RNR Real Estate Briefs – (Realty News Report) – HOUSTON – Marcus & Millichap announced the sale of the Devon Portfolio, a four-property self-storage portfolio located across the Houston metropolitan area. Charles “Chico” LeClaire, Adam Schlosser, and Dave Knobler with the LeClaire-Schlosser Group of Marcus & Millichap represented the seller. The 76% occupied portfolio consists of 9840 Bissonnet Street, 13800 Veterans Memorial Drive, 1918 Gessner Road, and 6300 West 43rd Street. The properties total 1,779 units and approximately 259,250 net rentable square feet, consisting primarily of drive-up, non-climate-controlled units.

HOUSTON – Dallas-based Fitness Connection will occupy a new 45,500-SF build-to-suit facility as part of the $150 million redevelopment of Greenspoint Mall into CityNorth Industrial Park at the northeast corner of Interstate 45 and Beltway 8. A tenant in Greenspoint Mall since 2005, Fitness Connection is the only remaining business. The company is working in partnership with Lincoln Property Co. and New York Life Investment Management to remain open while the new $15 million facility is built. The facility will include state-of-the-art strength and cardio equipment and premium recovery amenities such as cold and compression therapy. Demolition of the mall is slated to begin in October 2026. The overall development will bring 1.2 million SF of industrial buildings, along with retail and service use, on 80 acres. Fitness Connection has been upgrading clubs across Dallas and Houston, including a renovation underway in Pasadena.

HOUSTON – Transwestern has been retained to provide agency leasing services for River Oaks Medical, a six-story, 52,342-SF medical outpatient building at 3720 Westheimer. Ashley Byrd and Sara Kelly will lead leasing efforts on behalf of owner Ancorian. Completed in 2020, River Oaks Medical is 81% leased. Tenants at 3720 Westheimer include Skin Pharm, Movement Orthopaedic, Nuveau Plastic Surgery + Medical Aesthetics, Prenuvo, and Occuhealth Surgery.

STAFFORD, Texas – Colliers announced the sale of a 31,000-SF crane-served manufacturing facility at 10302 Mula Road in Stafford. Jason Scholtz and David Falcon of Colliers represented the seller, while Zack Martin, Todd Moore, and Connor Duffy of Colliers represented the buyer.

HOUSTON – Cypressbrook Co. has been selected to provide property management and leasing services for a four-property Houston portfolio: 15915 Katy Freeway, 6065 Hillcroft, 7111 Harwin Drive, and 1415 North Loop. Jim Cooper will oversee property management, while John Hornbuckle and George Montes will handle leasing.

HOUSTON – Trill Burgers, a restaurant co-founded by rapper Bun B, opened at 7616 Westheimer. The store is its fourth area location.

HOUSTON – Hines, a leading global real estate investment manager, and Odyssey Retail Advisors, a premier retail real estate advisory group, announced they have been selected by Fertitta Entertainment to oversee property management and retail leasing, respectively, at River Oaks District. The luxury retail and mixed-use district spans 18 acres at 4444 Westheimer.

HOUSTON – A private investor purchased 2350 N. Sam Houston Parkway East, a 161,750-SF office building near George Bush Intercontinental Airport. Marty Hogan and Burke Tilton of JLL Capital Markets represented the seller, a publicly traded REIT. The building, which is 20% occupied, was marketed via the RealInsight Marketplace auction platform.

HOUSTON – Lodging Solutions leased 88,000 SF at 750 Almeda Genoa Road and 13131 Almeda Road. Matt Rogers of Oxford Partners represented the tenant.

HOUSTON – Lab Consulting Partnership renewed and expanded to 11,039 SF at 1770 Saint James Place. Chase McAteer of Oxford Partners represented the tenant. The landlord, 1770 St. James Limited Partnership, was represented by Sam Hansen of Colliers.

SAN ANTONIO – Arca Continental Coca-Cola Southwest Beverages, one of the largest Coca-Cola bottlers in the United States, completed a project to expand storage the capacity at its San Antonio facility by 20%. Arca Continental invested $42 million to increase warehouse operations by 170,000 square feet and install a second production line. The increased capacity will help manage demand spikes during holidays and seasonal fluctuations. The company has also made significant investments in Fort Worth, Houston, and Waco. The bottling company employs nearly 900 people in San Antonio.

SAN ANTONIO – Amethyst Hospitality Group acquired the Westin San Antonio North, a 326-room hotel. Kami Burnette and Riana Stadlen of Hunter Advisors brokered the transaction. Built in 1985 and located at 9821 Colonnade Blvd., the 19-story hotel features 24,979 SF of meeting and event space. It is across the street from USAA’s 286-acre headquarters campus, which is undergoing a $156 million expansion.

