RNR Real Estate Briefs – (Realty News Report) – HOUSTON – Williams Sonoma has opened its 5,000-square-foot storefront at Hughes Landing, bringing its signature blend of premium cookware, small appliances, table linens, and gourmet foods back to The Woodlands. The new store is at 1925 Hughes Landing Blvd., Suite 300. The previous Woodlands Mall location closed in 2017.

“Williams Sonoma adds to the exceptional retail and culinary experiences at Hughes Landing and brings an iconic brand back to The Woodlands,” said Ben Martin, Senior Vice President, National Retail Strategy & Leasing for Howard Hughes Communities.

HOUSTON – Leifer Properties and Endeavor Capital have entered the Houston market with the acquisition of 10541 Cypress Creek Parkway, a fully occupied, 36,000-SF small-bay industrial complex in Northwest Houston. Situated on 3.2 acres along the FM 1960 corridor, the property consists of three small-bay buildings divided into nine suites ranging from 3,000 to 7,500 SF. The partnership acquired the property in an off-market transaction sourced through a direct broker relationship, and plans to upgrade leasing and property management, convert leases from gross to triple-net as they expire, and bring rents to market rates. Leifer Properties was founded in Austin by Max Leifer in 2020. Endeavor Capital is a Miami-based real estate investment firm founded in 2023 by Jonathan Mazzarella.

CONROE, Texas – Rooms To Go opened a 50,000-SF superstore featuring the newest store design at 11300 Interstate 45 South in Conroe. It is the retailer’s 12th location in the Houston area. Headquartered in Seffner, Fla., Rooms To Go has more than 200 showrooms in 10 states throughout the Southeast, Florida and Texas.

HOUSTON – Lodging Solutions leased 88,000 SF at 750 Almeda Genoa Road and 13131 Almeda Road. Matt Rogers of Oxford Partners represented the tenant.

HOUSTON – Mack Allen’s, a fine-dining restaurant spanning 16,000 square feet on the first floor of the 5POP office building at 4400 Post Oak Parkway, has opened in the River Oaks and Uptown area. Founded by Houston restauranteur Mack McDonald, the restaurant features three private dining rooms, a 50-seat bar, and a nearly quarter-acre garden patio. The New American menu includes prime beef, American wagyu, seafood, sushi and caviar, and an extensive wine collection. Houston-based Montgomery Roth Architecture & Interior Design designed the space, while Stephen Huerta of Richmond-based Lone Star Lawnscapes designed the outdoor space. Mack Allen’s is designed to accommodate everything from intimate dinners and business meetings to cocktails, milestone celebrations and receptions for up to 500 guests.

HOUSTON – Gridmatic leased 4,294 SF at 1201 Fannin. Oxford Partners’ Vincent Vega represented the tenant. The landlord, BIII GSTREET LLC, was represented by Katy Gragg and John Heard of Transwestern.

HOUSTON – Shield-Bearer Counseling Centers renewed a lease for 5,234 SF at 12337 Jones Road. Perry Mazzone of Oxford Partners represented the tenant. The landlord, 12337 Jones, LP, was represented by Andrew Armour, Ellen Armour, and Eric Coates of Winthrop Realty Group.

HOUSTON – Alterra IOS has acquired four industrial outside storage properties in the Houston area, bringing its Houston area portfolio to 39 properties spanning 338.2 acres. The acquired properties total 12.2 usable acres and 119,808 SF of accompanying warehouse space and include 5800 Surrey Square Street, 2801 & 2805 Sens Road, La Porte, 600-610 Aurora Business Park Drive, Conroe; and 8248 Fuqua Street. The transactions were sourced by Zane Carman of Partners Real Estate, Luke Hoyl and TJ Giselbach of Virtue Real Estate Partners, Avery Levy and Mitchel Becker of Lee & Associates, and David McNevin of CBRE.

AUSTIN – PlaceMKR, an Austin-based real estate investment and development firm, announced the acquisition of a five-property, single-tenant, long-term triple net lease retail portfolio anchored by At Home stores for $31.85 million. The portfolio was purchased from LCN Capital Partners in a deal brokered by Bryn Feller and Josh Dicker of Northmarq. The portfolio consists of: 1600 W. Kelly Ave. in Pharr, 642 S. Walnut Ave. in New Braunfels, and 2650 W. Interstate 20 in Grand Prairie in Texas; 15065 Creosote Road in Gulfport, Miss.; and 2244 S. Reynolds Road in Toledo, Ohio. Totaling 534,000 SF on 46 acres, the properties include outparcel sites at each location for development.

