RNR Real Estate Briefs – (Realty News Report) – HOUSTON – Skanska announced a nearly 17,000-SF lease with a global investment manager at Norton Rose Fulbright Tower, a 28-story building at 1550 Lamar Street next to Discovery Green Park. The lease brings the 375,000-SF building to more than 70% leased. The building was completed in 2024.

HOUSTON – Edens, a national retail and mixed-use real estate owner, operator and developer, announced new tenants at Uptown Park. Design Within Reach, a design retailer offering contemporary furnishings, lighting, and accessories, has opened a 6,127-SF studio. Lazzoni, a modern furniture brand, has opened a 3,828-SF showroom. Joe & The Juice, a café and juice bar founded in Copenhagen, will open a spot with indoor and outdoor seating later this year. Uptown Sporting Club, a new elevated neighborhood bar and restaurant, will take over the former 3,833-SF Duchess space.

WALLER, Texas – Sports Haven Land and Cattle LLC purchased 250 acres on Margerstadt Road in Waller near the Houston Oaks Country Club & Retreat for a future residential development. Sports Haven Land and Cattle is affiliated with Sean and Shane Finn of Finn & Co.

HOUSTON – Nan & Company Properties announced plans to establish a Memorial office, its sixth in the Houston area, and has welcomed new agents Jill Knowles, Marla Reade, Peter Nguyen, and Heidi Wehring. In tandem with the new Memorial office, Nan & Company will provide exclusive brokerage representation for luxury builders Blackacre Builders, Palais Homes in collaboration with architect Todd Rice of Rice Residential Design, and Richard Price Custom Homes.

HOUSTON – Brixmor completed the sale of two shopping centers in the Houston area for $45.25 million in the first quarter. The sales consisted of Spencer Square, a 181,888-SF center anchored by Kroger, for $30.75 million, and Broadway, a 74,988-SF center anchored by El Ahorro Supermarket, for $14.5 million.

HOUSTON – Toyota Tsusho America has renewed its lease of 5,047 SF in San Felipe Plaza. Charles Goldstein, president of Goldstein & Associates, represented the tenant. Lesley Rice, Andy Parrish, and Vince Strake of Partners Real Estate represented the landlord, SF Plaza LLC.

NEW CANEY, Texas – The Trails, a development of Castle Hill Partners planned for 2,000 homes off the Grand Parkway at Plum Grove Road, has opened its second phase of 344 lots spanning over 30 acres. Homes in the new phase will be offered on 40-, 45-, 50, and 60-foot lots starting in the upper $200,000s. The builders are Chesmar Homes, Coventry Homes, Westin Homes, and Lennar. The first phase is 90% built out. Construction has started on a five-acre amenity campus with a clubhouse, a resort-style pool and connected lap pool, children’s splash pad and playground, outdoor event space, outdoor seating and gathering areas.

CONROE, Texas – Trilogy by Shea Homes has broken ground on its Open Wellness + Social Club at Converde, a new active adult community within the Evergreen master plan in Conroe. BlueStar Resort & Golf is working with Trilogy by Shea Homes on the project. The club is expected to include a fitness and wellness center, casual dining and bar, indoor and outdoor social spaces for events, activities, and, resident engagement, a resort-style pool and pickleball courts, a dedicated lifestyle team to curate programming and community experiences, spaces tailored for socializing, movement, and mindfulness. The 6,772-SF club will serve residents across the broader 6.14-acre amenity campus. The gated 55+ Converde community spans 170 acres and is planned for about 540 homes.

HOUSTON – Integra Wealth Advisors renewed a 2,524-SF lease at 4900 Woodway. Oxford Partners’ Ryan Hartsell represented the tenant. Louann Pereira of Transwestern represented the landlord, Sidra Woodway.

WILLIS, Texas – Dollar Tree leased 10,984 SF in Willis Town Center, at Interstate 45 and FM 1097 in Willis, from NewQuest. Lara Lee LaMendola of NewQuest represented the landlord. Christie Amezquita and Renee Kaiser of the SHOP Cos. represented the tenant.

SAN ANTONIO – Welcome Group announced an 83,482-SF industrial lease with D-Tech at 4666 West U.S. Highway 90, Building 2, Suite 200, San Antonio. The deal brings Mid-City Business Park, a three-building, 352,890-SF development, to 100% leased. D-Tech (Divine Technologies Aerospace Corp.) is a Texas-based aerospace company focused on advanced composites and aerostructure repair, manufacturing, and maintenance, repair, and overhaul services for aviation, defense, and industrial sectors. Roger Hill III and Kyle Kennan of Partners Real Estate represented Welcome Group. John Colglazier Jr. and Scott Christy of Partners Real Estate represented the tenant.