FORT WORTH – 10 Federal has acquired a 105,182-SF shopping center at 1701 S. Cherry Lane in Fort Worth. The property is anchored by Academy Sports + Outdoors and The Picklr.

DALLAS – Cushman & Wakefield’s National Industrial Advisory Group represented Scannell Properties in its sale of 820 Crossing, a 335,004-SF distribution center at 5301 Denton Highway in Haltom City in D-FW’s North Fort Worth industrial submarket. Jim Carpenter, Jud Clements, Robby Rieke, and Emily Brandt represented the seller in its transaction with Washington Capital Management, on behalf of its institutional clients. The property sits on 26.7 acres and is 100% leased.

PLANO, Texas – Triten Real Estate Partners announced that North Texas-based civil engineering and surveying firm SPIARS Engineering has signed a 32,000-SF lease at Assembly Park, its 26-acre mixed-use campus in Plano. SPIARS is consolidating two existing offices into one location at 6200 K Ave., with plans to move in spring 2027. The company expects to open with approximately 80 employees and grow to 115 to 120 employees over the coming years. Julee Amparo and Tommy Nelson of CBRE represented the landlord. Mac Morse and Katherine Pool with Citadel Partners represented the tenant.

WACO – Partners Land Fund I, the land investment vehicle sponsored by Partners Capital, announced the sale of a 16.7-acre parcel at Waco Gateway Park to Partners Development Co., the development arm of Partners Real Estate. The transaction is the first major industrial sale to trade out of the 153-acre site, which was the first acquisition made by the fund in November 2023. CarMax acquired a 4.74-acre parcel along the Interstate 35 feeder in April.

SAN FRANCISCO – The San Francisco Recovery Fund announced that BXP and JLL have joined the multidisciplinary team leading Fifty at First, the 915-foot, 1.5-million-SF office tower planned for First and Mission streets in downtown San Francisco. Upon completion, Fifty at First will be the second tallest building in the city. BXP is serving as a consultant across development, leasing, and marketing, while JLL has been named exclusive office leasing agent for the project. Planned to open in 2031, the tower will be designed by Gensler.

CHATTANOOGA, Tenn. – CBL Properties announced two deals that bring year-to-date land sales to more than $30 million. CBL sold a 3.9-acre parcel at Harford Mall in Bel Air, Md. to Cohere Development for the development of a 249-unit residential complex. Hines purchased 7 acres at Friendly Center in Greensboro, N.C. for the development of a 270-unit multifamily complex adjacent to Whole Foods.

SPRINGFIELD, Mo. – Cavender’s World’s Largest Western Hat Shop has opened in Springfield, Mo., bringing together more than 4,000 hats, over 400 styles and expert fitting, shaping and customization. Located at 3401 E. Ridgeview St., next to Cavender’s PFI, the shop marks the retailer’s 150th store. A 30-foot hat bar anchors the experience, with six commercial steamers allowing hat shapers to work side by side. A 58-foot premium hat wall displays more than 100 styles.

WEST PALM BEACH, Fla. – Sterling Organization, a West Palm Beach, Fla.-based private equity real estate investment firm, acquired three grocery-anchored shopping centers: Safeway Burlingame, a 70,174-SF center in Burlingame, Calif.; Pleasanton Gateway Shopping Center, a 128,275-SF center located in Pleasanton, Calif.; and Kapahulu Shopping Center, a 78,608-SF center in along Honolulu.

NEW YORK – Brixmor Property Group and Everview Partners have entered into definitive agreements to acquire Slate Grocery REIT in a transaction valued at $2.34 billion. Brixmor will effectively acquire a portfolio of 23 grocery-anchored shopping centers for $636 million, and a newly formed JV between Brixmor and affiliates of Everview Partners will acquire the remaining 92 assets for $1.71 billion. A subsidiary of the Abu Dhabi Investment Authority will act as a strategic investor alongside Everview in the transaction.

ATLANTA – Crescent Real Estate announce the sale of The Hotel at Avalon, a 330-room luxury hotel in Alpharetta’s Avalon mixed-use district. Eastdil Secured brokered the sale. The hotel was built in 2018 and acquired by Crescent in 2020.

BIRMINGHAM, Ala. – Federal Realty Investment Trust has acquired The Summit, a 100-acre retail center in Birmingham, Ala., for $508 million. Acquired from the original developer, the 870,000-SF open-air property has more than 110 tenants including Apple, Trader Joe’s, RH, Nordstrom Rack, and Alo Yoga.
