Development Coming to Katy Corner

KATY – (Realty News Report) – More shops and apartments are coming to a heavily developed region of northern Katy along Morton Road in Harris County.

Houston-based NewQuest announced the purchase of 18.5 acres at the southwest corner of Morton and Porter roads from a local investor. The site is planned for a yet to be named retail development and a modern farmhouse style apartment community.

NewQuest will develop multi-tenant retail space and pad sites on nearly seven acres, while Houston-based Pelican Builders will develop a 334-unit apartment complex on 11.8 acres. NewQuest’s area developments include Grand Morton Town Center, Katy Grand, and Texas Heritage Marketplace.

“The area’s future growth and success of NewQuest’s other Katy projects bode well for this development site,” says John Nguyen, senior vice president of Houston-based NewQuest. “Demand for housing and retail remain high in the Katy area.”

NewQuest will develop a 10,860-SF multi-tenant building, which will deliver in early 2028, and five pad sites that will be ready for construction in mid-2027.

Pelican has tapped Meeks + Partners to design the residential complex, which will feature two courtyards including one with a swimming pool. The complex is projected to open in March 2028 and will offer units ranging from one to three bedrooms with an average size of 865 SF.

Pelican is developing a 380-unit multifamily community near Pearland Town Center.

The Katy site is in a growing area for homebuilding with a population of 265,000 within a five-mile trade area, according to NewQuest. Annual average incomes of are about $125,000.

The site is near baseball and soccer fields at Harris County’s 100-acre Katy Park youth sports complex.
