RNR Real Estate Briefs – (Realty News Report) – RICHMOND, Texas – RealSource Group brokered the sale of the single‑tenant Shake Shack drive‑thru ground lease in Richmond for $5.8 million. RealSource Group’s Austin Blodgett and Jonathan Schiffer, in association with ParaSell, represented the seller, Houston‑based real estate development firm Read King.

The buyer, a New York-based private 1031 exchange investor, was represented by Anthony Cerrone at Marcus & Millichap. Located at 19130 W. Bellfort, the 3,072‑SF restaurant sits on 1.71 acres within Waterview Town Center, a 134‑acre mixed‑use development anchored by Academy Sports + Outdoors, Sprouts Farmers Market, and LA Fitness. Completed in 2026, the asset is backed by a 15‑year corporate absolute triple‑net ground lease with 10% rent increases every five years and four five‑year renewal options.

HOUSTON – M&C Pump Americas renewed a 20,046-SF lease at 15360 Vantage Parkway W. Oxford Partners’ Sam Marnoy and Matt Rogers represented the tenant. The landlord, Old House Capital, was represented by Will Clay and Angela Watford of JLL.

HOUSTON – Initech Enterprise International leased 7,600 square SF at 15007-13 Delaney Road, La Marque. Oxford Partners’ Perry Mazzone and Chase McAteer represented the tenant. The landlord, La Marque Outlet Development, was represented by Tonya Spangler of SugarOak Realty.

HOUSTON – Juici Patties leased 1,015 SF in Briargrove Plaza Shopping Center, 6134 Westheimer, from Garlind Briargrove LP and RAND Briargrove LLC. Leni Sandoval of NewQuest and Patricia Amecangelo of Ripco Real Estate represented the tenant. Jack Savery of Blue Ox Group represented the landlord.

HOUSTON – Ogburn Truck Parts renewed a 10,603-SF at 16810 Barker Springs Road. Matt Rogers of Oxford Partners represented the tenant. was by Meg Zschappel of Stream Realty represented the landlord, Brookfield Properties.

DALLAS – Edens acquired Village at Camp Bowie, a 179,376-SF retail center anchored by Sprouts Farmers Market along the Camp Bowie Boulevard retail corridor in Fort Worth. Adam Howells, Chris Gerard, Michael Jankovich, and Elizabeth Anne Casillas of JLL Capital Markets represented the seller, Dunhill.

PLANO – JLL’s Hotels & Hospitality group arranged the refinancing for the 300-room Hilton Dallas Plano Granite Park hotel in Plano. Driftwood Capital acquired the hotel in June 2023 and completed a comprehensive $8.5 million renovation in March 2025. JLL’s Jeff Bucaro and Malia Buljat secured the floating-rate, three-year loan through a debt fund for the borrower.

AUSTIN – Drawbridge Realty announced recent leases at Uplands I, a 167,368-SF office building within its 48-acre Upland Corporate Center campus at 5301 Southwest Parkway in southwest Austin. The leases include a 24% expansion by law firm Fee Smith & Sharp and a renewal of its existing 10,517 SF of space through 2033. Matt Frizzell of Cushman & Wakefield represented Drawbridge Realty. John Scoblick and Jerry Frey of Savills represented the tenant. Electric Power Engineers, represented by Andy Carlson of Cushman & Wakefield, expanded its 17,132-SF global headquarters by 5,355 SF via a direct lease. Wells Fargo Bank, represented by Jake Ragusa and Luke Gholston of JLL, renewed 20,560 SF earlier this year.

DALLAS – Newmark arranged the sale of Cornerstone Plaza, a 51,664-SF neighborhood retail center at 2707-2727 E. Southlake Blvd. in Southlake, Texas. Conor Lalor, Kyle Minter, and Justin Shepherd represented the undisclosed seller in the transaction.

NEW BRAUNFELS – Candy Cloud leased 1,660 SF in New Braunfels Town Center at Creekside, located at Interstate 35 and FM 306 in New Braunfels, from NewQuest. Kevin Sims and Nick Ramsey of NewQuest represented the landlord. Tucker Dillard of Merida Commercial Partners represented the tenant.

SAN ANTONIO – San Antonio-based Worth & Associates has acquired The Commons at Concord Park, a four building, 108,116-SF office campus at 300 E. Sonterra Blvd. in San Antonio’s Stone Oak submarket. The acquisition brings Worth & Associates’ portfolio to 3 million SF. Shawn Gulley represented Worth & Associates and Todd Mills at Cushman & Wakefield represented The Commons at Concord Park in the transaction.

FORT WORTH – Westwood Financial has expanded its Dallas-Fort Worth portfolio with the acquisition of South Town Crossing II in Burleson, Texas. Located at NW John Jones Drive and SW Wilshire Boulevard, South Town Crossing II comprises 23,300 square feet. This Target-shadow-anchored center adjoins the company’s South Town Crossing I.

FRISCO, Texas – Summit RE brokered the sale of 380 Shops, a 12,065-SF center on W. University Drive, in Frisco. Hudson Lambert and Andrew Williams represented the seller, a local developer.

DALLAS – Granite Properties and Highwoods Properties announced three new lease signings at 23Springs in Uptown Dallas. The 642,000-SF development, located at 2323 Cedar Springs Road, is 93% leased. King & Spalding leased 52,826 SF and will move to the building in the second quarter. John Izard, Carla Williams, Tom Sutherland and Ryan Hoopes of Cushman & Wakefield represented King & Spalding. PGIM, represented by Rachel Gorney and Scott Hage of JLL, leased 16,479 SF and will take occupancy in April 2027. A confidential tenant represented by Jayme Schutt and Jason Dodson of JLL leased 38,822 SF. Robert Jimenez, Burson Holman, and Elizabeth Fortado represented Granite.

DALLAS – Link Logistics acquired a 100%-leased, two-building portfolio totaling 352,396 SF in the Dallas-Fort Worth and Austin metropolitan areas. The portfolio includes two infill industrial properties: a 291,285-SF warehouse at 450 Airline Drive in Coppell, and a 61,111-SF facility at 2401 Double Creek Drive in Round Rock. ANNAPOLIS, Md. – Transwestern has been retained by Maryland Realtors to provide Asset Services for two office buildings in Annapolis, Md.: 200 Harry S. Truman Parkway, the association’s 54,762-SF headquarters, and 2594 Riva Road, a 9,946-SF single-tenant office building next door. Transwestern’s Sarah Alt and Calin Gladden will lead management oversight of the properties.

GOODYEAR, Ariz. –  A venture between Formation Interests and an affiliate of Crescent Real Estate has broken ground on Phase II of Formation Park 10, a 261,168-SF industrial development in Goodyear, Ariz. The three-building expansion follows the completion of Phase I and will bring Formation Park 10 to nearly 689,000 SF of industrial space across five buildings on 44 acres. The project is at the intersection of Bullard Avenue and Celebrate Life Way. Phase II is designed by Deutsch Architecture Group, Kimley Horn, and RVI. Willmeng is the general contractor and CBRE is overseeing project leasing.

WESTLAKE, Ohio – Ikea will open a small-format store at the Crocker Park, a mixed-use lifestyle center owned by Stark Enterprises, in Spring 2027. The Swedish home furnishings retailer will occupy approximately 80,000 SF in the former Dick’s Sporting Goods space. The store will serve the Northeast Ohio region.
