RNR Real Estate Briefs – (Realty News Report) –HOUSTON – Lindenmeyr Munroe, a distributor of printing and packaging papers, wide format media, and facility solutions, leased 100,043 SF in Building 3 at Patriot Business Park, a three-building industrial campus at 10326–10330 Veterans Memorial Drive in North Houston. The project is owned by a JV between Investment & Development Ventures (IDV) and SREI. The deal is the second major lease at Patriot Business Park, following the signing of global paper-based packaging company Smurfit Westrock. Completed in Q1 2026, Patriot Business Park totals 462,591 SF. Building 3 offers 150,615 SF, Building 1 totals 92,758 SF, and Building 2 spans 219,218 SF. Tyler Maner, Natalie Gilbert, and Jeremy Lumbreras of Stream Realty Partners represented the landlord. Jim Foreman and Sean Duffy of Cushman & Wakefield represented the tenant.

HOUSTON – Transwestern has been selected by Stena Real Estate AB to provide agency leasing and asset services for Woodbranch Plaza, a four-building, 580,558-SF office campus in the 12100 block of Wickchester Lane in West Houston’s Energy Corridor. Katy Gragg and Eric Anderson lead the leasing efforts. Tenants include Sasol Chemicals, NuDevCo, OFD, and Stena Drilling. Ownership plans to improve the lobby, common area and restrooms, landscaping, and outdoor greenspace. Spec suites ranging from 2,000 SF to 15,000 SF are under construction.

HOUSTON – DeMontrond Group renewed its 12,553-SF lease at 19241 David Memorial Drive, The Woodlands. Oxford Partners’ Nathan Buckhoff and Ryan Hartsell represented the tenant. Michelle Wogan of Transwestern represented the landlord, Kroger.

HOUSTON – Aga’s Restaurant & Catering, one of the country’s top Indian-Pakistani restaurants, will open a 4,300-SF To Go location in Katy at NewQuest’s Shoppes at Grand Crossing at Interstate 10 and the Grand Parkway on June 24. The 108-item zabiha halal menu will offer a pared back selection from the original Aga’s and include items such as lamb chops, kababs, boti, biryani, and curries. The Maredia family acquired Aga’s in 2010. Led by CEO Shaukat Maredia and his brothers Karim Maredia, Saleem Maredia, and Sadique Maredia, the family expanded the business, built a catering division, and grew the original 11842 Wilcrest location into a 16,200-SF restaurant that serves thousands of guests daily. The company plans to launch a second takeout-only restaurant by early 2027.

KATY – Olive Garden and Cheddar’s Casual Café have ground-leased a 1.57-acre pad site and 1.31-acre pad site, respectively, in the Texas Heritage Marketplace development at Interstate 10 and Texas Heritage Parkway, Katy, from NewQuest. Bob Conwell and David Meyers of NewQuest represented the landlord. Traci Holman of Baker Katz represented the tenants.

MISSOURI CITY – Pepper Lunch leased 1,948 SF in Fort Bend Town Center Phase II, located at Highway 6 and Fort Bend Parkway, Missouri City, from NewQuest. Andrew Alvis and Diandra Breen of NewQuest represented the landlord. Travis Waltmon of Palo Duro Commercial Partners represented the tenant.

Warehouses Transformed: Greenside Unveils Tenants

HOUSTON – MetroNational and Radom Capital announced that Greenside, the adaptive-reuse project in the Memorial neighborhood, signed new tenants and is turning over spaces for retailers and restaurants to build out ahead of opening later this year. The tenants include Merit Coffee (1,743 SF), Tifa Chocolate & Gelato (1,121 SF), Epic Cycles (1,974 SF for relocation from CityCentre), Swish Dental (3,132 SF) and Original ChopShop, which will open within the 10100 Katy Freeway office building in July. Located north of Interstate 10, Greenside transforms 35,000 SF of former warehouse space at 1085 Gessner Road into three buildings designed by Michael Hsu Office of Architecture set around an acre of greenspace and patios.

BAYTOWN – Jackson Brewer of Summit RE brokered the sale of Pep Boys in Baytown, a 3,000-SF property on Garth Road.

TOMBALL – Burlington Coat Factory leased 25,000 SF in Grand at 249, located at the Grand Parkway/TX 99 and TX 249, Tomball, from NewQuest. Andrew Alvis and David Meyers of NewQuest represented the landlord. Greg Stackhouse of New Regional Planning represented the tenant.

SAN ANTONIO – Alterra IOS announced the acquisition of six industrial outdoor storage (IOS) properties totaling 23.5 usable acres and 172,141 SF of accompanying warehouse space in the San Antonio metropolitan area. The leased portion of the portfolio is occupied by a variety of national tenants across the building materials, equipment rental and logistics industries. The acquired properties are: 18630 & 18740 Goll Street, (broker Carson Byrd of Llano Realty Partners); 7059 Pipestone, Schertz; 8124 Bracken Creek Drive (broker Will Hall of Stream Realty); 727 N. WW White Road and 458 N. WW White Road (broker Jeff Miller of Matthews Real Estate). Philadelphia-based Alterra has acquired more than 480 properties across 39 states, including 18 properties spanning 96.5 acres in the San Antonio area.