MESQUITE, Texas – ​Walmart opened a 45,000-SF Neighborhood Market at 3100 E. Cartwright Road in Mesquite. The new store creates more than 150 jobs.

DALLAS – Austin-based Buchanan Capital Partners has acquired Churchill Tower, a 277,268-SF office building at 12400 Coit Road in the Park Central submarket of Dallas. The 12-story tower is 93% leased to about 50 tenants, including anchor Carr, Riggs & Ingram.

AUSTIN – Sparx Engineering opened a 3,117-SF satellite office at 1023 Springdale in East Austin. The company was represented by Noah Yetley at Aquila Commercial.

DALLAS – Cushman & Wakefield’s National Industrial Advisory Group arranged the sale of Denton Crossing, two state-of-the-art industrial buildings totaling 701,123 SF in Denton, Texas. Jim Carpenter, Jud Clements, Robby Rieke, Emily Brandt, and Trevor Berry represented Scannell Properties in its transaction with NorthPoint Development. Located on 44 acres at 600 and 620 S. Western Blvd. and completed in 2023, Denton Crossing consists of a 281,244-SF building and a 419,879-SF building. The project is 90% leased to companies supporting the automotive, logistics, and transportation sectors.

NORTHLAKE, Texas – Bow River Capital purchased Dry Creek Ranch, a 456-unit multifamily community in Northlake, Texas, from Western Securities. Adam Randall, John Westby-Gibson, and Drake Blodgett of Newmark arranged $53.9 million in financing on behalf of the buyer.

DALLAS – Thirty-Four Commercial, the leasing team for One Arts Plaza in the Dallas Arts District, announced four office leases at the landmark mixed-use property: Estes Thorne Ewing & Payne, 10,675 SF; Jackson Spalding, 10,148 SF; Jordan Kahn, 5,024 SF; and Larkspur Capital, 2,860 SF. Alexandra Boury of Cushman & Wakefield represented Estes Thorne Ewing & Payne and Jordan Kahn, while Dan Harris of Stream Realty Partners represented Jackson Spalding. The building at 1722 Routh Street is owned by Billingsley.

RALEIGH, N.C. – Elowen Capital has structured and sourced $101 million in total capitalization for ECA’s acquisition of a 20-property, 1,576-unit multifamily portfolio spanning 13 cities across Texas. The debt consists of interest-only bridge loans provided by RRA Capital and The Bancorp. The portfolio includes 324 units in Longview, 176 in Dallas, 168 in Houston, and more in Freeport, Bay City, Baytown, among other cities. Headquartered in Raleigh, N.C., ECA manages more than 7,000 units across 84 communities in 51 cities.

IRVINE, Calif. – CIP Real Estate acquired Walnut Tech Business Center in the Los Angeles submarket of San Gabriel Valley for $60.65 million. The 200,049-SF shallow bay complex at Valley Boulevard and Lemon Avenue in Walnut has 11 buildings. The seller, an affiliate of AEW, was represented by the JLL West Coast Capital Markets team of Patrick Nally, Evan Moran, and Chad Solomon. JLL arranged financing through City National Bank.

STEAMBOAT SPRINGS, Colo. – Newmark arranged a $482.5 million loan on behalf of Stockman Development LLC, led by Marquee Development, to advance The Stockman, Auberge Collection, an ultra-luxury ski-in, ski-out resort that recently broke ground in Steamboat Springs, Colo. The financing was provided by GoldenTree Asset Management. The Stockman will comprise 95 branded residences and a 59-key hotel operated under the Auberge Resorts Collection.

CHICAGO – JLL Capital Markets arranged the $91.7 million sale and leaseback of 34 retail bank branches across five states in the Southeast, occupied by Trustmark Bank. JLL worked on behalf of the seller, Trustmark, in the sale. Funds managed by Blue Owl acquired the portfolio. The portfolio spans 222,037 SF across the Southeast. The portfolio is anchored by Trustmark’s core Mississippi footprint and complemented by established branches along Florida’s Gulf Coast and in the Memphis, Houston, Montgomery and Huntsville markets.