WACO – Partners Capital, the investment platform of Partners Real Estate, announced the sale of a 4.74-acre parcel along the I-35 frontage road to CarMax. The transaction is the first major sale to close within Partners Land Fund I, and is part of the 152-acre Waco Gateway Park. Construction on CarMax’s parcel is expected to commence in June. In addition, another parcel of land at Waco Gateway is under contract to sell to an industrial developer.

PLANO, Texas – Kinective Fitness Club plans to open a new Plano location, developed in collaboration with national architecture, planning, and interiors firm RDC, in early 2027. Kinective Plano is built around four signature spaces that house seven studios: metabolic conditioning, HIIT, group fitness, immersive cycling, yoga, meditation, and Pilates reformer.

FORT WORTH – K.E.Y. Investment leased 4,250 SF in Hickory Business Park, 1663 Hickory Dr., Haltom City. Cade Navarro of Bradford Commercial Real Estate Services represented the landlord, WMGSA Hickory Owner LLC.

FORT WORTH – David Davidson Jr. and Brad Chilcoat with Davidson Bogel Real Estate represented Centurion American Development Group in the acquisition of 68 acres in Fort Worth to incorporate into their adjacent master-planned community, Alpha Ranch.

FORT WORTH – Bradford Commercial Real Estate Services has landed a buyer for Sunair Products Inc.’s former manufacturing site in northeast Fort Worth. Flannery Inc., a manufacturer of aluminum and steel trim for commercial and residential sectors, has acquired a 41,780-SF industrial flex property at 2525 Minnis Dr. in Haltom City. Luke Clardy of Bradford acted as intermediary between the seller, First Sunday Property Management Group, and buyer.

FORT WORTH – Skywalker Property Partners has acquired Alliance Commerce Center, a 73,747-SF office building at 2301 Eagle Parkway in North Fort Worth. The two-story property, which sits on 5 acres within the Alliance Texas development, is 90% leased. Davidson & Bogel’s Cameron Deptula and Blake Schur represented the seller, Group O. Jack Mock and Chris Aguilar led the acquisition on behalf of Skywalker Property Partners through its current fund, The Leverage Strikes Back.

WAXAHACHIE, Texas – Granger Development & Brokerage Services acquired Lone Star Self Storage, a 57,875-SF, 569-unit property in Waxahachie, Texas. Bill Bellomy, Michael Johnson, Logan Foster, Kirk Silas, and Hugh Horne of Versal represented the seller, Cardinal Road Self Storage LTD of Dallas and procured the Florida-based buyer.

TEXARKANA – TexAmericas Center announced the advancement of Project Big Pine, a campus-scale, mission-critical infrastructure platform planned on approximately 500 acres within TexAmericas Center on the Texas side of the Texarkana MSA. Positioned for phased delivery, Project Big Pine is designed to serve data centers, AI infrastructure, and other power-intensive commercial users. The project represents an estimated $3.5 billion in projected investment and 120 permanent jobs.

NEW YORK – HOK has acquired Rossetti, a Detroit-based architecture firm recognized nationally for its sports venue design and renovation work. The merger strengthens HOK’s position as one of the world’s leading sports, recreation and entertainment design practices. The combined firm will operate as HOK + Rossetti during the integration. Rossetti’s team, led by Matt Rossetti, will continue to operate from Detroit.

OROVILLE, Calif. – Real estate investment and management firm Valore Ventures acquired a two-acre development parcel at 350 Oro Dam Boulevard East in Oroville, Calif. and signed a long-term ground lease with Chick-fil-A. The restaurant will build a 4,266-SF dual drive-thru restaurant with opening planned in late 2026, according to Kenny De Angelis, principal of Valore Ventures. Ryan Orn with Capital Rivers Commercial Real Estate represented the seller, Maverick, an adjacent convenience store.

CHICO, Calif. – Valore Ventures sold a newly constructed retail property at 2018 Forest Avenue in Chico, Calif. The 5,597-SF, dual lane, drive-thru restaurant property is occupied by ChickfilA on a long-term, triple-net ground lease. SRS’ Matthew Mousavi and Patrick Luther represented Valore Ventures in the sale. JLL’s Michael Matter advised the buyer, a local private investor, in a 1031 transaction.