KERRVILLE, Texas – PNC Bank announced the closing of Low-Income Housing Tax Credit Fund 104, a $251.4 million fund focused on the development and preservation of affordable rental housing across the United States. The fund includes investments from nine financial services and insurance companies, as well as PNC. Fund 104 is expected to support 16 multifamily properties nationwide, providing over 1,700 affordable homes for families, seniors and underserved populations. The portfolio includes a mix of new construction and rehabilitation developments. Three Texas projects –Heritage Oaks, The Meadows, and Paseo de Paz in Kerrville – will deliver a total of 224 rehabilitated homes for families. The communities will offer supportive services such as life skills training, assistance navigating social services, preventative health care resources, transportation assistance, and ongoing educational and community-based programming designed to support long-term stability.

SAN ANTONIO – San Antonio-based Koontz Corp. announced the sale of Phase I of Westport Industrial Park, a development at South Callaghan Road and Texas Highway 151 in San Antonio’s Northwest industrial corridor, to Nuveen Real Estate. Delivered in 2023, Phase I of Westport Industrial Park includes two 93,600-SF rear-load industrial buildings on 17 acres. The sale comes after more than 72,000 SF of leases were recently signed with Primo Brands and Texas Wilson, bringing Phase I to 79% leased. Existing tenants also include Farsound Aviation and Southern Glazer’s Wine & Spirits. Koontz Corp. will retain ownership of Phase II of Westport Industrial Park, with plans moving forward for two additional 93,600-SF buildings scheduled for delivery in Q4 2027.  JLL brokered the transaction.

DALLAS – Tourmaline Capital Partners and its equity fund partner acquired Tollway Plaza, a 376,259-SF office campus along the lower tollway at 15950 and 16000 Dallas Parkway in Dallas. Newmark’s Robert Hill, Gary Carr, Chris Murphy, and Austin Sheahan represented the seller, Buchanan Street Partners. Chris McColpin and Nick Scribani of Newmark arranged financing. The property was 91% leased.

FORT WORTH – Newmark brokered the sale of Centreport Lake, a 452-unit apartment complex at 14301 Center Station Drive in Fort Worth. Richard Furr, Brian Murphy, and Brian O’Boyle, Jr. represented the seller, Marlin Spring US Realty. Henry Stimler and Ricky Warner of Newmark arranged acquisition financing and equity capitalization on behalf of the buyer. Built in 2008, the community was 91% occupied.

SEGUIN, Texas – Houston-based NewQuest has broken ground on infrastructure for the Seguin Exchange, a 544-acre mixed-use development at I-10 and TX 46 planned for medical, hospitality, entertainment and multifamily space plus two million SF of industrial development in Guadalupe County. A 750,000-SF shopping center will be anchored by a big box general merchandiser and a home improvement store. Josh Friedlander and Leni Sandoval have leases under negotiation for more than 400,000 SF. Initial retail stores are expected to open at the end of 2027. NewQuest acquired the land, which has a mile of frontage on I-10, in 2007. More than 250 acres is planned for industrial development, which NewQuest will develop through a JV with a Houston-based firm. Ohio-based automotive supplier KTH Parts Industries has closed on 40 acres and will begin construction in late 2026 to kick off the industrial park.

CORPUS CHRISTI – AUSA Furniture, doing business as Mega Furniture, leased 52,677 SF at 4818 S. Padre Island Drive in Corpus Christi. Lynann Pinkham of Cravey Real Estate Services represented the landlord. Asterra Properties represented the tenant. The space was previously occupied by Conn’s HomePlus.

HALTOM CITY, Texas – Commercial Van Interiors Inc. leased a 15,100-SF industrial building at 2380 Pecan Court, Haltom City, from Pecan CT Commercial Partners LLC. Todd Lambeth of Bradford Commercial Real Estate Services represented the tenant.

ORLANDO – Coca-Cola Beverages Florida, a strategic bottling partner of The Coca-Cola Co., opened its new $84 million Orlando Distribution Center. The 180,000-SF facility at 3095 Eunice Ave. serves 15 counties.

CINCINNATI – Shipley Donuts signed a three-unit franchise agreement in Cincinnati, marking its entry into Ohio. The deal is with Koelache Co. LLC, led by Houston-based entrepreneurs Don and Kat Koetting, along with Don’s parents, Fred and Lisa Koetting. The group plans to open its first Shipley location in Q1 2027, with the other two units expected to open through 2029. Founded in 1936, Houston-based Shipley has more than 390 franchised and company-owned restaurants across 13 states.

GILBERT, Ariz. – Boston-based Fidelity Investments acquired Copper Point, a 92,109-SF, fully leased medical office building at 3530 S. Val Vista Drive in Gilbert, Ariz. Travis Ives, Gino Lollio, and Tyler Morss of Cushman & Wakefield’s Healthcare Capital Markets Team represented the seller, a joint venture between Chicago-based RX Health & Science Trust and Transwestern Investments.
