The seller was an affiliate of Alliance Consolidated Group of Companies represented by Doug Pack and Sam Hansen of Colliers. The buyer was represented by Mark Kidd, Sr. with M Kidd Properties, Inc.
SUGAR LAND, Texas — The Sugar Land Economic Development announced that SouthWest Water Company has expanded its headquarters, relocating to a 41,114 SF facility at Sugar Land Town Square. The company signed a 15-year lease at 2150 Town Square Place, an eight-story building formerly occupied by Minute Maid. The economic development corporation provided SouthWest Water Company with a $1 million incentive, payable over two fiscal years.
HOUSTON – Partners Real Estate arranged a 33,525-SF industrial lease with Invacor Solutions, LLC at 6230 Bingle Road. Partners’ Michael Keegan and Andrew Laycock represented the landlord, ValvTechnologies. Sarah Teel with MSL Investments represented the tenant.
BAYTOWN, Texas — Houston-based Tigerhawk Logistics leased 135,285 SF at Portside Logistics Center, a 1 million SF industrial development in the Southeast Houston – Port industrial submarket at 4908 Borusan Road, Stream Realty Partners reports. Stream’s Tyler Maner and Jeremy Lumbreras are leasing agents for the project. Tigerhawk was represented by Savills’s Grant Hortenstine and Pearce Martens. Stream developed two industrial buildings there in a joint venture with Principal Asset Management.
KATY, Texas — STRIVE, based in Dallas, announced the sale of Uncle Julio’s in Katy. The 10,299 SF restaurant was built in 2015. Located on Katy Freeway, the restaurant is visible to more than 216,600 vehicles per day with nearby average household income of $110,516. Jackson Brewer and Jake Dutson of STRIVE exclusively represented the seller.
HOUSTON – Jim Cooper of Cypressbrook Company represented tenant CT Design and Equipment Inc., in the lease renewal and expansion of 19,886 SF in the Fairbanks Industrial Park at 9555 Baythorne Drive. The landlord, Texas KBC LLC, was represented by Matt Dyson.
HOUSTON — Stoner Nine leased 1,400 SF of retail space at Spencer Plaza at FM 529 and Glen Chase from SLP Development Group. Lorenzo Neal of Rubicon Realty Group represented the tenant. G. Peter Jacob represented the landlord. In other retail leases at Spencer Plaza, KVM & Associates leased 1,700 SF and Tea Hub leased 1,815 SF.
HOUSTON – Houston-based real estate development and strategy firm, Vault Partners, and Stream Realty Partners announced that an undisclosed auto parts distributor has pre-leased the Vault Distribution Center, a Class A, 185,413 SF industrial property at 13612 Furman Road. Stream’s Houston Tyler Maner and Woody Hillyer served as leasing agents on behalf of Vault Partners.
KATY, Texas — Katy Promise JV has sold 9.37 acres at Colonial Parkway and Park West Green Drive in Katy to Heights Colonial LP. Brad LyBrand and Glenn Dickerson of NewQuest Properties represented the seller.

FORT WORTH – Trademark Property Company bought five acres and secured the financing for The Vickery, a multifamily-led mixed-use project to be located at W. Vickery Boulevard and Hemphill Street overlooking Downtown Fort Worth. The community will have 307 apartments, 14 townhomes and a 5,300 SF restaurant. First United Bank provided the $61 million construction loan, while SCOA Real Estate Partners is the primary capital partner. The Walker & Dunlop’s Heather McClure and Jonathan Paine advised Trademark on the JV with SCOAREP. Terry Montesi is CEO of Trademark.
ADDISON, Texas — EōS Fitness leased 37,292 SF of anchor space at Addison Town Center, Addison’s only community power retail center. The development is located at the southeast corner of Belt Line Road and Marsh Lane. Ben Terry, Matt Luedke and Bernard Shaw with Weitzman handled negotiations for Addison Town Center. Jack Breard with Segovia Partners represented EōS Fitness.
SAN MARCOS, Texas – Partners Real Estate arranged the sale of a single-tenant ambulatory surgical center located at 1891 Medical Parkway in San Marcos. Partners’ Ryan McCullough, Connor Watson, and Jackson Heazel represented the seller, San Marcos Surgical Land LLC.

BOSTON, Mass. – JLL Capital Markets arranged $35 million in financing for The Arbella at Bramble Hill, a to-be-built, 123-unit, active adult seniors’ community in Worcester, Mass. JLL worked on behalf of the borrower, UW Senior, LLC, through the developer, The United Group of Companies, to secure a construction loan from Washington Trust.
ATLANTA. – Transwestern Real Estate Services announced the completion of nine office leases totaling 153,526 SF at Peachtree Center, a 2.48 million SF office and retail district in downtown Atlanta. Transwestern’s Chip Roach, Stephen Clifton and Zach Wooten provide agency leasing services on behalf of the owner.

MELBOURNE, Australia – Hines completed the firm’s mass timber office building in Melbourne. The timber building offers tenants an employee-centric workspace to help attract and retain talent while supporting the demand for high-quality, green office buildings. The firm’s 15-story T3 Collingwood is the tallest mass timber office building in Melbourne. Building with timber, as opposed to concrete and steel, results in significant savings in embodied carbon.
“We’re seeing a strong pivot towards ESG adherence, as well as towards core central locations, among today’s tenants — both are expected to underpin growth for the prime end of the office market in Australia,” said David Warneford, country head of Australia and New Zealand at Hines. “Demand is there, and we see good locations and premium green buildings leasing.”
This heavy timber office building adds to Hines’ global portfolio of 26 timber assets in various development stages across North America and Europe.
