Waffles leased 3,010 SF in Townwest Commons, at State Highway 79 and CR 119, Hutto, from NewQuest. Josh Friedlander and Leni Sandoval of NewQuest represented the landlord.

SAGINAW, Texas – Koshkil Systems leased 5,000 SF at 900 S. Blue Mound Road, Saginaw, from BRI BMR LLC. Todd Lambeth and Luke Clardy of Bradford Commercial Real Estate Services represented the landlord.

PLANO, Texas – American Global leased 3,636 SF at 2505 Dallas Parkway, Plano. Patrick Cruzett of Stream Realty represented the landlord, Parkway Centre II & III LLC. Greg Usher of Cypressbrook Co. represented the tenant.

DALLAS – Newmark advised the seller and arranged acquisition financing for the off-market sale of Watters Creek Village, a 459,800-SF grocery-anchored, open-air mixed-use center in Allen, Texas, in the Dallas-Fort Worth metroplex. Newmark’s Kyle Minter, Conor Lalor, James Sharpe, Cole Frantz, Clint Frease, and Bill Fishel worked on the deal.

AUSTIN – Dallas-based Hinze Capital acquired Austin Stone Storage a 42,513-SF, 285-unit property in Jonestown, northwest of Austin. Bill Bellomy, Michael Johnson, Logan Foster, Kirk Silas, and Hugh Horne of Versal represented the seller, #1 Austin Stone Storage LLC and procured the buyer.

ORANGEBURG, S.C. – Ferrara Candy Co. plans to invest $675 million in a new facility in Orangeburg County, South Carolina. The investment is projected to create 1,000 manufacturing and corporate jobs over the next 10 years. The Chicago-based candy company operates more than 30 facilities worldwide and employs more than 9,400 people. Its products span more than 40 brands, including Nerds, SweeTarts, Laffy Taffy, Trolli, Brach’s, and Jelly Belly. The 750,000-SF facility at Highway 21 and Rowesville Road in Orangeburg is projected to open in early 2029.

INDIANAPOLIS, Ind. – JLL Income Property Trust acquired Whitestown Distribution Center III, a Class A industrial facility in the Northwest submarket of Indianapolis in Whitestown, Ind. for approximately $60 million. The 605,000-SF building is 100% leased to a single tenant.

MEMPHIS – Provident Industrial, a division of Dallas-based real estate development and investment company Provident, announced the acquisition of a 13-building industrial portfolio totaling more than 2.5 million SF across the Memphis, Tennessee metropolitan area. Case Van Lare and Christopher Martin led the acquisition.

FORT LAUDERDALE, Fla. – North River Partners, in partnership with Amzak Capital Management, has provided a $68.5 million construction loan for the development of Flats Flagler Gateway, a 215-unit multifamily project at 745 N. Andrews Ave. in Fort Lauderdale, Fla. The financing supports the ground-up development of a 12-story, 350,000-SF residential building. The project is being developed by an affiliate of CEDARst Companies. The loan was structured as part of the approximately $100 million capitalization, with North River Partners providing construction financing alongside sponsor equity. Ackman-Ziff Real Estate Group’s Andrew Rudy, and Jordan Brustein arranged the financing.

LOS ANGELES – State Compensation Insurance Fund acquired 35 N Lake, a 158,785-SF office building in Pasadena, Calif. Jeff Bramson, Andrew Harpe, Will Poulsen, Jacob Molloy, and Will O’Neil of JLL Capital Markets represented the seller, Swift Real Estate Partners. CBRE represented the buyer.
